收入减少派彩率高 成功资产首季净利挫58%

（吉隆坡7日讯）各个业务收入减少，加上博彩业务派彩率高，成功资产（BJASSET，3239，主板产业股）截至9月底，首季净利大跌58.02%，报713万6000令吉，上财年为1699万7000令吉。

该公司向马交所报备，柔佛BerjayaWaterfront酒店出租率低，收入减少，加上首季内，没有脱售任何产业，缺少激励因素，首季营业额微跌3.38%，报9733万2000令吉。

不过，该公司指出，Natural Avenue博彩业务表现与上财年持平。

针对来季展望，该公司相信，产业投资和酒店相关业务，将维持租用率和市场份额；今年10月脱售的资产收益，也会带动次季业绩表现。

售Daum赚逾4千万

该公司预见，全年内营运表现也将令人满意。

另外，成功资产也发表文告，以总值228亿4000万韩元（约6995万令吉），脱售所持有韩国网路平台Daum的0.28%股权或15万7418股普通股。

该公司是通过公开市场，以该股目前市价脱售该批股权。

根据文告，成功资产在1月，以2882万令吉价格买入上述股权，释放投资价值后，获得了约4113万令吉的显著收益，将用作公司的营运资金。【南洋网财经】

（吉隆坡22日讯）成功资产（BJASSET，3239，主板产业股）子公司Sublime Cartel（简称Sublime），通过场外交易减持成功多多（BJTOTO，1562，主板贸服股）的0.34%股权。

根据文告，Sublime是以每股3.45令吉的价位，通过场外交易，脱售成功多多462万7906股，或相等于0.34%的股权，总交易值达1597万令吉。

“其中，该交易的特殊亏损达30万2824令吉。”

成功资产表示，脱售所得将充作营运资本。

产业发展与投资业务的贡献提高，同期营业额涨0.45%至1亿612万2000令吉。

合计上半年，成功资产净利从3324万7000令吉，增加至4764万3000令吉，或每股盈利4.28仙，涨幅为43.3%；营业额则微挫1.42%，报2亿345万4000令吉。

成功资产买76办公室

（吉隆坡4日讯）成功资产（BJASSET，3239，主板产业股）购入新山多媒体超级走廊数码港大厦（Menara MSC Cyberport）76个办公室单位，总值1亿750万令吉。

根据日前的文告，产业发展商MOL产业本来已经支付1075万令吉订金，予南洛置业控股（Dunlop Estates holding），但而后释出这批产业，予成功资产子公司成功时代广场有限公司。

MOL产业所支付的10%订金，将被视为由成功时代广场公司支付，至于90%或9675万令吉的尾款，将在5月中支付予南洛置业控股。

丹斯里陈志远是MOL产业有限公司主要股东；南洛置业则由砂拉越能源公司完全拥有。

目前，这76个办公司单位已出租65单位。成功资产将通过内部资金和银行贷款完成交易，预计年中完成。

“这项交易将拓展公司的物业组合，并进一步巩固在柔佛的地位。”

（吉隆坡1日讯）博彩、产业展和投资业务亮眼，成功资产（BJASSET，3239，主板产业股）在2015财年第三季成功转亏为盈，净赚1896万1000令吉，或每股盈利1.70仙。
去年同期，该公司亏损1225万4000令吉。

截至3月31日第三季，同期营业额从去年的1亿654万3000令吉，微跌0.4%，至1亿608万5000令吉。

据周一成功资产所公布的最新季度业绩中显示，首九个月取得6660万4000令吉净利，比去年同期的2099万3000令吉，大增2.17倍。

首九个月每股盈利，也从去年同期的1.89仙，增加至5.98仙。

另外，首三季营业额从去年的3亿1293万令吉，减少1.08%，至今年的3亿953万令吉。

在众多内外围因素，如消费税的实行、国际原油价格低迷、以及本地旅游业表现成长停滞的负面影响下，成功产业将保持旗下业务现有的市场占有率，同时认为末季成长表现将面对挑战。【南洋网财经】

柔苏丹2.5亿脱手 成功资产购时代广场20%

（吉隆坡18日讯）成功资产（BJASSET，3239，主板产业股）以2.5亿令吉，向柔佛州苏丹依布拉欣殿下收购成功时代广场公司的20%股权。

根据文告，成功资产今日与依布拉欣殿下签署售股协议，向殿下收购成功时代广场公司的1.5亿股或20%股权。

这宗交易总值2.5亿令吉，相等于每股1.67令吉。

一旦交易完成，成功时代广场公司将成为成功资产的独资子公司。

成功资产在文告中指出，成功时代广场公司在本身的净资产价值中，占了90%，因此，这宗交易有助重新取得该公司的所有控制权。

此外，公司将通过银行借贷来筹集收购资金，所以每年必须支付1713万令吉的额外利息开销，而负债率也会因此提高至0.42倍，高于目前的0.28倍。

在每股净资产方面，这宗交易会把原本1.90令吉的每股净资产，提高至2.02令吉。【南洋网财经】

開彩日減少‧成功資產次季淨利挫95%

（吉隆坡22日訊）由於旗下博彩業務開彩日減少，酒店與休閑營收也走低，加上前期投資股票獲利推高高比較基礎，拖累成功資產（BJASSET，3239，主板產業組）截至2015年12月31日止第二季淨利暴跌95.03%，從4千零50萬7千令吉降至201萬1千令吉。

該公司首6個月的淨利為1千362萬4千令吉，下跌71.40%。

第二季營業額為9千621萬3千令吉，下跌9.33%。首6個月的營業額為1億9千254萬4千令吉，下跌5.36%。

該公司在初步報告中指出，旗下產業發展及投資業務的租金收入較高，有助於抵銷上述部份劣勢。

同時，該公司前期脫售某些股票取得4千200萬令吉的盈利。

該公司預期，截至2016年6月30日為止財政年的其餘兩季表現，將深具挑戰。（星洲日報／財經）

（吉隆坡21日讯）成功资产（BJASSET，3239，主板产业股）以总值3250万令吉，向东方实业（ORIENT，4006，主板消费产品股）收购Oriental Assemblers私人有限公司（OASB）。

根据文告，成功资产独资子公司Aroma Kiara私人有限公司，与卖方东方实业、东方橡胶和棕油私人有限公司、拿督赛莫哈末和拿督斯里哈芝伊萨哈克签署买卖协议。

OASB的业务是汽车组装、制造，以及销售引擎和变速器。

该项收购包括OASB的净资产、装配执照和位于柔佛新山的汽车组装厂房，占地14.74英亩。

成功资产表示，通过收购汽车装配业务和地皮，可进一步提升集团在柔佛的市场地位。

（吉隆坡25日讯）成功资产（BJASSET，3239，主板产业股）独资子公司以1336万9000令吉，收购位于吉隆坡成功时代广场的一项商业单位。

成功资产向马交所报备，独资子公司成功时代广场私人有限公司（BTS），向成功信贷私人有限公司收购该项商业单位。

有关商业单位目前的租客，是成功多多健身私人有限公司，每年租金达44万2368令吉。

目前，BTS持有成功时代广场大部分单位，而该项收购将有助公司扩大占地面积。【e南洋】
