没有人有兴趣吗?很想听听你们的意见。有谁已经买了吗?我已经收到银行的offer letter了只是还在做最后的考虑。这是我的第一间房子,不希望做错误决定。想到搬进去不用拿大笔钱出来做装修,而且我们不想伤脑筋去设计,所以才被这样的构思吸引。
价钱包括以下家具配套:(照片上有做记号了):
Living
1.TV cabinet
2.Sofa (2 seater)

5.32'LCD (samsung)
6.Air-cond (1 hp) 忘记安装在什么位置了

销售员说接到很多的顾客埋怨没有kitchen hood和hot plate所以是之后才加下去的。到时候洗碗盘将会移到A的位置,原本洗碗盘的位置会安装Hot plate。

所有以上的设备都会写在s&p里。Living room的地上是大块的瓷砖(是不是酱称呼?)然后房间是木板来的。不满意的地方是木的材料才“麻麻地”而已和图片上的B, C和D是没有包括在内的。还有电器怕两年后都变旧款式了。
优点:
- 完整的家具配套
- 按摩浴缸
- 智能保安系统佳。例如说我是住在十八楼,我的保安卡只准许上到十八楼而已。Resident和visitor是使用分开的电梯。能使用电视机观察走廊 和停车场的情形(CCTV)。
- 靠近Tesco, leisure mall, jusco, pantai hospital, maluri LRT, courts, bdr tun razak和KL
- 交通方便。巴士车站就在对面。
- 5星级酒吧(将仿效lunarbar的concept)。晚上八点后才开放。
- Lobby备有shopping lot
- Wifi ready
- 空中花园(只开放给最高一楼的penthouse)
- 大多数是西东马人,30%是外国投资者购入(多数韩国人,参考http://www.malaykorea.com/land/pertama3.htm)。其他有马来人和中东人。
缺点:
- 才610psf。不适合有孩子的家庭。
- 价钱偏高,RM300psf。
- 靠经cheras旧区
- 非常塞车
- 电费,水费,门牌裞,地税是commercial rate,管理费偏高rm0.25psf
- Shop lots 和lounge bar是开放给大众的
- 这是developer 首次的service apartment project
- no parking!! (RM20k or RM80 monthly)

198千的价钱lease hold,我有更好的选择.202千左右.而且是free hold的.
都是差不多的空间(500-600sqft : studio).也是在prime location( jln sultan ismail) |

Regalia, 我懂,每天都经过,每天都在向地点正大路边,肯定吵得半死!还有,进出口怎么搞?其实那一带的project,studio unit可以卖250K以上,再看看 |

上兩個星期去看showhouse時,看見本地某某著名的dj(不很方便透露他的名子)也入手了一間。那邊的salesperson還和他合照。而我卻中途取消掉不買了,(受到多方面的極力反對)。如果是offer letter批了可是我還沒簽,有人知道通常可以拿回多少deposit(2k)嗎? |

有時你要衡量,不要看到某某大人物買就以爲是好東西。
1 。 他們是不是有利益交換,比如一方作宣傳,一方以超級特優价賣給對方。還是認識人所以價錢特別低?
2。某大人物可能有幾百萬身價,有多個房產,平均一年買幾個產業,這兩百多千可能只是買爽。我就見過很多這樣的人。
(我見過一家人從melacca 駕車上來特地買一塊豪宅地段,然後回程“路過”,真的是路過看到一個高級公寓示範單位,看到不錯就買一間。八百千。)
你能嗎?買爽跟認真買是兩回事來的,人家是就算虧也沒關係,反正不過是資產的5%不到,你的計劃又如何呢? |

我去看了。早前有朋友买了十一楼,才RM192++, 昨天去看, 要RM210,起了整二十千。只是多了hot plate , hood , tv. 而已。
furniture 全像showroom, 不过curtain 没包, 床单没包,厅和睡房的壁板没包。
浴室是透明玻璃,不方便招待客人。因为客人不敢在你面前大小便。
如果lease back 给developer, 头两年可有RM1000/month 的保证租金。(不用给RM150的maintenance fee)
不过附近已有更近LRT 的seri cempaka and D' Alamanda.
现只剩8间。好象还会起价。
