房產銷售創佳續 東家首半財年獲利高漲
2017年11月17日
(吉隆坡17日訊)房地產發展商東家(E&O, 3417,主要板房產)公布截至9月底首6個月業績表現,營業額與盈利皆錄得亮眼增長。
該集團截至今年9月30日,首6個月營業額達3億6932萬令吉令吉,按年增長52.2%。這歸功于檳城斯里丹絨檳榔進行的項目貢獻,包括Tamarind、Amaris Terraces和Ariza Seafront Terraces。
其中,已完工的項目如檳城斯裡丹絨檳榔的Andaman at Quayside豪華公寓,以及倫敦的Princes House,也對營業額增長貢獻不少。
負債減少至0.59倍
該集團淨利更是大漲超過4倍,報4091萬5000令吉。受惠于房產業務在上半財年錄得1億370萬令吉的營業利潤,比上財年年同期的5180萬令吉增長一倍。
東家董事經理郭德祥日前發文告說,截至今日公司負債率由2017財年的0.73倍,降至目前的0.59倍。
同時,該集團的聯營項目,即吉隆坡市中心的The Mews和馬來西亞依斯干達的Avira Garden Terraces房產已完工,營業額和盈利貢獻將逐漸減少。
郭德祥說,該集團正在規劃與設計康萊路和嘉炳路交界處的項目,計劃明年尾動工。
此外,東家位于檳城東北海岸的斯里丹絨檳榔第2A期工程正進行中,填海工程已在一些海域達到5公尺的水深基准,並正在申請水深基准公尺以上的填海地段地契。
該集團子公司丹絨檳榔發展私人有限公司(TPD)持有特許權,可在丹絨道光岸外填海760英畝,作為斯里丹絨檳榔的第二期項目。第一期占地240英畝的填海地段,已接近完全發展,是檳城最早的總體規劃發展之一。【中国报财经】

售资产.推新产业.东家盈利料获支撑
(吉隆坡15日讯)东家(E&O,3417,主板产业组)最新业绩表现普遍与市场预测一致,分析员认为,脱售非核心资产及推介新产业计划,将可支撑未来盈利成长。
MIDF研究指出,东家2018财政年首半年核心净收入2890万令吉,占该行及市场全年预测38%及39%,惟仍符合预测,因下半年盈利将受到脱售斯里丹绒槟城2A(STP2A)土地予退休基金局确认盈利支撑。
明后年财测不变
该行指出,截至2018财政年第二季,东家未入账销售降至6亿2210万令吉(截至第一季为7亿3900万令吉),使其产业领域拥有1年的盈利透明度。该行维持其2018/2019年财测不变。
MIDF研究表示,东家第二季新产业销售额为6590万令吉,首半年新销售则为1亿4970万令吉,与前期1亿5200万令吉扯平,槟城业务占62%、英国占23%、巴生河流域占12%、其余则来自柔佛业务。
艾芬黄氏研究认为,东家财务状况改善,2018财政年第二季净负债比下跌至0.58倍(较2017年第四季为0.70倍),因营运现金流入及发售股票6300万股给退休基金局进账1亿1600万令吉。
艾芬黄氏对东家财测保持不变。惟2018财政年盈利拥有扬升空间,特别是脱售土地予退休基金局、及吉隆坡售地(2000万至3000万令吉)获得确认。
大众研究指出,东家计划在现财政年推介新产业计划,包括Elmina(首期发展总值4亿令吉)、惹兰康利(约9亿令吉)及Avira(约9000万令吉)。
大众研究指出,目前公司专注出清现有总值5亿令吉成本的库存,大部份未售产业单位为斯里丹绒槟城1-Andaman高档公寓。公司短期价值重估潜在因素,为进一步脱售资产及斯里丹绒槟城2的土地注入行动。
联昌研究表示,该行将东家2018年至2020年净利预测削减2至23%,以反映其较低产业销售及较高的利息成本(填土计划增加贷款)。目前产业销售前景欠佳,该公司潜在脱售非核心资产——如Lone-Pine酒店将有助推动其未来盈利表现。

东家第三季净利跌29%
(吉隆坡13日讯)融资成本升高及联营贡献降低,东家(E&O,3417,主板产业组)截至2017年12月31日为第三季净利下跌29.27%,至2197万7000令吉,较前期净利为3107万4000令吉;惟首9个月净利则激增64.88%至6289万2000令吉,前期净利为3814万3000令吉。
东家第三季的营业额为3亿3189万6000令吉,前期为2亿4331万6000令吉,增长36.40%。
首9个月的营业额为7亿零121万5000令吉,前期为4亿8590万3000令吉,增长44.31%。
东家文告指出,该公司首9个月营业额激增44.31%,净利增长64.88%,主要是旗下产业业务增加2亿2213万7000令吉,包括持续进行中的产业发展及填土工程计划。
文告指出,本地产业市场继续疲弱。惟该公司对旗下槟城产业计划的良好销售感到鼓舞,客户多是本地人,显示市场对正确地点及价格的高档产业仍有显著兴趣。
它指出,在接下来第四季及下个财政年,公司继续专注以更创新定价配套销售产业库存。公司旗下槟城的斯里丹绒槟城第二A期(STP2A)的填土发展进展良好,料将继续对公司盈利作出正面贡献。
最近,土地局已发出253英亩填土地契。

最新进展:
融资成本走高加上联营收入走跌,东家(E&O,3417,主板产业股)截至12月30日财年第三季,净利按年下跌29.28%,报2197万7000令吉或每股1.68仙。
但当季营业额受房地产业务激励,按年涨36.41%,报3亿3189万6000令吉;去年同季报2亿4331万6000令吉。
累计首九个月,东家营业额上扬44.31%,达7亿121万5000令吉,净利按年劲扬64.88%,写6289万2000令吉,或每股4.81仙。
行家建议:
东家首三季表现比我们想象中好,但不如市场预期。
排除脱售土地所得和减值亏损后,东家首3季实际上只录得6969万令吉净利,达我们预测的96%,但只达市场全年预测63%。
净利比预期高,是因为我们之前没有纳入考量脱售STP 2A地段的收入。
纳入脱售地皮的营收后,我们调整本财年至2020财年的净利预测;今明两年净利预估分别上调60.2%和73.3%,而2020财年则只上修3.4%。
相信若东家脱售更多资产,或有新财源注入STP2地段,这些都是近期股价的催化剂。

答:尽管售地收入入账,提振东家首三季净利成长65%,惟核心盈利受拨备走高侵蚀,分析员大幅调低该公司2018财年获利预测,但看好2019财年盈利会因为售地入账利好而大幅走扬。
艾芬黄氏研究指出,该公司首三季获利显著改善,主要是出售丹绒槟榔2A阶段(STP2A)予退休基金局(KWAP),取得1亿8840万令吉获利以及其他产业项目阶段入账有关。
全年财测的38%
尽管东家9个月因产业税前盈利成长77%,带动税前盈利扬升102.4%至1亿3440万令吉,但受到较高融资成本(增13.9%)及联号贡献下挫94%影响,使得该公司税后净利只取得65%成长至6290万令吉,符合市场预期但比该行预期低,只占该行全年财测的38%。
其核心净利更因为SQ Mall高达3000万令吉拨备导致,仅录得37%按年成长。
由于最新一季获利低于预期,艾芬黄氏将东家2018财年每股盈利大砍35.3%至7.8仙,但预测余下STP2A售地获利将在2019财年认列,上调下一个财年每股盈利40.8%至14仙。
艾芬黄氏认为,考虑了STP2A售地收入延后入账,决定将该公司之前3令吉零4仙目标价,调低至2令吉90仙,惟评级维持“买进”不变。
