销售强劲．丽阳首季净利倍增

（吉隆坡26日讯）销售强劲及建筑工程加速，带动丽阳机构（TROP,5401,主板产业组）截至2017年3月31日止首季净利飙升114.35%至3251万7000令吉，去年同期为1517万令吉。

首季营业额则增长33.09%至3亿8186万8000令吉，前期共2亿8692万5000令吉。

丽阳机构在文告中表示，现季度的营收和盈利大幅增长，反映了所取得的强劲销售和旗下多项产业项目的建筑工程加速进展。

该集团现季度的表现也显示，其营收和净利比前一季有所增长，这是获该集团的产业发展部门和现有发展计划的建筑进度加快，以及近期推介的新盘销售增加动力所支撑。

丽阳机构有信心在近期取得盈利成长，因集团截至3月杪未入账销售保持在23亿令吉的稳健水平，以及在中马区的发展继续引来良好购兴。

在2017年，丽阳机构的策略将继续是由市场驱动和专注于释放其1283英亩黄金地段的地库价值，潜在发展价值超过500亿令吉，该集团相信，交通方便和定价具及吸引力的黄金地段仍有良好的产业需求。

转型为“生活艺术定义者”．丽阳催生活力城市

丽阳机构（TROP，5401，主板产业组）首席执行员拿督游国成指出，丽阳机构的“生活艺术定义者”转型策略，推动集团进一步成长，成为大马其中一家首要产业发展商。

展望2017年，他说，尽管短期内产业市况保持严峻，惟集团深信市场对有地产业需求不变；同时，对于理想地点、基本设施完善、价格具有吸引力的综合产业需求保持殷切。

“我们依然承诺将无时无刻全力保全投资者的价值，我们深信，当前所面对的挑战并非不可攻克，而集团过去几年所采取的策略，将确保给予投资者适切的回报。”

土地潜在发展价值逾500亿

游国成在该公司最新年报中指出，丽阳机构在2016年采取的策略，主要是以市场为导向及因应市场需求，同时专注释放巴生河流域及北马地区土地的价值。

至今，该公司在大马市场持有超过1600英亩的土地，潜在发展价值超过500亿令吉。

丽阳机构在截至2016年12月31日为止的财政年，取得14亿6000万令吉营业额，比前期的12亿5000万令吉增加16.8%，主要是集团在巴生河流域和北部地区的产业计划进展顺利。

与此同时，集团之前财政年脱售产业和土地，取得一次过1亿4850万令吉收益，致使2016年的税前盈利和净盈利较低，分别是：1亿6800万和1亿1500万令吉在已结束的财政年，集团负债率只是介于0.31倍的偏低水平，企业的策略是释放土地的价值、筹措营运资本，以及削减集团贷款。

尽管营运环境挑战严峻，董事局在2017年2月24日分发每股2.5仙的中期股息，并且建议分发第二中期单层每股1.2仙股息，使到股息的分发总共3.7仙。

集团推行的转型策略：“生活艺术定义者”，通过塑造综合产业城镇，融入住宅与商业产业组合，催生活力城市，迎合市场不断演进的需求。

产业计划遍布多地

在马来西亚，产业领域是个竞争激烈的市场，最近的趋势显示，越来越多的购屋者是年轻人，报道显示，近年来，大马拥有大批年轻的人口，主要由Y生代和千禧年新生代组成，占大马人口的38.2%或1080万人。

集团的产业发展计划分布在半岛多个地方，分别有：槟城世界城的Tropicana Bay Residences，这是一项滨海公寓产业计划，由该集团和Ivory产业集团联合发展，位于槟岛策略性地点。

在雪兰莪州的Tropicana Aman，是一个集住宅，例如半独立式洋房，以及商业产业如店屋的综合城镇，就在沙亚南哥打哥文宁的毗邻，占地863英亩，有一个85英亩的中央公园、脚踏车道、跑步专用道，以及绿化空间。

此外，位于首邦市Tropicana Metropark的GEMS国际学校、哥打哥文宁Tropicana Aman的Tenby国际学校，预计在2017年和2018年中启用。

丽阳今年推16亿产业计划．集中在雪隆建有地房产

（吉隆坡30日讯）丽阳机构（TROP，5401，主板产业组）计划在2017财政年推出发展总值16亿令吉产业计划。

该集团首席执行员拿督游国成在股东大会后表示，新产业发展计划根据市场需求规划，大部份为巴生河流域的有地房产。

在发展总值16亿令吉产业计划中，3亿令吉产业位于南马区。

另外，该集团也将拓展产品线，提供价位低于50万令吉的城市房屋。

游国成指出，这类型高楼住宅将在未来两年，分别在哥打哥文宁的Tropicana Aman、加影Tropicana Heights及新山推出。

今年该集团将在Tropicana Aman首推766个单位，未来放眼推出3000个单位。

除此之外，游国成也看好，在23亿令吉未结账销售（截至2017财政年第一季止）支撑下，今年业绩将表现更佳，营业额料有望超越15亿令吉。

“产业销售料微幅改善，我们放眼达到12亿令吉销售记录。”

持有1283英亩地库

目前该集团持有1283英亩地库，潜在发展总值超过500亿令吉，其中80%土地位于巴生河流域，其余在柔佛。

“释放这么多的土地价值相当费时，因公司将采取混合策略发展这些土地，于此同时，也会寻求策略投资者合作，加速释放这些土地价值。”

开设更多国际学校

至于国际学校业务，该集团有意继续投资，以扩大营业额来源。

“国际学校业务料提供良好收入来源，同时也是公司旗下城镇发展计划的主要设备之一，未来还会继续在城镇发展计划中建设更多国际学校。”

目前该集团已在大马设立3间国际学校，分别是圣约瑟国际书院、GEMS国际学校及Tenby国际学校。

主席退休

另外，该集团主席丹斯里拉斯淡宣布从独立及非执行主席职位退休。

交易所资料显示，他是在2014年4月获委该职务。

（吉隆坡30日讯）丽阳机构（TROP，5401，主板产业股）截至6月杪次季净利报捷，按年劲升58.62%至5284万9000令吉，或每股3.63仙；同时宣布派息2仙。

该公司向马交所报备，上财年同期净利为3331万6000令吉，或每股2.30仙。

根据文告，营业额则从去年的3亿5808万令吉，年涨24.10%至4亿4439万5000令吉，归功于进展较快的巴生谷和北部区域项目。

合计半年，丽阳机构净利按年飙升76.05%至8536万6000令吉，或每股5.90仙；营业额则年增28.10%，录得8亿2626万3000令吉。

尽管短期前景仍充满挑战，但该公司认为，市场对黄金地段的产业、优越的设施，及具有吸引力价格的需求仍存在。

该公司指出，将继续致力提升地库的价值，其中包括巴生谷、北部及南部地区。【e南洋】

丽阳机构向交易所报备，今年27岁的陈永全，毕业于英国伦敦大学学院，获得商业资讯管理的学士学位。随后在伦敦经济学院获得资讯系统与创新的硕士学位。

他也曾是科技公司埃森哲（Accenture）的策略顾问，在电讯、媒体和产业领域有相关经验。

同时，丽阳机构也宣布，今年58岁的董事兼总执行长拿督游国成，以健康为由正式退休。

Tan Sri Dr Lim is presently the President of the Federation of Malaysian Manufacturers (FMM), an Honorary President of the Malaysia-China Chamber of Commerce, a Life Honorary Advisor of The Federation of Chinese Association Malaysia, an Honorary Advisor of the Klang Chinese Chamber of Commerce, an Honorary Advisor of the Lim Association of Malaysia and Council Member of the National Science Council. He is a Director and Board Member of University of Malaya and Employees Provident Fund.  He is also a Director of Kuen Cheng High School.  Tan Sri Dr Lim has been actively involved in many glove industry related associations and organisations in Malaysia. He served as the President of the Malaysian Rubber Glove Manufacturers Association (MARGMA) from 1997 to 1999. Prior to that, he served as the Vice-President, Honorary Secretary and Treasurer of MARGMA for seven years. 林伟才跨足房地产．增持丽阳至10.24%成第二大股东

（吉隆坡25日讯）顶级手套（TOPGLOV,7113,主板工业产品组）主席丹斯里林伟才跨足房产业，增持丽阳机构（TROP,5401,主板产业组）至超过10%，崛起为丹斯里陈志成之外的最大股东。

上述消息刺激丽阳机构价量齐增，不仅股价飙至2015年以来最高水平，交投额也比3个月平均水平高出8倍左右。

丽阳机构一度冲破1令吉大关，周三闭市涨5.5仙至98.5仙；近日消息不断的顶级手套，再涨6仙至6令吉45仙。

59岁的林伟才增持丽阳机构的8.5%股权，持股提高到10.24%或1亿5008万8390股，并受委为副主席。

林伟才是向丽阳机构创办人丹斯里陈志成和他属下公司买下该批股权。根据大马股票交易所资料，陈志成脱售直接持股中的8286万股或5.68%股权，同时他旗下两家投资公司，即Golden Diversity公司和Aliran Firasat公司也分别卖出3350万股和821万股。

目前，陈志成依然是丽阳机构最大股东，直接持股达24.673%或3亿6164万5957万股，间接持股则是38.895%或5亿7011万零834股。

林伟才在文告中表示，时有注意产业领域发展，认为此时是适当时机投资，而丽阳机构恰是适当投资的公司。

本月初，丽阳机构宣布委任拿督林添祥受委为非独立非执行董事，后者自2015年起在达雅集团（DAYA,0091,主板贸服组）担任执行董事与集团首席执行员，在产业发展与建筑有20年经验，相信可为丽阳发展提供宝贵贡献。

同日，陈志成三儿兼现任行董事陈永全转任董事经理；执行董事兼首席执行员拿督游国成因健康理由，退休日期由2017年终挪前至11月30日。

丽阳雪资产2459万售OCR

（吉隆坡7日讯）丽阳机构（TROP，5401，主板产业组）以2458万7651令吉脱售雪兰莪一项资产予OCR公司（OCR，7071，主板消费品组）。

根据文告，丽阳机构间接独资子公司丽阳城公司（Tropicana City）已和OCR公司独资子公司O&C建筑签署买卖协议，卖出雪兰莪八打灵再也的4101平方公尺永久地段。

目前，上述土地建有一座停工的商业大楼。

丽阳城公司截至去年12月31日财政年的账目显示，上述土地净账面值为1852万令吉，Rahim & Co.国际公司上月30日的估价则是2494万令吉。

虽然丽阳机构近年来频频脱售资产，但这项交易却是今年第一宗买卖。

截至今年6月30日的第二季财报显示，该公司每股资产达2令吉21仙，用于产业开发的土地价值达23亿零771万令吉。

上月下旬，顶级手套（TOPGLOV，7113，主板工业产品组）主席丹斯里林伟才增持丽阳机构的8.5%股权，持股提高到10.24%或1亿5008万8390股，崛起为丹斯里陈志成之外的最大股东，并受委为副主席。

丽阳机构最大股东是陈志成，直接持股达24.673%或3亿6164万5957万股，间接持股则是38.895%或5亿7011万零834股。

当时，这项消息刺激丽阳机构股价飙高至98.5仙。今日闭市，该股以平盘价1令吉零1仙挂收。

OCR：多元化业务

另一方面，OCR公司表示，买地计划可让该公司藉此多元化业务至房产开发市场，有利公司长期发展。

“我们认为土地售价合理，所处地点也具备良好升值潜能，预期买地计划可提振公司未来盈利表现。”
