游礼发未来5 年增长平平

(吉隆坡2日讯)由于目前至中期内新产业销售预计低迷,游礼发产业(YNHProp,3158,主板产业股)认为,未来5年净利增长将表现平平。

游礼发产业企业服务主管陈丹尼尔(译音)告诉《The Edge》财经日报,因产业销售欠佳,公司预计这期间每年净利为5000万令吉。

游礼发产业2011财年净利为4429万令吉,营业额2亿1409万令吉;2010财年净利和营业额分别为5233万令吉和2亿6005万令吉。

2012财年首9个月净利跌4%至3862万令吉,上财年同期为4022万令吉;营业额则从1亿5802万令吉涨38%至2亿1862万令吉。

根据彭博社的平均预测,游礼发产业2012财年净利预计达6400万令吉,营业额达3亿1300万令吉。

2013财年净利和营业额预估分别为8430万令吉和4亿7500万令吉。

净利水平不变
陈丹尼尔表示,净利预计会维持在目前的水平,主要是延迟推介产业,而且产业销售也疲弱。

他说,销售疲弱是因为一些潜在买家未能获得银行贷款。

他表示,脱售YNH大厦(MenaraYNH)和土地对游礼发产业而言是利好。

不过,如果没有吸引人的献议,公司将兴建该大厦、留住整栋大楼,为公司创造重复性租金收入。公司已获准发展上述大厦。

“建筑工程即将开始,预计在5年内完成。”

另外,陈丹尼尔的净利预测不包含YNH大厦潜在收入。该大厦发展总值约21亿令吉。

YNH大厦的发展一直备受关注,主要是该计划是游礼发产业净利增长的主要催化剂。

游礼发大厦 寻获大租户才动工

(吉隆坡13日讯)游礼发大厦(Menara YNH)一旦找到大租户,游礼发产业(YNHProp,3158,主板产业股)将尽快启建筑工程。

游礼发产业计划将游礼发大厦发展成办公楼及购物中心项目,发展总值21亿令吉,相等于游礼发产业现有市值的2.6倍。

拒谈伙伴退出

游礼发产业主席拿督游光春告诉《The Edge》财经周刊:“我们不急着动工。通常,我们兴建或发展项目只是为了满足需求。”

游光春说:“亚洲金融风暴期间,我们收购了游礼发大厦地皮(位于苏丹伊斯迈路),所以成本蛮低的。”

不过,对于昔日的合作伙伴———新加坡凯德置地(CapitaLand)以及科威特金融所,分别于2007年及2009年退出合作计划,游光春始终守口如瓶。

他说:“我们一直保持开放态度。如果有适当的合作伙伴,我们会考虑合作;如果没有,我们也可以自己发展这个项目。”

游光春指出,如果成功在2014年或之前成功找到大租户,就会启动游礼发大厦发展工程。[南洋网财经]

根據豐隆研究最新的一項研究分析顯示,游禮發產業料會採取重新投資現金流的策略,推動3項新的產業發展計劃,及潛在重新推介旗下的游禮發大廈,以獲取更高的投資收入。

該公司也可能進行產業投資信託(REIT)上市,以將潛在盈利萎縮扭轉至成長勢頭,惟分析員認為這不會在短期內實現。

豐隆研究指出,游禮發產業可能注入3項產業資產,以進行商業產業投資信托計劃,包括游禮發大廈、永旺曼絨以及班底曼絨等。不過,預料不會在短期內進行上市,主要是游禮發大廈需要較長的孕育期。

該公司打算推行3項新產業計劃,包括蒲種南部計劃、孟沙南部產業發展計劃和雲頂高原計劃。

該行認為,該公司潛在催化利好,主要是新大吉隆坡計劃作出盈利貢獻,以及成功重新推介游禮發大廈。至於潛在利空則是過於專注少數產業計劃的風險,以及成本走高及發展工程受到干擾等。

隨著納入新產業計劃盈利貢獻,將之前盈利萎縮轉為盈利成長,特別是包括實兆遠未來投資收入,該行將2013至2015年淨利預測,分別上調26至62%,達到5千530萬、5千790萬,以及6千零30萬令吉。

转换成综合发展计划 游礼发大厦总值扩至30 亿

(八打灵再也14日讯)游礼发产业(YNHPROP,3158,主板产业股)拟将计划已久的游礼发大厦,转换成结合酒店、办公大楼及零售单位的综合发展计划,发展总值扩大至30亿令吉。

游礼发产业董事兼企业服务主管陈丹尼(译音)接受《星报》访问时说,公司正在探讨修改计划,同时为综合发展项目寻找主要租客。

“公司已委托专业人士和潜在租客商谈租约,在确认主要租客后,公司将展开建设工作。”

他表示,随着计划规模扩大,发展总值也从21亿令吉增加至30亿令吉。

游礼发大厦发展计划自2006年起,因和买家协议告吹多次而展延,游礼发产业早前是和新加坡的房地产巨擎嘉德置地集团缔结合作。

沙登推5亿综合发展

双方在2006年2月签署谅解备忘录,联营发展游礼发大厦计划,在这项联营计划中,游礼发产业持股60%,嘉德置地集团则持40%,不过,谅解备忘录却在2007年6月中止。

他透露,游礼发产业接下来将在斯里肯邦安,进行发展总值达5亿令吉的综合发展计划,并将在2至3个月内推介市场。

“此外,孟沙南城(Bangsar South)的住宅房产发展计划也将在明年推介,这项计划发展总值达6亿5000万令吉。”[南洋网财经]
