DHL不续租 亚天租金收入料减

(吉隆坡29日讯)亚天房地產信託(ATRIUM,5130,主板房產信託股)宣布,该公司的现有物业承租人--DHL供应链(马)私人有限公司並无递交续租申请。

根据文告指出,该租赁协议早在9月18日届满,然而,该租客仍租用约4万4000平方英尺,其中包括4层楼高的办公大楼及仓库,直到本年12月中旬。

管理层表示,公司目前正和地產代理极力寻找適合的租客,以免在现有租客搬离后空置。

鑑于DHL不续租,因此管理层假设,若该公司在12月中旬仍无法寻获新租客,亚天房地產信託每月租金收入將减少25万4992令吉。【东方网财经】

亚天信託1350万售万挠產业

(吉隆坡4日讯)亚天房地產信託(ATRIUM,5130,主板產业信託)宣布以1350万令吉的现金脱售Atrium万挠的產业予池隆鱼翅海鲜公司。

根据文告,亚天房地產信託的代表联昌商业信託管理在今天和池隆鱼翅海鲜公司达成买卖协议(SPA)。该项脱售预计在2015年2月完成。

该项產业的土地为永久土地,面积为8万7112平方公尺,其中凈出租面积有3万5236平方公尺。这项位於万挠的產业于2001年完工,共有13年的歷史,包含双层办公楼和配备保安亭及工程建筑的工厂建筑。

管理层认为,脱售Atrium万挠產业对于亚天房地產信託是正面的。该產业脱售价比投资成本高350万令吉。这將提高亚天房地產信託的投资报酬和增加亚天房地產信託的吸引力。同时,將未分配的溢价收益投资在具有增值性產业,或投资于媲美目前在中期至长期的收益率的產业。

文告指出,脱售產业所得款项將为公司带来盈利和净资產值带来正面的贡献及降低公司的负债率。公司將从脱售產业中得到的现金用于支付STRC部份的设施费用,以便从银行赎回公司產业。另外,公司从脱售產业的部份收益將派发额外收入分配。【东方网财经】

Atrium股东请注意,出售Atrium Rawang

Atrium (5130) 以RM13.5mil出售Atrium Rawang于CHIP LOONG SHARK’S FIN SEAFOOD SDN BHD。

Atrium于2007年4月以RM10mil购入Atrium Rawang,但是Atrium Rawang最新的估价却只有RM8.9mil,现今的租客为 Unilever Foods (Malaysia) Sdn. Bhd。

Atrium表示,现在是出售Atrium rawang的最佳时机,因为该产业已达至顶峰,并且atrium还能获利RM3.5mil。Atrium承若将把出售atrium rawang一部分的收益分派给股东,可是并没透露实际数额,其余的部分将用作偿还短期贷款(atirum rawang现在被抵押,必须偿还贷款才能出售)和公司运作成本。

Atrium Rawang只占Atrium总产业的3.9%估计出售后的影响不大,可是如果把之前atirum puchong不获续约的损失也计算在内,预计atrium将面临高于20%的收益损失。

无论如何,atrium短期内必定会比较动荡,不获续约的同时又卖产业,很可能影响接下来的派息。

亚天产托净利挫59%

(吉隆坡22日讯)由于投资产业重估收益较低,亚天产托(ATRIUM,5130,主板产业信托股)截至去年12月底末季,净利大跌59.31%,收入分配稍减至每单位1.8仙。

文告指出,末季净利为661万4000令吉,或相等每单位5.43仙,逊于去年同期的1625万4000令吉。

营业额从411万8000令吉,按年跌11.61%至364万令吉。

当季将派发每单位1.80仙收入分配,少于去年同期的2.2仙,除权日为下月5日,预计同月27日支付。全年共派每单位8.40仙的收入分配。

全年净利报1482万3000令吉,或每单位12.17仙,按年减少39.28%;营业额则写1.98%的年跌幅,减至1615万3000令吉。

此外,该产托本次重估产业盈余为450万令吉,每单位净资产价值为1.3654令吉。【南洋网财经】

Atrium(5130, REITs)发布了2014年annual report,并且宣布AGM(annual general meeting)将会于 23 April 2015 at 10.00 a.m. 在以下地点进行 Cahaya Room, 4th Floor, Flamingo Hotel, 5, Tasik Ampang, Jalan Hulu Kelang, 68000 Ampang, Selangor Darul Ehsan,请atrium股东务必抽空出席。

与2013年比较,2014年,atrium的revenue从2013年的16,480,008下滑至16,152,609,下滑了1.99%,管理层表示,revenue的下滑主要是因为atrium puchong空置所致,atrium puchong占总资产组合的20%,从2014年9月18开始,Atrium puchong已经处于空置状态,而这也导致atirum2014财政年产业租用率录得78.25%,最终导致年尾的派息剧跌了0.4sen或18%,与其同时,atrium也在本财政年出售atrium rawang, 售价为RM13.5mil,虽然atrium rawang只占atirum总产业组合的不到4%,但是截至2014年12月为止,atrium rawang仍未完成脱售程序。

而atrium的net profit从2013年的RM24.4mil下滑至RM14.8mil,下滑了39%,可是大家不用担心,导致profit下滑的最主要原因是property revaluation比2013年增值幅度锐减很多,2014年atirum只从property revaluation获得RM4.5mil的增值,2013年为RM13.6mil,这些都是unrealise income。此外,2014期间,opr(overnight policy rate)提高导致贷款利息增加和电费的调涨都是导致profit下滑的主要原因。若单单观察realised income,2014年为RM10.3mil,2013年则为RM10.8mil,下滑了4.6%

在uncle jim看来,这份annual report不能充分反映atrium的现况,因为atrium puchong空置与出售atrium rawang都是在2014年最后一个季度发生,而这份annual report记录的是2014年全年的业绩,这就是长期追踪公司的重要性,充分了解你投资的公司是何等重要,年报应属其中一样途径,而非唯一。单从4Q2014看atrium,该季度的派息为1.8sen(atrium前几个季度的派息为2.2sen),如atrium puchong持续空置,预计atrium的派息应该会维持在该水平,2015全年派息或许最后只会录得7.2sen,股价或会因而再往下探。

atrium管理层预计2015年工业用途产业需求放缓,是充满挑战的一年。而uncle jim不忘提醒大家,占atirum总资产组合28.1%的atrium shah alam 2,租客为CEVA Logistics (Malaysia) Sdn Bhd,将于2015年5月31日租约期满,若atrium续约失败,或会导致该产业空置,如同atrium puchong的情况般,影响收益。如真的发生,atirum puchong加上atrium shah alam 2,atrium将面临48%的产业组合空置,这将会大大影响atrium收益,uncle jim预计派息将会大幅下滑至1.1-1.3sen,股价当然也会随着“插水”。

亚天产托净利翻倍

(吉隆坡8日讯)亚天产托(ATRIUM,5130,主板产业信托股)次季净利报546万9000令吉,或每单位4.49仙,按年大涨99.23%,优于去年同期的274万5000令吉。

同期营业额则按年下滑26.29%,至309万5000令吉,逊于去年同期的419万9000令吉。

由于脱售AtriumRawang袋入可观收入,因而提振了净利表现,但缺少了这个产业的租金,营业额因而下滑。

合计上半年,亚天产托净赚757万1000令吉,或每单位6.22仙,优于去年同期的549万7000令吉,增幅为37.73%。

同期营业额报664万1000令吉,按年跌20.92%,低于去年同期的839万8000令吉。

另外,公司也宣布每单位派发3.6仙收入分配,除权日为本月20日,预计同月24日支付。【南洋网财经】

该公司第三季净赚200万4000令吉,逊于上财年同期的271万2000令吉。

同期营业额则按年下跌16.67%,从上财年同期的411万4000令吉,减至342万8000令吉。

累积首9个月,净利扬16.65%,报957万6000令吉;营业额则萎缩19.53%,写1006万9000令吉。

亚天1540万翻新亚天莎阿南2

(吉隆坡8日讯)亚天房地產信托(ATRIUM,5130,主板房產信托股)斥资1540万令吉翻新旗下亚天莎阿南2以提升资產价值。

文告指出,是次资產增值计划包括更换和翻新仓库地板及屋顶、更替仓库照明系统及排水系统和重新粉刷產业外墙,预计于2016年1月执行,10月竣工。

该公司將通过贷款和內部融资进行上述计划,相信会把其截至2015年9月30日的贷款,5960万令吉推高至7240令吉,同时净负债率將以25.06%,提高至30.45%。

另外,这项计划也会为公司盈利和產业商业价值带来正面贡献。【东方网财经】

PROPOSED ASSET ENHANCEMENT INITIATIVES AT ATRIUM SHAH ALAM 2
The Board of Directors of Atrium REIT Managers Sdn Bhd (Company No. : 710526-V), the Manager of Atrium Real Estate Investment Trust (“Atrium REIT”) wishes to announce that Atrium REIT has proposed to undertake an Asset Enhancement Initiative (“AEI”) on the property located at Lot 7A, Persiaran Jubli Perak, Seksyen 22, 40300 Shah Alam, Selangor Darul Ehsan, known as Atrium Shah Alam 2 (“the Property”).

The AEI mainly involves the upgrading and refurbishment of the whole warehouse floor slab, the whole warehouse roof, replacement of the lighting system for the whole warehouse, replacement of the rain water goods, external wall and facade repainting and sheet piling works at the rear boundary of the Property. The sheet piling works are necessary to prevent the soil/earth beneath the warehouse floor slab to be drawn out gradually causing the said floor slab to undulate and the rear driveway to settle. The total contract sum for the AEI is approximately RM15.4 million, excluding Goods and Services Tax.

The AEI is targeted to commence in January 2016 and to be completed by October 2016 in phases. The cost of the AEI will be financed via bank borrowings and internal funds.

1.         FINANCIAL IMPACT OF THE AEI
The earnings of Atrium REIT are expected to be affected during the period of the AEI. Upon completion of the AEI, the Property is expected to contribute positively to the earnings of Atrium REIT and also enhances the commercial value of the Property. The major AEI cost will be capitalised as part of the cost of the Property.

2.         GEARING
As the cost of refurbishment will be partly financed via bank borrowings, the AEI is expected to increase Atrium REIT’s bank borrowings from RM59.6million to RM72.4million and the gearing ratio will increase from 25.06% to 30.45% based on the total assets as at 30 September 2015 which is still below the gearing limit of 50% prescribed under the Guideline on Real Estate Investment Trust issued by the Securities Commission Malaysia.

3.         DIRECTORS' AND/OR MAJOR SHAREHOLDERS' INTERESTS
None of the directors, major shareholders and/or persons connected to them has any interest, direct or indirect, in the AEI.

亚天产托末季少赚12%

(吉隆坡29日讯)亚天产托(ATRIUM,5130,主板产业信托股)截至去年12月底末季,净利跌11.6%,报584万9000令吉,上财年同期为661万4000令吉。

该公司向马交所报备,营业额达279万8000令吉,跌23%,上财年同期为364万令吉。

该公司指出,影响该公司末季业绩的主因是Atrium Shah Alam2的租金免缴,同时公司的行政开销也增加。

不过,累积全年,净利达1542万5000令吉,按年增4.06%;营业额则挫20.3%,报1286万7000令吉。

根据亚天产托文告,全年净利微增,是因为脱售了万挠的Atrium Rawang,及其他收入来源所带动。

同时,该公司也建议派发收入分配,每单位1.3仙。【南洋网财经】
