百盛纳获3.7亿土木工程

(吉隆坡9日讯)百盛纳(PESONA,8311,主板建筑股)联营公司Pembinaan Kaleigh–Pesona Metro,获颁一项土木工程合约,总值3亿7142万360令吉。

根据文告,该联营公司是由子公司Pesona Metro私人有限公司与Pembinaan Kaleigh私人有限公司所组成。

而颁发合约的公司则是Konsortium Kontraktor Melayu–Pembinaan Kaleigh联营公司。

合约内容是建筑和完成加埔(Kapar)第六区交接路至亚参爪哇(Asam Jawa)交接路的土木工程。

合约为期30个月,从今年9月12日开始,直至2019年3月11日。【e南洋】

百盛纳获4亿建筑合约
发展服务式公寓

(吉隆坡21日讯)百盛纳(PESONA,8311,主板建筑股)独资子公司Pesona Metro私人有限公司(简称PMSB),从City View Ventures私人有限公司一项手中,获颁总值4亿200万令吉的建筑工程合约。

该工程主要是为City View Ventures发展52层高的服务式公寓,共632个单位,位于吉隆坡嘉炳路(Jalan Kia Peng)。

根据合约,这项工程会在今年12月1日启动,2019年7月竣工。

百盛納獲4.88億建商場合約

(吉隆坡2日訊)百盛納(PESONA,8311,主要板建築)宣佈,旗下獨資子公司Pesona Metro私人有限公司,獲Central Plaza I-City房地產私人有限公司頒發總值4億8800萬令吉的建築合約。

據百盛納向馬證交所報備指,上述工程合約包括興建一座6層樓高涵蓋戲院及家庭活動第7區。

文告指,工程將在11月3日展開,預計施工期為20個月;上述合約看好將在合約期內為該集團收益及淨資產值帶來正面貢獻,而建設所需資金將從內部籌措及向銀行借貸完成。

新订单支撑盈利 百盛纳宜短线买进

隨著百盛纳控股(PESONA,8311,主板建筑股)接获4亿8800万令吉的购物中心合约,该公司目前手握23亿令吉的合约订单,可保障未来3年至3年半的盈利表现。

该公司独资子公司--百盛纳私人有限公司,接获CentralPlazaI-City房地產私人有限公司颁发总值4亿8800万令吉的合约,负责建设一座6层的购物中心,工程期限为20个月。

肯纳格研究分析员表示,百盛纳控股虽然是一家小型建筑商,但近期却不断取得新合约,引起市场的关注,该公司年初至今共获得18亿令吉的新合约订单。

手握23亿订单

分析员指出,包括新合约,公司目前手握23亿令吉的订单,写下歷史新高水平,这可確保公司未来3年至3年半继续获得强稳的盈利成长。

另外,百盛纳控股也在努力建立可提供公司经常性收入的业务,以抵御建筑领域的週期影响。

这包括以2915万令吉收购SEP资源私人有限公司,进军首个特许经营权业务,负责马来西亚玻璃市大学(UniMAP)学生宿舍的发展及管理工作。

该公司將通过两个阶段收购SEP资源,首先收购其中70%股权,预计在2016年完成。第2阶段则预测会在2017年完成。

完成收购后,此项学生宿舍特许经营权会在未来20年內,每年为公司带来平均1000万令吉的税后盈利贡献。同时,该公司也覬覦另外2项潜在特许经营权机会。

在爭取新合约方面,分析员预测2016財政年新合约订单可达19亿令吉,而目前公司所竞投合约价值为10亿令吉左右,2017財政年的新合约订单料减少至4亿令吉,让公司可专注完成手中项目。

纳入4亿8800万的新建筑合约后,分析员预测,该公司2016至2017財政年盈利將分別为2390万令吉及3930万令吉。分析员也指出,由於土著股权限制,百盛纳控股可能无法收购SEP资源剩余的30%股权。

百盛纳控股2017年税前盈利赚幅达7%,与行业平均7%至14%相比,並不特出。而公司的净负债率约为0.3倍,也比同业的0.2倍高。

不过,该公司2017財政年周息率为4.6%,高於同业的1.5%至3%;盈利增长幅度则为65%,高於同业的8%至26%增长。另外,该公司手握23亿令吉的累积合约订单,相比同业的15亿至23亿令吉,较为优秀。

整体而言,肯纳格研究分析员给予百盛纳控股「短线买进」投资评级,及48.5仙的目標价。【东方网财经】

有望攫5亿工程.百盛纳利好悬而未决

(吉隆坡12日讯)百盛纳(PESONA,8311,主板建筑组)今年有望攫取5亿令吉合约,再加上手握21亿令吉合约,丰隆研究预期,该公司有望从纯建筑业务取得稳定经常性盈利。

丰隆会晤该公司管理层后表示,目前该公司手握21亿令吉合约,相等于2016年财政年建筑业务营业额的5.4倍。

百盛纳手握的合约项目包括Central Plaza商场(4亿8800万令吉)、Eaton住宅(4亿零200万令吉)及西海岸大道(WCE)的金宝至亚参爪哇路段(3亿7100万令吉)。

丰隆说,管理层有信心今年可再赢取5亿令吉合约,短期内,除了竞标1亿令吉的医院建筑工程,该公司也正在争取总值3亿至4亿令吉的建筑与道路工程,且已经进入了最后遴选程序。

此外,该公司也瞄准了蕉赖“一个马来西亚公务员房屋计划”(PPA1M)项目,发展总值介于2亿8000万至3亿令吉。丰隆表示,该项目55%的产业将由公务员认购,余下则开放给公众。

丰隆补充,上述PPA1M土地由政府拨出土地。

“依巴生河流域PPA1M反应来看,公务员往往会全面认购获分配的房屋。”

针对百盛纳早前收购SEP公司一事,丰隆表示,该收购从今年首季展延至今年中,因核准证书(CoA)展延。

“管理层有信心上述事项可以尽快解决,主要是必要工程的问题已经解决,而且学生已从去年第四季开始入住。”

SEP公司手握霹雳大学(UNIMAP)22年宿舍特许经营合约,估值为6亿令吉。

丰隆认为,SEP公司收购计划进度落后,是该公司目前最大风险。

丰隆指出,虽然目前无意调整该公司盈利预测,但鉴于该行尚未纳入PPA1M利好,因此不排除未来可能上修盈利预测。

连同PPA1M合约计算在内,丰隆预期该公司2017财政年息税前利润(EBIT)为4300万令吉,2017至2018财政年的本益比分别为16.9倍及10.9倍,维持“买进”评级及81仙目标价不变。

丰隆补充,该公司计划发行3950万股收购SEP公司,每股售价70仙,这可以视为其股价的最低标竿。
