建樂集團2014財政年上半年盈利表現疲弱,但分析員相信下半年新產業發展計劃推介,加上度假村旅客和酒店入住率增加,將支撐整體盈利表現,料現財政年盈利將與上財政年相符。

建樂集團首半年專注完成武吉冷宜(Bukit Rangin)花園第一期工程和另4項建築工程,令新產業銷售減少,集團未入賬銷售從半年前的1億6千400萬令吉減至1億令吉。

下半年推2.4億產業計劃

儘管上半年新產業推介計劃匱乏,但該公司相信下半年推介總值2億4千萬令吉產業發展計劃將足以支撐產業臂膀盈利表現。

不過,建樂集團管理層透露,受最低外資置產低價措施影響,甘孟山城度假村(Bukit Gambang ResortCity)的度假別墅銷售有所放緩,管理層現正重新擬定策略,準備在今年杪重新推出市場。

同時,甘孟山城度假村水上樂園和野生公園首半年吸引32萬2千700名遊客,但按年下挫6%,而酒店入住率也減至20.3%,主要歸咎於關丹水患對交通帶來影響,但每名旅客消費卻從2013財政年的38令吉走揚至39令吉,將可彌補旅客量減少衝擊。

整體來看,達證券認為,建樂集團首半年淨利僅1千零90萬令吉,達到全年淨利目標的20%,但管理層有信心全年盈利表現將與上財政年相符,主要獲甘孟山城度假村貢獻增加、武吉冷宜(Bukit Rangin)花園第二期工程入賬增加及度假村遊客和酒店入住率走揚拉動。

建樂集團 獲PR1MA 8000萬意向書

(吉隆坡23日訊)建樂集團(SNTORIA,5213,主要板房產)獲得關丹一個大馬房屋計劃(PR1MA),總值8000萬令吉意向書(LOA)。

該公司是透過子公司SINTORIA BINA私人有限公司獲得這項工程,並打算通過內部資金,及銀行貸款為此發展計劃融資。

這項發展佔地79.185英畝,建議涵蓋612單位單層半獨立式房屋、1間單層獨立式房屋,及16單位單層店鋪。

建樂集團 發債籌1.2億

(吉隆坡31日訊)甘孟山城度假勝地(Bukit Gambang Resort City)發展商建樂集團(SNTORIA,5213, 主要板房產),完成總值1億2000萬令吉中期票據發行計劃,籌資所得將用以償還貸款。

該公司今日發布文告指出,上述票據將在3年至7年后屆滿,每半年派發利息一次。

“此次發行票據籌得的1億2000萬令吉主要將用以償還銀行貸款減低負債,及擴充甘孟山城度假勝地。”

大馬評估機構咨詢服務(RAM Ratings)給予上述中期票據“AAA”與穩定評級。【中国报财经】

进军浮罗交怡市场 建乐发展第4 间度假村

(吉隆坡2日讯)建乐(SNTORIA,5213,主板产业股)在浮罗交怡获得两片地皮,计划发展成该集团的第四个度假村,并正式把业务版图扩大到北马。

建乐子公司建乐浮罗交怡(Sentoria Langkawi)私人有限公司,今天与浮罗交怡发展局(LPL)签署两份租赁合约,总值4138万2000令吉。

根据文告,产业与投资控股公司建乐浮罗交怡,向浮罗交怡发展局租赁两片位于浮罗交怡的土著保留土地,总面积约120英亩。

第一片地皮位于Padang Matsirat,另外一片则位于Mukim Ulu Melaka,建乐将通过内部融资与银行贷款支付这项交易。

扩大北马业务

建乐表示,可借此扩大北马业务版图,为该集团的第四个度假村计划铺路,并正式进军浮罗交怡市场,符合该集团的发展旅游业务的计划。

此外,也加强未来的经常性休闲和餐饮收入,以保持持续增长。

公司说:“该地皮位于策略地点,可用来发展高档度假城或医疗村,吸引外国游客与投资者。”

根据首份租约,土地面积约70英亩,建乐浮罗交怡将把其发展为浮罗交怡地质公园度假城(Langkawi Geopark Resort City),涵盖街道购物中心、服务式公寓、企业套房、水上乐园、酒店、展览中心和度假村购物中心。

浮罗交怡地质公园度假城将供市场认购的产业,估计价值达到10亿令吉,至于公司保留的产业约值3.8亿令吉,整个计划的发展总值为13.8亿令吉。

3.15亿建医疗村

地约50英亩,建乐计划用来发展浮罗交怡医疗村(Medical Village),将会建设医疗培训中心、医疗旅游中心及住宅小区。

该公司披露,目前正在积极地寻找策略伙伴,一同发展该医疗村,以便涉足医疗领域。

拟联营发展

据了解,单单医疗旅游的发展总值就达3.15亿令吉,建乐预计将与策略伙伴联合发展。

上述计划在获得相关单位的批准后,估计会在1年内启动。

配合宣布上述企业活动,建乐今早9点正起,暂停交易,并于10点恢复交易。

恢复交易后,该股受利好因素提振,短短两分钟便上升了6仙,报1.60令吉,共有17万1700股易手。

不过,该股后继无力,在午盘时逆转下滑,闭市时,该股以1.54令吉挂收,平盘挂收,成交量为202万8800股。【南洋网财经】

建樂建度假村受看好

(吉隆坡3日訊)建樂集團(SNTORIA,5213,主板產業組)啟動第四項度假村計劃,分析員看好公司將可跨足北馬市場和多元化業務,但礙於整個計劃仍在草擬階段,實際盈利貢獻仍不可而知。

建樂集團日前與浮羅交怡發展局(LPL)簽署2項租賃協議,以4千138萬2千令吉租賃120英畝馬來保留土地,以發展浮羅交怡地質公園度假村和醫療村。
達證券表示,相關土地租賃活動將讓建樂集團可擴大和多元化業務至北馬市場,同時強化未來休閒和酒店業務永續收入。

相關地質公園度假村將是建樂集團的第四個度假村項目,而公司現仍為醫療村計劃尋找策略夥伴,預見兩項工程發展總值達21億令吉,發展週期為10年,整個建設工作將在公司取得必要批准後的1年內落實。

“以每平方呎5至10令吉租金來看,相關土地租金遠比貿易風機構在2012年租賃的每平方呎14至22令吉為低。若以21億令吉發展總值計算,土地成本僅為總發展價值的2%,實屬合理水平。”

不過,達證券預期建樂集團將以每平方呎5至10令吉在吉打州收購馬來保留土地以作為交換,而集團也需要龐大的基建成本來支援新發展計劃。

“基於建樂集團現仍忙於完成整個大藍圖,我們維持其2014至2016財政年盈利目標不變,但以貼現現金流(DCF)來計算,未來10年產業臂膀淨價值將2千650萬令吉,相等於每股4.5仙。”

同時,達證券說,建樂集團最新財報顯示其淨負債比為0.45倍,現金盈餘為730萬令吉,預見未來3年公司對主題公園和度假村的資本開銷將達到8億4千萬令吉,相信為免對資產負債表帶來壓力,公司可能透過發股籌資。

“整體來看,我們仍維持建樂集團`守住’評級,以及1令吉70仙目標價不變。”

(吉隆坡14日訊)儘管目前手上發展總值衝高至89.6億令吉,但建樂集團(SNTORIA,5213,主要板房產)聯合董事經理拿督顏金龍和拿督陳觀生認為,用來發展3個度假勝地的資本開銷,仍在可控制範圍內。

根據報導,建樂集團是在2日宣布推出第4個度假勝地計劃,即浮羅交怡島地質公園度假勝地(Langkawi Geopark)。

其他3個計劃包括甘孟山城度假勝地(Bukit Gambang)、雪州摩立灣度假勝地(Morib Bay),以及婆羅沈馬里郎度假勝地(Borneo Semariang)。

水上樂園3年獲回酬

截至目前,建樂集團只完成建設甘孟山城度假勝地,3個未發展度假勝地,加上浮羅交怡島保健鄉村計劃,建樂集團發展總值暴漲至75億8000萬令吉。

但截至6月底,建樂集團現金和銀行余額只達732萬令吉。

兩位高層告訴財經週刊《Focus Malaysia》說:“我們並不認為公司在同時間發展太多項目。房產賺到的淨利都會用來融資發展這些度假勝地(特別是酒店),目前已保留盈余達1億4116萬令吉。”

顏金龍指出,若這些計劃能帶來20%賺幅,房產業務將在2015至2017年之間取得超過3億令吉淨利。

“在開發期間,我們需要為資本開銷貸款,但我們將在3年內從水上樂園業務得到回酬,這也是為何我們能開發那么多個度假勝地計劃。因為每個度假勝地都能產生足夠的現金流來支持房地產發展。”【中国报财经】

推18億計劃加強盈利‧建樂表現可期

(吉隆坡2日訊)建樂集團(SNTORIA,5213,主板產業組)將在明年落實推展2項度假村計劃,分析員認為,該公司未來3年將推出18億令吉的計劃,有助加強未來盈利成長,2015年和2016年表現讓人期待。

不過,由於兩項度假村計劃日期比原訂延後,預料在2015年第四季才能實現收入(之前預測第一季),因此下調2015和2016年銷售假設,所以2015和2016年財測被下調11至12%。

2度假村計劃明年開跑

達證券在出席該公司匯報會後認為,兩項度假村計劃有確實推展日期,令人振奮;該公司位於摩立MBRC及古晉BSRC的度假村首期發展總值(GDV)分別為5億8千萬及5億4千萬令吉。

該公司管理層預計下個月可獲得准證並在明年6月推介,發展計劃為期3年。

該公司預計耗資8千萬及4千萬令吉,在兩項計劃建造水上樂園,以促銷兩個計劃的知名度;同時,度假村的別墅/套屋將並採用“先售租回”的方式,迎合未來樂園的住宿需求。

達證券預計,兩項計劃賺幅約25至30%,將為該公司在2015及2016財政年帶來8千萬和3億4千萬令吉的產業銷售,總計未來2個財年產業銷售將增加29和50%,分別達3億4千200萬和4億4千萬令吉。

達證券表示,該公司2014財年產業部取得淨利按年增長4.3%至3千360萬令吉,第四季產業銷售為2億2千810萬令吉,比分析員預測全年銷售1億3千萬令吉來得佳,主要來自8千萬令吉的“一個大馬人民房屋計劃”(PR1MA)”的驅動。

該公司的未入賬銷售從1億令吉增至1億5千470萬令吉,提供未來1年盈利的可見度。

(formerly known as Sempurna Resort Kuantan Sdn. Bhd.) (“SPSB”), from its wholly-owned subsidiary, Sentoria Themeparks and Resorts Sdn. Bhd., representing 100% of the issued and paid-up capital of SPSB for a total cash consideration of RM100,000.00 only, resulting in SPSB becoming a wholly-owned subsidiary of the Company.

建樂4644萬購地打造綜合計劃

(吉隆坡2日訊)建樂集團(SNTORIA,5213,主闆產業股)今日宣布,旗下子公司--建樂UTARA私人有限公司,與IDEALAPPRAISAL私人有限公司簽署土地買賣協議,將以總值4644萬向後者收購3幅位于吉打,佔地304.605英畝的永久業權空置土地。

根據文告指出,以上3幅土地分別是在Amanjaya城市的PT2420第1土地、PT2420第2土地,以及雙溪大年的PT48884土地,分別佔地180.964英畝、120英畝和3.641英畝。

建樂集團將會以內部資金或銀行借貸支付。該協議須在3個月內完成所有先決條件,並預料將在2016年首季完成。

管理層表示,集團有意把該地庫打造成可負擔房屋和商業綜合發展,將可以為關丹至吉打州北部的人民提供可負擔房屋。

初步估計,該3幅土地未來5至8年的總發展價值(GDV)為8億令吉。

(iii)        PT48884 Land
A portion of vacant freehold land measuring approximately 3.641 acres held under H.S.(D) 12951/96, PT 48884, Mukim Sungai Petani, Daerah Kuala Muda, Negeri Kedah (“PT48884 Land”)

(hereinafter collectively referred to as “the Lands Acquisition”).

度假村拉高負債‧建樂財測下調

(吉隆坡6日訊)建樂集團(SNTORIA,5213,主板產業組)在吉打買地雖然可加強房產業務展望,但達證券更為擔憂其度假村業務,決定趁機調低財測11%。

上週,該公司宣佈以4千644萬令吉向Ideal Appraisal公司收購吉打雙溪大年的3塊地段,總面積為304.605英畝,有意用作綜合產業發展計劃,預料發展總值約8億令吉。該公司是透過75%子公司建樂北方公司購地。

達證券指出,早在該公司2014年9月買下浮羅交怡的120英畝馬來保留地時,他們就預測該公司將在吉打州半島區購地作為“交換”,惟兩塊土地最終都會交由該公司發展。

“整體而言,我們正面看待該公司的買地計劃,這將加快推進該公司的浮羅交怡度假村和保健村發展項目。”

達證券認為,雖然該公司截至2014年9月止淨負債比為0.4倍,現金餘額也達1千850萬令吉,但加上浮羅交怡買地開銷、主題公園資金撥備5億3千萬令吉等,其負債比將提高到0.9倍,拓展資金所剩無幾。

將發股集資

“有鑑於此,我們相信該公司將透過發股籌集資金,免得衝擊資產負債表。”

達證券表示,由於雙溪大年項目尚未開跑,因此無意納進財測,相反的,他們想要藉此機會調低該公司2015至2017財政年盈利預測6至11%,主要考量是渡假村的業務。

“我們的2015至2017財政年遊客預測,從70萬4千至74萬9千,下修為62萬8千至66萬7千,人均開銷預測也從40至43令吉,調低為39至42令吉。”

該行補充,第三個財測下修原因是關丹項目的進賬減緩。

達證券認為,雖然該公司的甘孟山城度假村(Bukit Gambang Resort City)如常營運,但土崩和水災造成道路關閉,部份旅客可能取消預訂,進而衝擊該公司的度假村營收。

達證券調低建樂的財測後,決定將目標價從1令吉50仙下修至1令吉35仙,評級則維持在“守住”。( 星洲日報/財經)

建乐集团首季盈利6402万

(关丹1日讯)建乐集团(Sentoria Group Berhad)财务状况稳健发展,前景乐观,于2015年首季(1Q15)盈利达6402万令吉,同比增长了35%,前景乐观。

该集团在首季的税后盈利(PAT)则是1125万令吉,同比也增长了36%。该集团多年前创办了关丹甘孟水上乐园。产业领域依然是该集团砥柱,带来的收入占了总盈利的69%。

文告指出,产业发展也占了总税后盈利(PAT)共1032万令吉的92%。

打造可负担房屋

至于娱乐与休闲领域的收入,占了集团总盈利(1967万令吉)的31%,100万令吉的税后盈利中,则占8%。

据了解,建乐集团有意打造可负担房屋和商业综合发展,为关丹至吉打州北部的人民提供可负担房屋。

初步估计,该集团在吉打所收购的305亩土地,在未来5至8年的总发展值料将超过8亿令吉。【南洋网财经】

建乐联合董事经理 2.2%股权配售机构

(吉隆坡17日讯)建乐(SNTORIA,5213,主板产业股)联合董事经理拿督颜金龙和拿督陈观生,通过建乐资本(Sentoria Capital)私人有限公司,配售公司的1000万股予机构投资者。

根据文告,公司的2位联合董事经理在周一(13日),将1000万股或相等于2.2%缴足资本的股权,脱售给一家机构投资者。

建乐指出,这项配售计划可增加公司股票在市场上的流通率,也可以提升公众持股率。

另外,所得资金,将用作营运资本。

而建乐资本也承诺,在未来数日,将手中的1000万张建乐凭单,转换成普通股。

一旦转换完成,建乐资本将持有建乐的59.85%股权。【南洋网财经】

PLACEMENT OF SHARES BY MAJOR SHAREHOLDER
Sentoria Group Berhad (“SGB”) wishes to announce that its Joint Managing Directors who deemed interest by virtue of interest in Sentoria Capital Sdn. Bhd. (“SCSB”) pursuant to Section 6A of the Companies Act, 1965, SCSB has notified SGB that it has placed out a total of 10,000,000 ordinary shares of RM0.20 each in SGB (“placement shares”) to an institutional investor on 13 April 2015. These shares representing approximately 2.20% of the current total paid-up share capital of SGB.

Following the placement of the placement shares, SCSB is committed to convert 10,000,000 warrants into ordinary shares in SGB within the next few days.
Upon conversion, the 10,000,000 ordinary shares represent approximately 2.15% of the enlarged total paid-up share capital of SGB. And the total interest of SCSB will be 277,778,000 ordinary shares or equal to 59.85% of the enlarged total paid-up share capital of SGB.

The purpose of the placement is to improve SGB’s public shareholding spread and share market liquidity. The proceeds from the conversion of warrants will be utilised as working capital of SGB.
