次季净利微跌3% 帝亿置地半年赚3826万

(吉隆坡19日讯)帝亿置地(TITIJYA,5239,主板产业股)截至去年12月杪次季,净利按年下跌2.88%,录得1763万1000令吉,或每股4.98仙。

该集团上财年同期净利为1815万3000令吉,或每股5.14仙。

不过,受益于3Elements发展项目、Zone创新工业园,以及Embun项目的销售入账,次季营业额则按年增长59.06%,至1亿528万令吉,上财年同期为6619万令吉。

合计上半年,帝亿置地净利按年跌7%,至3826万3000令吉;营业额则按年增23.32%,录得1亿8961万1000令吉。

帝亿置地副董事经理林保亿指出,管理层谨慎看待市场情绪对产业领域的影响,并有信心可在本财年交出稳健的净利表现。

展延槟城购地

该集团计划在2016年,推出发展总值达3亿9630万令吉的产业项目,集团至今的未入账销售达6亿5250万令吉。

另一方面,帝亿置地日前宣布,再延长符合收购槟城地皮条件的期限。

2014年5月21日,帝亿置地宣布以1亿2600万令吉,收购槟城的一片土地,进行一项预计发展总值近20亿令吉的住宅及商业项目。

如今,买卖双方已同意将符合条件的期限,从2月10日,进一步展延至5月10日,好让双方能符合先决条件。

购Tamarind Height 帝亿置地发展隆综合产业

(吉隆坡24日讯)帝亿置地(TITIJYA,5239,主板产业股)与Tamarind Height私人有限公司签署买卖合约,后者将成为旗下独资子公司。

位于敦姑阿都拉曼路

该公司发表文告,Tamarind Height在本月2日,与Dreamvista发展私人有限公司联营,以发展位于敦姑阿都拉曼路,面积达2.91英亩的综合产业发展项目。

帝亿置地董事经理丹斯里林顺平通过文告指出,最新的收购计划再次确定该公司在吉隆坡市中心继续拓展的承诺。

他说:“对于最新的计划乐观,因为将进一步提升公司未来的营业额来源,并对公司未来的财务发展有利。”

根据文告,这是该公司在吉隆坡的第三项产业发展项目,早前已宣布的发展计划包括在武吉免登和十五碑的计划。【南洋网财经】

產业领域疲弱 帝亿冀联营减成本负担

(吉隆坡6日讯)在產业领域疲弱的环境下,帝亿置地(TITIJYA,5239,主板產业股)期望通过联营合作方式,包括与有规模的海外產业公司合作,在大马进行產业项目,以减轻公司的成本。

帝亿置地掌舵人丹斯里林顺平接受《东方財经》专访时表示,公司接下来会著重以联营方式进行產业发展项目,这样的模式可以达到分担发展成本及债务的目的,包括贷款利息开销。

他也指出,「令吉贬值带动外资在大马置產和投资的兴趣,包括发展適宜乐龄人士,或作为退休的房產项目;公司目前已与不少合適的海外业者洽谈合作,料不久后就会有好消息。」

林顺平是在其儿女,即副董事经理林保亿和执行董事林贝芳的陪同下,接受访问。

林贝芳也进一步说明联营合作模式,她表示,公司非常注重这类合作,包括与持有土地的政府机构合作;並持续寻找有国际经验的伙伴,以借助合作伙伴的经验,协助处理收购土地或经营產业,来提高公司的价值。

自1997年成立至今,帝亿置地已经歷过2次的產业放缓週期。林顺平相信,由於公司没有高额的银行贷款,这一次(即第3次的產业放缓週期)公司也不会面对太大的问题,加上市场已经逐步好转,他相信,帝亿置地能够顺利度过这次的下跌週期。

「我们已经顺利度过前2个週期,这一次预期不会面对太困难。」

截至2015年12月31日止,帝亿置地的净负债率为0.08倍。

儘管產业市场放缓,但林顺平认为,大马產业市场仍有需求,尤其是年轻人市场。

他举例,国內有约80%的年轻人在市中心工作或读书,都需租房或购买房子居住。再加上政府推出更多的基础建设,完善交通设备,都是带动房產领域的措施。

扩大至有地房產

该公司现阶段將產业组合扩大至有地房產,正进行和未来的產业项目有,Kemensah发展计划、以及位於巴生和蕉赖的產业项目。

放眼2016財政年至2017財政年,林顺平预料,该公司的营业额和净利都会取得不错的成绩。

此外,林保亿也透露,2016年下半年將会推出较多市中心的產业计划,如与大马基建公司(Prasarana)合作发展的吉隆坡中环车站產业项目,发展总值(GDV)高达14亿令吉。

「计划最早在末季初推出,料能为2018財政年盈利带来正面贡献。」

提及接班规划,林顺平直言,他已经將日常行政事务交给儿女,自己则负责寻找合適地段和交际应酬,逐步放手让儿女接棒。

另一方面,帝亿置地今日与新加坡雅诗阁(Ascott)有限公司签署管理协议,委任后者为其檳城和莎阿南服务式住宅產业的管理人,上述两项產业的总发展价值高达41亿令吉。

这项管理协议为期10年,並会在双方同意下额外延长5年。

林保亿在记者会上进一步解释说,檳城的项目將有200个单位,概括工作室至两房臥室公寓,发展总值为26亿令吉;而莎阿南Glenmarie的服务式公寓,发展总值为15亿令吉。

他指出,上述两项產业项目將在2017年推出,届时將为该公司2018和2019財政年带来正面贡献。

他补充,通过雅诗阁的全球平台和帝亿置地的发展专业知识,双方的合作將可带来良好的协同效益。【东方网财经】

帝亿置私配10%拟筹4853万

2016年6月15日
(吉隆坡14日讯)帝亿置地(TITIJYA,5239,主板产业股)建议私下配售3733万3300新股,或占缴足资本10%比重。

根据文告,该公司将会在私配建议获马交所批准后,确定私配发售价。

假设私配价为每股1.30令吉,集团预计可从私配活动,可筹资4639万1000令吉至4853万3000令吉之间,用于扩展集团产业发展业务、营运资本,以及支付私配活动的开支。

融资产业发展项目
帝亿置地发优先股筹1亿


2016年8月28日
(吉隆坡27日讯)帝亿置地(TITIJYA,5239,主板产业股)建议,发行6亿1499万9899只不可赎回可转换优先股(ICPS),计划筹集高达1亿148万令吉,融资现有的产业发展项目。

根据文告,股东每持有两股,可认购3只优先股,会在迟些才决定发售价。

帝亿置地表示,假设每股发售价为16.5仙,集团将可筹集高达1亿148万令吉,其中7083万令吉将用于融资现有的产业发展项目,而高达3000万令吉则用于偿还部分银行贷款。

截至6月30日,集团的银行贷款达2亿588万令吉。

从发行优先股所取得的资金,主要将用于位于Ara Damansara的H20计划,预计发展总值及发展总成本分别达7.5亿令吉和5.1亿令吉,这料会在4年间带来2.4亿令吉的总盈利。

H20计划有4栋服务公寓,共达1357个单位,预计会在2018年底完成。

而另一项计划则是位于安邦Kemensah的Emery计划,预计发展总值及发展总成本分别达1.5亿令吉和1.2亿令吉,并在两年间带来3000万令吉的总盈利。

次季净利跌19%

此外,帝亿置地截至6月杪末季净利按年跌18.71%,从1833万6000令吉,收窄至1490万6000令吉。

同季营业额则按年大涨60.35%,录得1亿662万令吉,上财年同季为6649万1000令吉。

应收账款和投资性房产减值,累计全年,帝亿置地净利按年下滑15.56%,报6834万令吉,上财年为8093万6000令吉。

虽然如此,同期营业额受H2O与3Elements发展项目激励,按年扬17.45%,从3亿4065万令吉,增加至4亿7万9000令吉。

展望未来,帝亿置地董事部冀望发展项目销售能持续带动公司本财年的表现。【e南洋】

帝亿置地1.16亿全购NPOB
获雪州2土地


2016年10月2日
(吉隆坡1日讯)帝亿置地(TITIJYA,5239,主板产业股)宣布,建议以1亿1561万2302令吉,收购NPO Builders私人有限公司(NPOB)所有股权,进而取得雪州武吉拉惹(Bukit Raja)的两片土地。

帝亿置地将发行7973万2622新股,每股1.45令吉,以完成收购。

收购完毕后,NPOB将成为帝亿置地的独资子公司。

NPOB在1993年12月18日成立,主要业务是发展房地产,目前在雪州武吉拉惹拥有两段土地。

第一段地是33.21英亩的永久土地,账面价值为2349万1276令吉,可发展成住宅产业。

第二段永久土地12.99英亩的,账面价值为918万8515令吉,注明可发展成商用产业。

拟发展24亿产业

帝亿置地指出,未来将在那里建造商业店铺、服务式公寓和可负担房屋,发展总值达24亿令吉,发展开销为18亿令吉,其余6亿令吉为盈利。

另外根据《星报》报道,帝亿置地将在该地段兴建6000至7000间可负担房屋。

帝亿置地副董事经理林保亿说,NPOB建议可负担房屋的售价为30万至45万令吉之间。

其中一段土地已从有关当局接获发展准证,而另一段仍在处理中。

帝亿否认售股中铁
8日签约属合作协议

(吉隆坡2日讯)帝亿置地(TITIJYA,5239,主板产业股)否认脱售公司股权予中国铁路集团有限公司(CREC),并澄清本月8日与后者将签署的是一项潜在发展项目合作协议。

帝亿置地今日向马交所发报备,截至今日,已经向公司董事、大股东和相关人士查询,并没有股票脱售给CREC。同时没接到CREC通知,有关任何股权收购事宜。

帝亿置地是针对《星报》昨日题为“CREC购入帝亿置地”的报道做出上述回应。

该公司还强调,之前向基金经理和媒体发出,本月8日的邀请函,实为合作协议签约仪式邀请。【e南洋】

We refer to the above article appearing in the Starbiz, Page 2, on Tuesday, 1 November 2016, a copy of which is enclosed for you reference.
In this connection, kindly furnish Bursa Securities with the following additional information for public release:-
      
1)  Confirm or deny the article;
2)  To provide the details of the sale; and
3)  To state the impact and effect of the sale on the financial and operation of the Company.
In accordance with Bursa Securities' Corporate Disclosure Policy, kindly furnish Bursa Securities with an announcement for public release confirming or denying the above reported article after due and diligent enquiry with all the directors, major shareholders and all such other persons reasonably familiar with the matters about which the disclosure is to be made in this respect. We refer to letter dated 2 November 2016 from Bursa Malaysia Securities Berhad (“Bursa Securities”) with regard to the article entitled “CREC buying into Titijaya” which appeared in the StarBiz, Page 2 on Tuesday, 1 November 2016.

The Company wishes to clarify that after making due and diligent enquiries with the directors and major shareholders and such other relevant persons, there are no shares sale to China Railway Group Ltd (“CREC”). To-date, the Company was not informed by CREC in respect of the abovementioned shares sale. Should the Company receive any notice from any shareholder which warrants disclosure, an appropriate announcement will be made to Bursa Securities accordingly.

The Company had previously sent out an invitation to fund managers, the media and broking houses to invite them to attend a signing ceremony between the Company and CREC scheduled for 8 November 2016. The Company wishes to clarify that this signing ceremony relates to a potential development project collaboration with CREC.
An announcement will be made by the Company in compliance with the disclosure requirements of the Main Market Listing Requirements of Bursa Securities upon the execution of any documents with CREC.

收购Ampang Avenue
帝亿置地 中国中铁联营21亿房产

(吉隆坡8日讯)帝亿置地(TITIJYA,5239,主板产业股)与中国中铁集团有限公司联营,发展吉隆坡安邦路的综合型房产项目,双方今日签约,联手以8000万令吉,收购Ampang Avenue发展私人有限公司全数股权。

完成收购计划后,帝亿置地子公司——帝亿置地资源私人有限公司(TRSB)将持股70%,余下的30%则由中国中铁集团的子公司——中国中铁发展(马)私人有限公司(CRECD)持有。

位于大使馆区

Ampang Avenue在安邦路大使馆区,拥有面积达6.06亩的土地。

目前,Ampang Avenue子公司Nipah Valley私人有限公司是业主。

根据双方签署的协议,TRSB将主导联营公司有关销售、行销、信贷管理与行政等业务;而CRECD则负责产业项目的监测、管理与监督日常建筑营运的相关事宜。

帝亿置地董事经理丹斯里林顺平,今日代表公司签约,其他出席者包括城市和谐、房屋及地方政府部长丹斯里诺奥玛、中国驻马来西亚代办大使马珈、中国中铁东方集团董事经理蔡泽民、帝亿置地副董事经理林保亿、中国中铁工程机构(马)私人有限公司董事经理汪佑平。

见证者包括大马发展银行总裁兼董事经理莫哈末拉菲兹、帝亿置地非独立非执行董事丹斯里赛莫哈末尤索、主席丹斯里士迪亚莫哈末安华、中国中铁东方副董事经理杨东友、副董事经理蔡红生及大马中国银行行长王宏伟。

林顺平:辅助房产业务

林顺平指出,相信项目能辅助该公司现有的房产发展业务,甚至确保盈利永续增长。

他致词时还说,该项综合房产项目预计2018财年起,将贡献帝亿置地净利达20至35%。

“位置理想,衔接主要道路与高速公路,因此,有望满足商业与住宅房产的需求。”

林顺平还透露,联营公司将会在该土地打造2400个单位,包括小型家庭办公室(SOHO)、服务式公寓,及零售单位,将分4个阶段推出。

首阶段的发展与推介,将于明年上半年展开。整个项目,预计在7年内会完成。

汪佑平指出,大马房市具有庞大发展潜能,因此,该公司将继续寻找更多房屋发展机会。

“这是公司首个产业联营项目,过后,我们有意探讨更多发展项目。”

询及最近国内房市焦点聚集在可负担房屋,会否影该项综合产业发展项目的销售表现?

汪佑平回应说,对销售表现有信心,因为已进行相关市场调查。【e南洋】

帝亿置地2送1凭单

(吉隆坡11日讯)帝亿置地(TITIJYA,5239,主板产业股)建议,把每股面值50仙的股票,分拆为两股各面值25仙的股票,随后通过每2股送1凭单比例,发送高达11亿473万2454新凭单。

一旦完成股票分拆活动后,公司缴足资本将达到5亿5237万令吉,股票数量为11亿股,而凭单的转换期限为5年。

帝亿置地副董事经理林保亿指出,这项分拆活动,有助于改善公司的股票流通量,并吸引更多股东和投资者。  

至于发送凭单,是为了回馈股东、加强公司资本基础和日后获得营运资本。

帝亿置地指,扣除任何不可预见的事件,以及获得所有批准,这项企业活动预计可在明年第三季完成。【e南洋】

与中企联营产业.帝亿两年盈利料增32%

(吉隆坡16日讯)帝亿置地(TITIJYA,5239,主板产业组)除与中国铁路工程总公司(CREC)发展合作近21亿令吉产业项目外,也专注于可负担房屋发展,分析员预期该公司明年获利较平淡,但在2018至2019年复合盈利成长率将达32%。

2018至2019年盈利可成长32%

大华继显研究表示,目前该公司手上近90%项目为低于59万9000令吉以下房产,而40万至59万令吉单位也占60%。

这些单位主要都是服务式公寓、SOFO楼以及店铺办公单位等。最近,该公司旗舰项目是阿拉白沙罗H20O计划大约有72%认购率。

丰隆研究认为,该公司明年获利仍会较为平淡,但在2018至2019年则会有较大成长,预计两年会有32%年均复合成长,2019财年净利可达1亿3100万令吉;大华继显则认为该公司未来3年年复成长为15.4%。

大华继显认为,政府对于可负担房屋无论在贷款或奖掖上都有给予帮助,因此该公司将会受惠。

丰隆研究指出,帝亿置地大部份地库都坐落于巴生河流域与槟城一带,若涵盖最近与CREC最近合作项目,其未来15年发展总值高达210亿令吉。

在上周帝亿置地宣布与CREC一同联营位于安邦路产业项目,该项目为期7年,帝亿置地占该发展项目70%股权。

该公司预计此项目在2018财政年贡献20至25%税前盈利,以及不排除未来和CREC展开新合伙计划。

财务部份,该公司目前资产负债表依然强劲,目前其负债比只有0.27倍以及手握6100万令吉现金,在与CREC联营发展之后,预估其负债比将升至0.38倍。

该公司2016年销售达2亿6000万令吉,主要是来自有地房产。该公司在2017年定下4亿令吉销售目标,这包括了与CREC合作项目。

丰隆指出,该公司资产估值诱人,保守地估算该公司目前的重估净资产值(RNAV)为3令吉17仙,对比其目前股价约折价44%。

帝亿置地首季净利2004万

(吉隆坡25日讯)帝亿置地(TITIJYA,5239,主板产业组)受高利润项目贡献减少影响赚幅所拖累,截至2016年9月30日止首季,净利微跌2.85%至2004万3000令吉,前期为2063万2000令吉。

惟按季却受Seri Alam和Seri Alam Residensi项目贡献增加推动,大涨34.46%。

首季营业额则涨27.24%至1亿零755万9000令吉。

帝亿置地董事经理丹斯里林顺平通过文告指出,产业市场依然充满挑战,受消费情绪影响,需求也有所放缓。

他补充,盈利催化剂是来自于现有的项目销售后即将在策略地点推介的产业项目。

林顺平说,帝亿置地将多元化业务至可负担房屋领域,且将积极推介更多在巴生河流域的房产项目,以达到2017财年3亿令吉的销售目标。

“其中一项将于2017年推介是与CREC Development联营的项目,发展总值达21亿令吉。”

看好本财年销售
帝亿置地锁定3亿目标

(吉隆坡23日讯)尽管房市充满挑战,但帝亿置地(TITIJYA,5239,主板产业股)相信,2017财年的业绩仍持续有所表现,并把销售目标设定为3亿令吉。

该该公司认为,由于政府推行房屋奖掖措施,加上集团即将推出新发展项目,从而推动住宅房产业务的营业额。

帝亿置地集团副董事经理林保亿和财务总监陈建富,今日在常年股东大会结束后,接受媒体访问。

林保亿解释,该公司在2016财年,商业和住宅发展的营业额各占一半,随着公司即将推出可负担房屋发展项目,料可推动住宅房产的营业额。

低成本地库充足

陈建富续说,公司目前总地库为235英亩,其中包括现有和联营发展项目,发展总值为100亿令吉,并有信心可以支持公司长达10年的发展。

“我们有充足的低成本地库,供各地区的长期发展。”

此外,公司将着重在探索各种策略选项,例如与地主交换土地,或通过直接收购或与地主联营,以谈判具有吸引力的条款。

该公司预料,上述策略有助扩大公司未来收益,尤其是可负担房屋领域的贡献。

明年推出3新项目

另外,帝亿置地预计明年上半年,推出3个新项目,发展总值6亿5000万令吉。

其中包括位于Ara白沙罗的H2O项目、蕉赖的Park Residensi项目,以及Tun Sambanthan单轨火车站(KL Central Monorail Station)的Riveria项目。

林保亿披露,前两个月,收购NPO Builders私人有限公司(NPOB)所有股权,进而取得雪兰武吉拉惹(Bukit Raja)的两片土地。

同时,也与中国中铁发展(马)私人有限公司(CRECD),联手收购Ampang Avenue发展私人有限公司全数股权。

“我们将在NPOB的土地兴建可负担房屋,售价介于30万至45万令吉,发展总值为24亿令吉。”

帝亿置地将在该地段兴建6000至7000间可负担房屋,并建造商业店铺和服务式公寓。

另一方面,帝亿集团将继续与CRECD合作,通过“马来西亚我的第二家园计划”(MM2H),向外国人推广公司产品。【e南洋】
