双威产托(SUNREIT,5176,主板产业信托股)将在明日(10月31日)公布2018财年首季业绩。
根据双威产托在8月时公布的业绩,2017财年全年净利年涨31%,达4亿2448万令吉或每单位14.41仙;营业额则扬3%,报5亿2287万令吉。
全年收入分配则略增0.1%,达每单位9.19仙。
行家建议:
我们预计,双威产托首季核心净利应该会介于6500万至7000万令吉,与市场预测大致相近。
因有零售业务的推动,我们看好该产托在首季会录得较高净利。双威购物中心的租用率高达98%,因此租金料将会上扬4至7%。
不过,双威太子购物广场的表现预计仍然不佳,租金料会继续持平甚至减少。
在考虑双威太子购物广场的前景后,我们将2018和2019财年的盈利预测各别下调5.9%和6.9%。不过,有零售和酒店业务的激励,该产托在2018财年的盈利增长料仍可达5.9%
目标价由之前的1.93令吉下修至1.91令吉。不过,因双威购物中心和双威嘉年华广场的前景正面,维持“买入”评级。

(吉隆坡31日讯)双威产托(SUNREIT,5176,主板产业信托股)截至9月30日首季,净赚7922万9000令吉或每股2.69仙,年增23.52%;建议派息每股2.67仙。
双威产托今日向交易所报备,营业额年升9.54%至1亿4116万9000令吉,净产业收入年增15.5%至1亿1100万令吉,因所有业务表现佳。
其中,零售业务营业额年增3.9%,净产业收入则起9.4%,归功于所有零售商场的平均出租率提升;酒店业务营业额和净产业收入,则分别增40.9%和43.7%,因为双威金字塔酒店全面恢复营运,且东南亚运动会和东南亚残疾人运动会,推高双威太子购物广场平均出租率和日费率。
而办公室业务分别扬8.1%和8.5%,归功于Menara Sunway和Sunway Putra Tower的平均出租率提高。
双威产托管理私人有限公司总执行长拿督黄中立通过文告指出,尽管产业市场持续面临挑战,但该公司相信通过资产增强措施,能取得令人鼓舞的表现。【e南洋】

行家建议:
管理层预测,2018财年每单位股息可温和增长,因为双威酒店的全面贡献、收购莎阿南工业建筑物和双威Clio产业所带来的新收入贡献,以及零售和办公室业务的极佳表现。
此外,双威产托将在2018财年第三季,开始拓展双威嘉年华广场新翼的第一阶段,预计耗资3亿3900万令吉,将建立零售空间,净出租面积约33万7000平方尺。
这是该公司的首个新建发展项目,涉及发展3.3英亩的租赁商业土地,毗邻双威嘉年华广场。
我们还未纳入这一新贡献,因拓展计划料三年才完成。
维持“守住”评级,目标价同样维持在1.87令吉。

(吉隆坡1日讯)双威产业信托(SUNREIT,5176,主板产业投资信托组)2018财政年首季业绩符合市场预测,分析员看好潜在注入新资产下,今明两年可派发9仙至9.1仙的每单位分利。
艾芬黄氏研究指出,双威产业信托2018财政年首季净产业收入(NPI)和净租金收入(NRI)分别录得1亿1100万令吉和7900万令吉,达到该行及市场全年预测的28%至29%。
该公司也宣布,每单位分利(DPU)2.67仙。
艾芬黄氏认为,双威产业信托录得此惊喜表现,主要受惠于第一季低维修成本和酒店业务录得强劲表现。
联昌研究指出,该公司不可能长期维持低维修成本,料较后的营运开销将正常化。
MIDF研究看好双威产业信托整体表现,认为在所有业务表现有所改善下,2018财政年可以录得稳定的成长。
肯纳格指出,在2018至2019财政年,该公司将有17.5%至12%的可出租面积(NLA)到期,预计零售及办公室资产的续约率约中至个位数和低至中位数。
联昌预计双威产业信托的盈利将呈正面发展,并预计零售资产续约率正面及双威金字塔酒店(Sunway PyramidHotel)可带来全面贡献。
艾芬黄氏表示,该公司广场出租率超过90%,相信将能为该公司的表现带来正面影响。
MIDF也预计,该公司办公室业务表现平稳,下行风险有限,如果可以争取大型的租户,将是一项利好。
MIDF也认为,由2018财政年第三季开始,预计沙亚南工业产业及双威克莱(SunwayClio)将开始作出贡献。
艾芬黄氏指出,如果该公司能够维持酒店强劲入住率,则有望推高酒店业务的表现。
艾芬黄氏也认为,双威产业信托在现有资产及潜在注入新资产下,增长前景看俏。
料斥4亿购新资产
艾芬黄氏相信,双威产业信托料投入3亿5000万至4亿令吉收购新资产,亦有可能透过母公司双威(SUNWAY,5211,主板贸服组)或第三方注入新资产。
肯纳格研究则认为,双威产业信托在2018至2019财政年的资本支出介于6000万至1亿令吉,主要作为拓展双威嘉年华广场(Sunway Carnival)之用。
MIDF研究维持该公司2018财政年财测,料可以录得5.9%的增长。
肯纳格认为,双威产业信托2018至2019财政年财测可维持2亿9400万至2亿9800万令吉,料可带来9仙至9.1仙的净每单位分利。
丰隆研究同样上调该公司2018至2019财政年的每单位分利,介于1.7%至2.1%。
丰隆认为,双威产业信托短期内内部增长受限,主要是因为其负债比的影响。

收入多元.双威产托抗跌
蔡姓读者问:
股市近期好像跑得太快,我反而想找个稳当的股——双威产业信托(SUNREIT,5176,主板产业投资信托组),可以分析一下前景吗?
答:根据艾芬黄氏研究不久前的分析,双威产业信托面临盈利成长减缓和股本开销增加夹攻,估值可能承压,惟鉴于资产组合优于同侪,仍获得该行继续列为首选产托股。
目前,双威产托主要收入来自商场和酒店,比重各为70%和20%,医院和办公室则各占5%。
艾芬黄氏指出,该公司的收入多元,比其他专注于商场和办公楼的产托公司抗跌。
该行表示,国内商场的出租率和租金双双走低,造成以这类资产为主的产托公司过去几年的股本开销皆提高。
相对的,资产多元的KLCC产托(KLCC,5235SS,主板产业投资信托组)和专攻工用/物流产业的AXIS产业信托(AXREIT,5106,主板产业投资信托组),同期股本开销皆降低。
艾芬黄氏因商场收入承压,而将双威购物中心2018至2019财政年的常年租金增幅预测从5%调至3%。
同时,该行也鉴于双威产托将高达82%贷款设为固定利率的进取措施,而将3年利率开销预测从4.1至4.3%调整为4.1至4.2%。
此外,该行估计,该公司股本开销将由7.6%提高到7.9%。
完成上述调整后,该行将双威产托2018至2019财政年每股盈利预测分别调低3%和调高0.3%和0.5%。
艾芬黄氏强调,虽然双威产托的目标价从2令吉零5仙调低至1令吉90仙,但考虑到诱人的5.4%周息率等条件,决定保持“买进”评级。

双威产托次季少赚0.2%

(吉隆坡6日讯)双威产托(SUNREIT,5176,主板产业信托股)次季净利按年微跌0.2%至7099万7000令吉,或每单位2.40仙。
该产托今天向交易所报备,去年同期为7114万3000令吉,或每单位2.45仙。
该产托指出,由于贷款成本按年增加13.7%,加上其他信托相关开销拖累,导致净利按年下跌。
营业额则从去年同期的1亿2688万令吉,年涨11.5%至1亿4147万令吉,归功于旗下所有业务按年增长,且从位于莎阿南的工业产业Shah Alam 1获得新收入来源。
累计首6个月,净利录得1亿5022万6000令吉或每单位5.09仙,年升11%;营业额报2亿8263万9000令吉,年涨10.5%。
派息2.38仙
此外,双威产托也宣布派发每单位2.38仙股息,除权日在本月20日,并在3月8日派发。累计上半年,该产托已派出每单位5.05仙,高于去年同期的4.55仙。
展望未来,双威产托总执行长拿督黄中立通过文告指出,预计在今年首季完成收购双威Clio产业后,推动营收表现增长。

次季净利符合预期,占全年预测的50%,我们因此维持盈利预测。
值得注意的是,双威太子广场出租率,从截至去年6月的86.3%,提高至截至12月的93.4%。
不过,出租率攀升的代价是,降低新晋或更新租约的租金。
管理层预计,今财年每单位股息温和增长,主力来自双威金字塔酒店于去年6月翻新后的全年贡献、Shah Alam 1和双威Clio贡献新收入、零售与办公室业务表现改善。
此外,双威嘉年华广场新翼扩展工程,料在今财年第3季启动。我们还未纳入这个新收入,因为扩展计划预计在2020年杪或2021财年才竣工。
维持“守住”评级与1.87令吉目标价,相等于远期收益率介于5.4%至5.7%,处于领域均值。
