S&P 图及建筑

请问房屋建筑商是否必须100%根据S&P内的图来建房子?
如他没跟足100%来建,买家可否投诉建筑商?
该到那里投诉?
刚买了房子,发觉房子和S&P内的图有很多差别。 |

Solid door 变plywood door.
冲凉房本来有Long bath 却不见了。
厕所,洗面盆 和花洒(long bath变花洒)都和S&P上的位直不一样,在S&P的图,进厕所先是toilet bowl,then 洗面盆 才到long bath。
现在是洗面盆,花洒 then toilet bowl.搞到每次洗澡都弄湿厕纸和厕所外的地上(厕所门离地大概1.5寸)
水槽(gutter)图有,实屋没有。
refuse chamber图有,实屋没有。

这是今天寄给发展商的信
Re: DEFECT & DISCREPANCIES BETWEEN S&P PLAN AND AS BUILT.
With referance to the above matter, I regret to inform you that, during my inspection of the said property built by you, I found that there are a few defects & discrepancies between S&P and the built property as show below:-
1. There is no 150x150 G1 22 Gauge main water gutter been constructed but it is shown in the S&P drawing at “KERATAN A-A”
2. No. Refuse Chamber but shown in S&P plan “PELAN LANTAI TINGKAT BAWAH”
3. Entrance slab should be constructed beyod refuse chamber and with win wall.
4. Water tank at roof top over flow and coused water flow inside bedroom 1.
5. 250mm DIA HR PC Drain next to PATIO water floeing backyard instead of flow to main drain.
6. Master bedroom & Bedroom 2 timber door frame sinking.
7. 1st floor balcony wall crack.
8. Bathroom 2 water tape not functioning.
9. Bath 1 without long bath but show in S&P drawing.
10. Bath1 window should be ‘TOP HUNG WINDOW’ as shown in drawing instead of Fixed Lourve.
11. Store room door should be Timber Lourve Door as shown in S&P plan.
12. Ground pilot cement rendering flooring with numerous of crack line.
As mentioned in S&P page no. 11, clause 25, The vendor shall repaired and made good any defect, shrinkage or other faults within thirty (30) days…………..
We hope that your good office will comply with the S&P agreement and take it seriously. |

楼主,你买的房子在那里,有看过showhouse 或standard show unit吗?????
当你签SPA的时候后有看清楚 "Specification"给什么material吗??? |

記得cc一分給Architect公司, 應為是他們最後做CPC(Certificate of Pratical Completion) report的. |

没有SHOW HOUSE, 我在吉兰丹洲,这里屋子发展商很少会建SHOW HOUSE的,因为屋子太好卖了。我买的这区很靠近市镇,还没起好50%已卖了90++%。我这间起了50%时有人出价高过屋价的30%要买。 |

cc 给地方政府and architect,你的屋跟S&P差别还蛮大的,可以要求赔偿吧?但是 cracking 是defect , 18个月保用期还没过的话发展商要负责修,但defect 跟 discrepancy in S&P 无关,应该算workmanship 差, defect 要另外去发展商的维修部作officially 的投诉, 不要认为sent 了投诉信就会有record ,if ur defect liability end but u dun make any officla complain to the developer office, then the defect will not be entertain by them anymore, even u sent the complain letter to local authority...wall crack, floor crack, tiling problem or overflow consider defect , i think, cos alot of purchaser come to the maintenance office to complain about the same issue...in your S&P the wall tile in bath room is full height or half height?floor tile size sama ? but i know local authority in kelatan seldom take rasuah one, may be they over look.... |

S&P 是法律文件,建好的屋子一定要和S&P的图和Specification 的一样,如果货不对版,肯定可以对发展商采取法律行动。
但,一般上,S&P 的图和Specification 不会写太清楚,比如roof structure,gutter,rwdp 之类的,我们都不会show出来,免得给人告。 |

还想请问,厕所和厨房的瓷砖发展商做五尺高,买屋的人是否得加钱给发展商?
照楼上的大大的说法,那么我是否可以将我的问题带上仲裁庭呢? |

一般authority的规定是,Bath/Kitchen wall tiling 1500mm (5 呎)高,发展商并没有错。
加不加钱是你和发展商的沟通,总之如果有5 呎,就没有违法。 |
