帝億成功置地 漲23仙創新高紀錄

(吉隆坡19日訊)上月底耗資近1.3億令吉,收購檳城土地的帝億成功置地(TITIJYA,5239,主要板房產),今日無故大漲23仙,刷新52週新高紀錄,高居10大上升股榜。

該股今早低開,滑落1仙以2.13令吉報開,但很快止跌回揚,早盤升破52週新高水平2.20令吉,休市時報2.25令吉,起11仙,半日計有37萬4900股易手。午盤間,帝億成功置地有如神助,走勢直線攀高,盤中更一度攀高29仙至2.43令吉。

閉市時,帝億成功置地收在2.37令吉,起23仙,成交量102萬8200股。

帝億成功置地上月宣布,透過獨資子公司City Meridian發展向商帝億成功置地私人有限公司,收購檳城一塊8.264公頃土地,耗資1億2600萬令吉,預期可在今年末季完成。

該公司計劃結合內部資金與銀行貸款完成上述收購,其中約1億2000萬令吉將透過銀行貸款獲取,而實際數額有待董事局評估。

帝亿成功置地(TITIJYA,5239,主板产业股)设下在未来两年内,倍增发展总值(GDV)至140亿令吉的目标,并会专注于巴生谷和槟城计划。

目前,手上地库可供未来13年的发展。

公司在去年11月上市后,即宣布收购并发展两块分别在槟城和吉隆坡Brickfields的土地,发展总值达33亿令吉。

纳入上述两块土地后,公司手上发展总值达70亿令吉。

当中,槟城土地收购价为1亿2600万令吉,若身为净现金公司的帝亿成功置地打算借贷,其欠债率料也仅上升至0.3倍。

若欠债率达0.5倍,仍有空间再借贷7200万令吉。

逐步付款不冲击现金流

至于与高峰控股(BPURI,5932,主板建筑股)以70:30持股比率发展的Brickfields计划,公司采取了在工程结束前,逐步支付土地成本的方式。

逐步付款方式,对于企图心强但缺乏大笔资金增购土地的公司有利,因为这不会显著冲击现金流。

我们深信,公司日后会争取更多类似合作来推动业绩增长,因为以目前财务实力发展,将限制增长空间。

无论如何,在目前情况下,就算公司成功2015年前,再争取到6亿令吉的发展总值,也未能达到两年倍增发展总值的目标。

不过,公司成功在淡静时期,仍频频传出购地消息,显示了拥有强大的网络人脉关系。

3策略倍增发展总值

为了达发展总值在两年内倍增的目标,我们估计帝亿成功置地可能会采取以下三种策略。

1.提高欠债率达0.5倍以上2.提高欠债率达0.5倍,私配10%股权3.只通过联营方式若公司采取第1和2策略,料可在未来1年内,得到6亿令吉至15亿令吉的发展总值计划,每股实际净资产价值(RNAV)介于4.92令吉至4.96令吉。

若采取第3策略,则会限制了发展,但较为保险,并料可在未来1年至1年半内,再得30亿令吉发展总值,成功达成超过一半的目标。

2年营业额预测下调

我们预料今明财年销售额,将分别下滑至6亿500万令吉和4亿5000万令吉,而且入账较慢,所以调低两年营业额预测17%至13%,至7080万令吉至8440万令吉。

无论如何,我们认为净利仍可取得优于大市的增长率,即36%至19%,业界平均是9.6%至15%。

基于地库增加的利好消息,我们估计合理价格介于2.95令吉至3.32令吉。【南洋网财经】

(吉隆坡2日訊)帝億成功置地(TITIJYA,5239,主要板房產)現有預售總值達5億5000萬令吉,料2015財年可交出9500萬令吉淨利,相信2016財年將額外增29%至1億2300萬令吉。

帝億成功置地早盤以2.59令吉開市,一度揚升至2.66令吉全日最高水平。休市時,該股報2.62令吉,起13仙,為十大上升股之一。

閉市時,帝億成功置地報2.51令吉,起2仙,成交量268萬7200股。

大馬投資研究報告稱,帝億成功置地3年淨利年複成長率(CAGR)達30%,且交易估值具吸引力。

料末季發股息

目前,該公司于莎阿南人口高密集郊區發展新穎零售商場,一旦在2017年竣工將有130萬平方尺淨樓面面積。該商場將鞏固住宅預售及房產價格增長。

“帝億成功置地或釋放商場價值,再循環資本加強資產負債表,供積極提升土庫用途。”

若以每平方尺1000令吉售價計算,商場價值13億令吉,超越帝億成功置地現達8億4700萬令吉市值。

帝億成功置地僅上市6個月,就已宣布2項土地交易,且料在2016財年推出。這位于黃金土地的工程,將倍增公司發展總值至約70億令吉,帶來強勁預售表現。

該公司2014財年淨負債率料維持在0.1倍健康水平,將以20%淨利作為股息,料首批股息在本財年末季發出。

(吉隆坡14日訊)有鑑於穩定的新項目推出計劃,加上高於同行的毛賺幅水平,帝億置地(TITIJYA,5239,主板產業組)成長前景受看好,有望釋放更多價值。

興業研究透露,帝億置地來臨計劃推出的新項目價值總共高達67億令吉,地點主要落在沙亞南、吉隆坡中環廣場(KL Sentral)和檳城等熱門地段。

該公司正積極以低於市價的價格擴大旗下地庫。自去年11月上市以來,該公司已經在吉隆坡中環廣場和檳城峇都茅(Batu Maung)分別收購了4.6英畝以及20.4英畝的土地。

帝億置地是在5月份以1億2千600萬令吉的價格,完成收購檳城峇都茅的土地,並發展一項總值20億令吉的項目,顯示該公司正探索位於巴生河流域以外地點的機會。

考慮到上述地區相當靠近檳城第二大橋,加上可能受益於威省投資活動帶來的溢出效應,興業相信上述項目將會引起市場的正面反應。

此外,帝億置地的毛賺幅約為35至40%,較產業領域平均的20至30%來得高。雖然營運成本預測將持續上漲,興業看好該公司能夠維持此偏高的毛賺幅。

低成本購地毛賺幅偏高

“帝億置地能夠維持偏高的毛賺幅,主要歸功於以低成本收購土地的策略。目前該公司旗下只有兩個項目――Zone Innovation Park和Mutiara Residences擁有超過預計總發展價值20%的土地成本。”

興業表示,管理層將會在未來的土地收購行動中繼續貫徹此策略。

興業指出,該公司未來的盈利成長主要來自於5億5千萬令吉的未入賬銷售、2015財政年的7億令吉銷售目標以及積極的地庫補充行動。

該證券行相信帝億置地仍然擁有部份價值還未被釋放。若以4令吉62仙重估淨資產值(RNAV)的25至30%折價計算,該股股價應可達到3令吉24仙至3令吉47仙的範圍。(星洲日報/財經)

(吉隆坡16日訊)帝億成功置地(TITIJYA,5239,主要板房產)近期獲頒聯合發展土地合約,大受歡迎,股價應聲走高,一度猛漲26仙或10%至2.88令吉,為十大上升股之一,還創下歷史新高。

帝億成功置地以2.71令吉開跑,先揚升9仙,在開盤1小時內起18仙,觸及2.80令吉價位。

該股隨后一度勁揚26仙或10%至2.88令吉,為上市以來的最高水平,休市暫掛2.77令吉,增幅為15仙;半日成交量496萬7000股。

午盤,該股稍微收窄升幅,閉市時,該股報2.79令吉,起17仙,成交量912萬6500股。

發展總值有望漲

根據大馬投資研究的初步預測,料近期獲頒聯合發展吉隆坡土地的計劃,可將目標價格從3.30令吉,提高約8%或30仙,至3.60令吉。

除了有望調高目標價格,大馬投資研究亦相信,發展總值可從約70億令吉,增至逼近100億令吉。

潛在提高目標價格和發展總值的原因是根據,第一、平均售價每平方尺2000令吉;第二、8倍容積率(Plot Ratio);第三、75%效益比率(Efficiency Ratio);第四、約120萬平方尺淨可使用面積(NUA);第五、發展期間8年。

发展隆市25亿项目 帝亿成功明年建高档产业

(吉隆坡17日讯)帝亿成功置地(TITIJYA,5239,主板产业股)计划明年在隆市依顿路(Jalan Eaton),进行发展总值达25亿令吉的综合发展计划。

《The Edge》财经周刊引述帝亿成功置地总营运长林保亿报道,这个项目将是公司进军吉隆坡高档住宅房产市场的首项计划。

他指出,目前还在等待有关当局颁发该计划,希望可在明年第三季获颁这项工程计划。

最大单一计划

“对公司来说,这是绝佳的机会可让我们涉猎其他房产项目,自去年11月上市后,公众投资者预期公司可更上一层楼,而不是局限在特定的房产项目。”

市值达9亿4860万令吉的帝亿成功置地在本周一宣布,独资子公司Titijaya资源有意以7万令吉增持Tenang Sempurna公司股权,由23.33%增至70%。

Tenang Sempurna公司在本月10日获颁依顿路联营发展计划。

这项计划将是帝亿成功置地至今最大的单一发展计划,兴建项目包括服务式公寓以及酒店,主要目标群为中高收入阶层。

林保亿说,这项购股交易合理,相关计划为联营项目,符合发展策略,即增加发展项目,但降低资本支出。

公司也与酒店营运业者洽谈酒店计划,但拒绝透露进一步详情。

大马研究报告指出,包括这项计划在内,帝亿成功置地未来的计划发展总值料可增至100亿令吉,该公司目前的计划发展总值达70亿令吉。【南洋网财经】

(吉隆坡22日訊)帝億置地(TITIJYA,5239,主板產業組)利好接踵而來,分析員樂觀看待其業務展望。

目標價調高
評級“買進”

該公司最近接獲委託聯合發展吉隆坡一塊5英畝土地,使總發展值由70億令吉增至100億令吉,大馬研究預測這項交易料可提高目標價約8%或30仙,至3令吉60仙,給予“買進”評級。

“該地段位於吉隆坡EATON路,坐落於SURIA STONOR對面,這項發展也將令帝億首次進軍吉隆坡城中城地區的高檔住宅市場,帝億可能與全球酒店營運商接洽,不僅打響品牌,也確保服務型公寓的未來出售率。”

該地區附近的住宅平均售價為每方英尺2千800令吉(Four Season Place)至3千300令吉(Banyan Tree and Harrods Hotel)。

分析員說,自去年11月上市開始,帝億股價表現良好,主要是有良好地庫、未正式推出銷售前頗受落,這協助收窄4令吉40仙淨資產值和股價折價達41%。

目前未推展之銷售累積達5億5千萬令吉,預計2015年財政年(6月30日截止)達9千500萬令吉銷售,相比2014財政年6千800萬令吉,2016財政年增長至1億2千300萬令吉。

聯昌研究說,自上市以來宣佈兩項聯營計劃和一項收購計劃,使總發展值增151%至106億令吉;聯昌極為喜愛這種聯營發展模式,若策劃良好可獲取無限商機和跨躍成長。

(吉隆坡30日訊)屋業發展商帝億置地(TITIJYA,5239,主板產業組)放眼在巴生河流域的兩塊重要土地的發展,如果成功,業務表現將獲加分,加上手上有100億令吉的發展總值,前景備受看好。

根據報道,帝億置地有意收購的土地,第一項是發展位於首邦再也和沙亞南之間的電車站土也,這可能涉及建築大馬鐵道局新總部。第二項位於安邦的4公頃土地。

大馬證研究表示,最新發展顯示該公司積極攫取巴生河流域土地,上述兩項收購如果成功推行,預料再發展大道鐵道局的土地反應會很好,因為地點非常策略性,處於首邦市和沙亞南成熟的住宅商業區。

而且,有關發展的時機也剛好,因為帝億置地的首邦園產業發展第二階段預料在今年杪完成。

根據報道,再發展大馬鐵道局的土地預料在2016年才可以進行,因為必須改道現有的鐵軌。

同樣的,大馬研究也看好安邦地段的發展,有關土地位於安邦吉隆坡高架大道(AKLEH)毗鄰,極具發展潛能,土地附近有重要娛樂設施和其他發展商的產業計劃。

大馬研究指出,7月初,該公司宣佈聯營發展位於吉隆坡EATON路城中城高檔住宅,持有70%股權,這將有助帝億置地業務表現,預測這項交易將提高公司現有的發展總值,由原本的70億令吉提高至100億令吉。

(吉隆坡30日讯)消息称,帝亿成功置地(TITIJYA,5239,主板产业股)准备发展巴生谷两块土地,进一步推高手上计划发展总值(GDV)。

星报》引述知情人士,帝亿成功置地已上呈计划书给马来亚铁道公司(KTMB),建议在后者位于梳邦再也站及莎阿南之间的一块土地上,兴建大型商业建筑物。

上述建筑物,也或许成为马来亚铁道公司的新总部。

市场传言,马来亚铁道公司有意释放手上土地价值,包括位于吉隆坡市中心的总部建筑物和土地。

知情人士表示:“帝亿成功置地的建议,必须通过铁道资产公司的批准才能进行。

而且,就算获准,这项计划也必须耗费很长的时间,应该无法在2016年完成。”

帝亿成功置地委新主席

(吉隆坡1日讯)在去年7月份上市的帝亿成功置地(TITIJYA,5239,主板產业股)宣布出现人事变动,武装部队基金局(LTAT)主席丹斯里莫哈未安华(Mohd Anwar Bin Hj Mohd Nor)取代丹斯里哈欣(Hashim Bin Meon)成为集团主席。

莫哈未安华也是前大马国防总司令。莫哈未安华也將取代哈欣在集团审计委员会的位置。帝亿成功置地在文告中指出,哈欣离职的原因是是为了能更专注於他所涉及的数个非政府组织活动。

此外,帝亿成功置地创办人林顺平之子林保亿的职位转任也將从集团首席营运员转任集团副董事经理。【东方网财经】

He hold a masters degree in Engineering Business Management from University of Warwick, United Kingdom. Working experience and occupation
Laksamana Tan Sri served the Royal Malaysian Navy for thirty-eight (38) and a half years, commanded six (6) ships and also several Shore Bases. He rose to the rank of Admiral and took office as Chief of Navy on August 2003 and later became the first Naval Officer to assume the post of the Chief of Defence Force in April 2005 until 2007.

He is currently appointed as the Chairman of Lembaga Tabung Angkatan Tentera (Armed Forces Fund Board) since 2007. Currently, he is also the Chairman of National Defence University Board, Chairman of Asian Broadcasting Network, Chairman of Central Management Catalogue Agency Sdn Bhd and as a director of a few private limited companies.

In 2013, Laksamana Tan Sri was elected as the President of the Ex-Serviceman Association Malaysia (NGO) and continues to be President of Retired Malaysian Navy Officers’ Association (RMNOA).

(吉隆坡5日訊)大馬友邦保險(AIA)分別將帝億成功置地(TITIJYA,5239,主要板房產)與柏斯達亮(PRESBHD,5204,主要板貿服)的持股率增至5.9%和6.12%。

帝億成功置地向馬證交所報備,大馬友邦保險在週五(29日)收購帝億成功置地155萬股,目前持有2083萬2300股或5.9%股權。

(吉隆坡28日讯)帝亿置地(TITIJYA,5239,主板产业股)计划在明年推出发展总值达7至8亿令吉的产业项目,并设下2015财年取得5至6亿令吉的销售目标。

该集团在截至6月30日的2014财年销售达4.5亿令吉。

《The Edge》财经日报报道,集团副董事经理林保亿昨日出席股东大会后表示:“公司计划从2015年起的8年内,推出发展中总值69亿令吉产业仍项目。”

这项项目将会围绕在巴生谷,其中一项则落在槟城。

产业价格料放缓

虽然产业领域的营运环境充满挑战,但集团对2015财年前景具有信心。

他表示:“每个周期都会有商机,而我们将会通过推出不同的产品类型,以应付市场变化。在市场低迷时,我们就会走向更可负担房屋计划。”

他指,相信人口增加和年轻人对购买房屋的强劲需求,有助支撑帝亿成功置地的发展。

他预计,虽然产业价格将受政策变动影响,但预计今年价格将放缓。

“如果价格下跌,主要因素将来自隔夜政策利率(OPR)和任何与房屋贷款有关的政策,若信贷紧缩,将会影响整个市场。”

首季赚2299万

帝亿置地截至9月杪财年首季,净利增33.55%,至2299万2000令吉,或每股盈利6.55仙,受惠于产业发展贡献和租金收入齐扬。
