SKH集团 – 近期火红的名人效应股
SKH创办于1996年,在2004年上市于大马交易所,主要是家电脑软件营销商。SKH的前身为【THE MEDIA SHOPPE】,简称为【TMS】。它是中国电信巨头—中兴通讯【ZTE】的代理 和策略伙伴,在大马为信息和通信技术 (ICT) 提供融资服务的计划作出一部份的努力。
从业绩的角度来看,SKH已连续9年蒙受亏损,没有任何价值可言。然而,冷眼前辈却在这个月晋升SKH的主要股东行列,出乎市场预料。对于价值投资者而言,卖股票通常都有许多原因,但是买股票肯定只有一个原因,那就是看好公司未来的前景。那,SKH到底有什么卖点呢?
回顾集团近几年的事故。SKH在2015年进行削资活动,把每股面值10仙削减至5仙,以抵消高达RM32m的累积亏损。之后,集团再把股票整合,2股合为1股,面值又从5仙合为10仙,把股票数量减少一半。此举动主要是为了巩固集团的财务状况,为后来进军产业建设领域铺路。
在同年的9月,SKH的独资子公司【EXONION】从【TOTAL MERIT】手上获得总值RM192m的登嘉楼州发展合约。在该协议下,【EXONION】被委任为管理承办商,发展嘉楼州一片约12公顷的土地,以提供项目管理设施,包括店屋、办公楼、公寓、幼儿园和游泳池等设施。
这为期48个月的发展计划在2015年9月正式动工,预计在2016年9月完成。若延迟完工,【EXONION】必须承担每一天RM34,300的赔偿金。凭着这合约,SKH正式把业务多元化至房地产建设和发展业务。值得一提,【EXONION】在获得这项合约前,是一家没有任何业务的空壳公司。
真正在背后牵线的是【DATO LOW】,他在2015年8月才进入SKH的董事局。现年44岁的他在房地产建设领域有约10年的经验,曾完成3项建设合约。然而,当中最高价值的合约仅是RM32.4m。【EXONION】在【DATO LOW】的领导下,能否顺利完成这RM192m的合约,令人质疑。
这项合约的的预期总成本为RM151m,集团可在FY15-19期间内获得RM30m的毛利 (Gross Profit)。当然,这只是一个预测,能否实现依然未知数。自合约在2015年9月动工以来,SKH的建筑业务仅交出RM15.5m的营业额,累积亏损为RM0.11m。然而,它在近3个季度已连续作出正面贡献,税后盈利分别介于RM0.4-0.7m之间。建筑业务早期的亏损主要因为承担较高的动工开销。
冷眼前辈在今年4月3日从公开市场购入30m单位的SKH,相等于5.41%,从而晋升为SKH的主要股东行列。当天SKH的股价介于RM0.10-0.105,相信冷眼前辈也是在这个价位买入。在其效应下,SKH的股价在短短一个星期内冲高至RM0.15-0.16。
至于他为什么入股SKH,而且还购入5%之多呢,令人费解。SKH在近3个季度交出RM1.44m的税后盈利,是上市以来首次连续3个季度赚钱。再配合早前更改财政年,管理层似乎有心将SKH脱胎换骨,重新包装再出发。或许,冷眼前辈看中的是产业建设未来可带来的潜在盈利。
值得一提,SKH近3个季度的RM1.44m盈利包含RM0.12m的脱售资产收益和RM0.29m的非核心收益。若剔除这些一次性收入,SKH的实际盈利约为RM1m左右,相等于0.2仙的每股盈利,一点都不吸引。
目前,SKH手握RM13m的现金,还有RM14m的短期投资,同时没有任何银行借贷。这显示出集团的财务处于非常健康的水平,对于长年亏损的企业实属难得。值得一提,SKH的资金全来自2012年附加股活动,而非来自亏损连连的业务。当年,集团一共筹得RM31.26m资金,至今部分仍未消耗。
SKH的每股净资产 (NTA) 为RM0.119,手上资金充裕,近期业绩已转亏为盈,其建筑业务的未来潜在盈利高。综合这些因素,冷眼前辈或许认为以10仙的价位买入,下跌风险已不大。对于本专页而言,基于SKH的业绩缺乏稳定性,而且建筑业务只依赖于一项合约,对此股不感兴趣。

SKH480万购公寓地库

(吉隆坡28日讯)SKH集团(SKH,0060,创业板科技组)建议收购PangsapuriKebun Teh公寓及地库,作价480万令吉。
SKH集团发文告表示,上述公寓及地库位于柔佛,公寓面积分别为697方尺,而地库则为511方尺。
SKH集团补充,收购上述资产主要是抵消卖主相关债务,预期2018财政年第二季可完成。

SKH登嘉楼工程管理合约暂停
(吉隆坡12日讯)经济情况不明朗影响石油与天然气领域,导致SKH集团(SKH,0060,创业板科技组)登嘉楼甘马挽承包工程管理合约(MCA)暂时喊停。
该公司发文告表示,Total Merit有限公司(TMSB)决定暂缓发展计划1年,因此将在复工前冻结工程管理费计算,但不会要求公司负责任何损失。
SKH集团是在2015年9月接获相关合约,以负责发展登州一块12.1407公顷土地土地成为综合商产。

The postponement of the project by TMSB is mainly due to the unstable economic conditions affecting the oil and gas industry in Kemaman, which in turn caused a lower demand for properties and has been further affected by lower purchasing power due to tightened borrowing policies imposed by financial institutions on prospective purchasers. As a result of TMSB’s request to delay, TMSB froze the calculation of the management period until the re-commencement of the managing contractor work. TMSB agrees that SKHSB will not be liable for any liquidated and ascertained damages as a result of its decision to postpone the work.
