目标价:1.60令吉
最新进展
柏威年产托(PAVREIT,5212,主板产托股)截至12月杪末季,净利按年下降37.28%至8261万9000令吉,或每单位2.73仙,但仍宣布派发每单位4.28仙股息。
营业额年增10.2%至1亿2944万8000令吉。
累计全年,净利跌20.09%,至2亿4944万7000令吉;营业额年增6.59%,报4亿9000万1000令吉。
行家建议
扣除单次项目,包括重估收益1700万令吉,末季核心净利达6560万令吉,年增20%,推动全年达2亿3240万令吉。
推动核心净利的主要推手,包括大多数广场租用率改善推高租金收入,以及来自梳邦再也大门商场(da:mén USJ)电力供应商的费用或补贴。
我们认为,主要推动该产托内部增长的是柏威年广场,因为出租率和租金持稳,不过却谨慎看待大门商场,预计会面对邻近广场的激烈竞争。
纳入全年业绩表现、年中注入柏威年精英、预计大门商场净利走低,及假设融资利息提高至5.2%后,我们调低2018和2019财年净利预测,分别为6%和1%。
目标价格也调低至1.60令吉,并给予“守住”评级。

国行升息冲击盈利‧柏威年产托财测下调
(吉隆坡26日讯)柏威年产业信托(PAVREIT,5212,主板产业投资信托组)末季盈利大致符合预期,惟国家银行刚宣布升息,该公司2018年的每单位盈利恐会受影响,潜在并购会是未来获利催化因素。
MIDF研究表示,国家银行昨日宣布升息1个基点或0.25%,柏威年产业信托高达79%贷款属于浮动利率,预测将冲击该公司每单位盈利1.1%。
安联星展研究也指出,零售业营运依然艰辛,租金调整依然平平,下调该公司未来两年财测各8%。
“对比2013年平均15%的租金调整,零售业营运挑战,导致2017年租金调涨已经走跌至4%。在未来2年,我们预测调整幅度约5%左右。”
另外,安联星展补充,精英柏威年(Elite Pavilion)商场收购可能会延迟至2018财年第二季才完成。
MIDF分析,2018年柏威年广场会有14%出租面积将到期,Intermark商场则有20%,柏威年大楼则有37%,仍在管理范围内。预计柏威年商场租金可取中等单位数租金调整,其他资产则获得低单位数调整。
2018获利正常化
但丰隆研究则认为,尽管在2017财年该公司核心获利下挫了1.3%至2亿3210万令吉,原因是Intermark商场和柏威年广场的营运成本和高维修费用走高。
“柏威年广场租客装修和提升工程完成后,预计在2018年该公司获利将正常化。”
丰隆也指出,目前柏威年产业信托的负债率仍维持在25.9%健康水平,旗下4项资产的出租率也企于93.3%稳定水平。
安联星展表示,该公司也拥有大股东持有飞轮海88商场(Fahrenhei t88)的优先购买权(ROFR),该商场面积约30万平方公尺,其估值约6亿至7亿令吉左右。
基于飞轮海88商场位于策略性地点,估算每平方尺租金约为20令吉。
该公司在2016财年完成两项收购,大门和Intermark商场,也开始做出贡献,安联星展预测,在2018年上述两资产出租率能达到90%以及取得3%租金调整,在2018年可取得3680万净产业收入(NPI)。
柏威年产业信托也拥有16万5000平方呎净出租面积办公大楼,仅贡献2%公司营业额和净产业收入,目前出租率约企于98%,对于办公室资产曝险不大。
