(吉隆坡23日讯)森那美产业(Sime Darby Property Bhd)委任国家银行前总裁丹斯里洁蒂为新任非独立非执行主席,即时生效。

洁蒂是取代丹斯里阿都瓦希的职务,后者于6月杪荣休。

森那美产业集团董事经理Amrin Awaluddin在文告中表示:“我们很荣幸和欢迎丹斯里洁蒂加入森那美产业董事部。”

他说:“她的加入重申了国民投资机构(PNB)对森那美产业的承诺以及我们的转型之旅。我们期待在丹斯里洁蒂的领导下,公司可以继续向前迈进,并为利益相关者创造价值。”

洁蒂今年70岁,为国民投资机构现任集团主席。她也是资政理事会成员。

随着洁蒂出任主席一职,Rizal Rickman Ramli将停止担任代主席。Rizal是现任非独立非执行董事。

森那美产业纳入DJSI 唯一入选的大马产业公司

(吉隆坡18日讯)由于获得良好的永续评分,森那美产业(Sime Darby Property Bhd)在道琼永续指数(Dow Jones Sustainability Indices,DJSI)评选中,入选道琼永续新兴市场指数(DJSI Emerging Markets)。

森那美产业今日在文告指出,这项认可由标准普尔道琼斯指数,以及专注于永续投资的投资专家RobecoSAM AG所宣布。

道琼永续新兴市场指数是以长期经济、环境和社会为标准,由RobecoSAM选出新兴市场永续领导者,占20个新兴市场最大的800家公司的首10%。

森那美产业表示,该公司是大马唯一一家被列入该指数的产业公司,其他同行有来自菲律宾、泰国、南非和智利。

集团董事经理Datuk Seri Amrin Awaluddin说,这一认可证明了其多年来对永续发展的承诺,将这种做法嵌入到商业价值链中。

“这对森那美产业团队来说是真正的荣誉。这是我们永续发展道路上一个重要里程碑,如果没有员工和利益相关者的支持,我们不可能实现这一目标。”

森那美產业:巴特西次阶段交易首季完成

(吉隆坡31日讯)森那美產业(SIMEPROP,5288,主板產业股)主席丹斯里洁蒂表示,该公司脱售英国巴特西发电站再发展计划第2阶段的交易,相信將能在明年首季完成。

她在森那美產业的股东大会后,向媒体如此表示,对能够在明年首季完成上述交易深具信心。

早前,森那美集团的大股东--国民投资机构(PNB)和僱员公积金局(EPF)计划,联手向森那美產业和实达集团(SPSETIA,8664,主板產业股)买下巴特西发电站股权。该交易完成的期限已被展延数次,最新的期限是今年12月31日。洁蒂同时也是PNB主席。

一名不愿具名的小股东向《东方財经》记者透露,该公司董事局在股东大会上表示,有关交易的谈判已取得重大进展,预计將在今年末季擬定最终条款的细节。若一切顺利,相信可在明年首季完成交易。

董事局解释称,谈判期限被展延数次,是涉及庞大的资產规模、项目仍在进行中等因素所造成,令谈判变得更为复杂。森那美產业年报中阐明,巴特西发电站第2阶段中的住宅单位已经售出92%。

展望未来,洁蒂对记者表示,虽然房地產市场低迷,但森那美產业拥有足够的能力和资源,能够顺利度过难关。她称:「房產市场只是疲弱,但並没有崩盘,我们仍有机会好好管理房產市场,只要我们做好本分,情况便会好转。」

推400亿新盘

询及房价会否如財政部长林冠英所说般下调,洁蒂认为,根据经济理论,只要房產供过于求,价格就会面对下跌压力。「各地房价下跌的幅度可能不同,但只要有供过于求的情况,价格肯定会下降。」

另一方面,该名小股东也透露,森那美產业打算在未来的24个月推出4000至4500个单位的新盘,发展总值(GDV)达令吉,当中包含综合发展项目、有地房產和工业產业。

至於位于森美兰的大马宏愿谷(MVV)计划,管理层披露,许多本地和国外投资者都对该项目感兴趣。该公司与天龙国际集团(Brunsfield)和公务员退休基金局(KWAP)探討共同发展MVV的谅解备忘录(MOU)已在去年11月失效。【东方网财经】

PNB EPF 83亿收购 巴特西次阶段商业资產

(吉隆坡17日讯)国民投资机构(PNB)及僱员公积金局(EPF)將联手以15亿8300万英镑(约83亿3000万令吉),向实达集团(SPSETIA,8664,主板產业股)和森那美產业(SIMEPROP,5288,主板產业股)收购英国巴特西发电站(Battersea)发展计划第2阶段项目的商业资產。

配合上述消息, 实达集团和森那美產业双双在今日宣布暂停交易一个小时,于早上1 0时复盘。然而,两家上市公司复盘后股价不升反跌,实达集团全天下跌1仙或0.42%,至2.39令吉闭市,共有119万5800股易手;森那美產业也微跌0.5仙或0.52%,收报95仙,成交量为106万9800股。

今年1月8日,国民投资机构和僱员公积金局宣布,將联手向实达集团和森那美產业收购英国巴特西发电站再发展计划第2阶段项目的商业资產,如今终于公佈最终定案。

国民投资机构和公积金局是以名为「PNB-Kwasa国际2」的联营公司收购巴特西计划第2阶段项目,国民投资机构持有65%股权,公积金局则持有35%。

第2 阶段的项目预计在2020年底完成,並在2021年开放,而面积为50万平方英呎的办公楼已確定租给科技公司苹果(Apple)。

同时,PNB-Kwasa国际2公司在整个建设期间获得巴特西发电站发展公司的5年最低租金保证收益,即第2阶段项目转手价的5%,相等于每年约7915万英镑。

此外,在实际租金收入与预测出现任何差异下,于项目竣工后5年內仍可获得转手价方面的调整。

国民投资机构总裁兼首席执行员拿督阿都拉曼阿末表示,满意这项收购案的整体结构设计,並能巩固该公司在伦敦市中心的策略,预期未来带来可持续性的收入来源和潜在资本增值。

「这项投资案的结构经过精心设计,以確保上述交易符合该公司的严格投资標准。」

负责投资事务的公积金局副首席执行员拿督莫哈末纳西尔也补充,上述发展將受益于伦敦地铁北线扩建计划,为该区提供更大的连接性,有望成为一个充满活力的商业和休閒中心。

交易首季完成

另一方面,实达集团和森那美產业也在今早联合发表文告,上述交易预计將在2019年首季完成,而英国巴特西发电站发展公司將继续管理上述项目。

自2012年以来,该发展公司管理这佔地42英亩,共7个阶段的发展项目。过去2年,已成功交付首阶段的867个住宅单位。

实达集团和森那美各持有巴特西发电站再发展计划的40%股权,而公积金局则持有其余的20%股权,而这次的第2阶段项目重组活动並不会影响公积金局整体持有的股权。

首阶段住宅单位已经100%完成,並在2017年下半年成功交付予买家,而第2阶段的住宅部分也接近完成。
