零售业谨慎.租约更新欠佳.双威产托明年派息或减

(吉隆坡12日讯)双威产业信托(SUNREIT,5176,主板产业投资信托组)的2016财政年业绩符合预期,管理层对零售业谨慎展望,分析员预见租约更新仅个位数成长,将导致2017财政年派息按年跌3%。

2016财政年该产托共派息9.18仙,按年成长5.2%,周息率5.5%。

达证券指出,因零售空间供应过剩,管理层对零售业务成长前景谨慎,预计零售领域挑战将对租金造成压力,接下来只可取得单位数租约更新率。

2017财政年,双威金字塔及双威嘉年华商场可出租面积中,各有54%及72%租约将更新。

资本开销方面,该产托拨出1亿2000万令吉翻新双威金字塔东栋酒店,预计2017财政年第三季重新开张,料提升等级至国际四星酒店水平。

达证券认为,此翻新活动是必要的,因这可确保酒店维持竞争力。

2016财政年,双威大厦及双威布特拉大厦取得平均19.6%及26.4%出租率,两者新租户分别在2016财政年下半年及2017财政年迁入,促使管理层相信,办公资产的最糟时期已过,看好2017财政年将逐渐改善。

不过,管理层预计,2017财政年派息率将低于2016财政年,主要是双威金字塔东栋酒店关闭、低现金盈余影响。

“纳入双威金字塔及双威嘉年华商场租约更新预测,预计双威产业信托2017财政年股息将按年下滑3%。”

鉴于目前股价已大部份反映国行降息后市场对产托股需要增加的状况,该行维持评级不变,纳入2016财政年业绩及双威金字塔及双威嘉年华商场更低租约更新预测后,下调2017至2018财政年盈利预测2%至4%。

双威产託1519万提昇会展中心

(吉隆坡19日讯)双威产业信托(SUNREIT,5176,主板产业投资信托组)委任双威(SUNWAY,5211,主板产业组)旗下Deco Style私人有限公司为总值1519万4100令吉的双威金字塔会展中心多个展厅、会议室和後台区工程项目传递夥伴(PDP)。

该公司发文告表示,相关工程将在8週内完成,一旦工期出现延误,将向PDP徵收每日4万令吉罚金。

SUNWAY REAL ESTATE INVESTMENT TRUST (SUNREIT)-        LETTER OF AWARD TOTALING APPROXIMATELY RM15.2 MILLION TO DECO STYLE SDN BHD IN RELATION TO THE PROPOSED REFURBISHMENT OF SUNWAY PYRAMID CONVENTION CENTRE
1.   INTRODUCTION
On 12 August 2016, RHB Trustees Berhad as trustee for SUNREIT (“the Trustee”) had approved the capital expenditure for the refurbishment and upgrading of Sunway Pyramid Convention Centre ("Project") and has duly authorised Sunway REIT Management Sdn Bhd, the Manager for SUNREIT (”the Manager”) to appoint the relevant contractors and consultants for the said Project. On 18 August 2016, the Manager has, pursuant to the authority given by the Trustee, awarded Deco Style Sdn Bhd (“Deco Style”), a wholly-owned subsidiary of Sunway City Sdn Bhd (“SunCity”) which in turn is a wholly-owned subsidiary of Sunway Berhad (“Sunway”) as the project delivery partner (PDP) for the refurbishment and upgrading the multi-function hall, meeting rooms and back of house area of Sunway Pyramid Convention Centre (“Works/Award”).

2.  INFORMATION ON SUNWAY, SUNCITY, DECO STYLE, THE MANAGER, THE TRUSTEE AND SUNREIT  
2.1 Sunway
Sunway is a company incorporated in Malaysia and having its registered office at Level 16, Menara Sunway, Jalan Lagoon Timur, Bandar Sunway, 47500 Subang Jaya, Selangor Darul Ehsan. The authorised and paid-up share capital of Sunway are RM10,000,000,000.00 and RM2,045,702,632.00 respectively. The principal activities of Sunway are investment holding and provision of management services.
2.2 SunCity
SunCity, a wholly-owned subsidiary of Sunway, is a company incorporated in Malaysia and having its registered office at Level 16, Menara Sunway, Jalan Lagoon Timur, Bandar Sunway, 47500 Subang Jaya, Selangor Darul Ehsan. The authorised and paid-up share capital of SunCity are RM3,500,000,000.00 and RM251,447.14 respectively. The principal activity of SunCity is investment holding.
2.3 Deco Style
Deco Style, a wholly-owned subsidiary of SunCity, is a company incorporated in Malaysia and having its registered office at Level 16, Menara Sunway, Jalan Lagoon Timur, Bandar Sunway, 47500 Subang Jaya, Selangor Darul Ehsan. The authorised and paid-up share capital of Deco Style are RM5,000,000.00 and RM2,000,000.00 respectively. The principal activity of Deco Style is specialising in renovation of commercial and residential projects.
2.4 The Manager
The Manager (also referred to as “the Employer” under the Award), a joint-venture company of Sunway, is a company incorporated in Malaysia and having its registered office at Level 16, Menara Sunway, Jalan Lagoon Timur, Bandar Sunway, 47500 Subang Jaya, Selangor Darul Ehsan. The authorised and paid-up share capital of the Manager are RM1,000,000.00 respectively. The principal activity of the Manager is managing and administering a real estate investment fund.
2.5 The Trustee
The Trustee is a company incorporated in Malaysia under the Act and having its registered office at Level 9, Tower One, RHB Centre, Jalan Tun Razak, 50400 Kuala Lumpur, Wilayah Persekutuan. It is registered as a trust company under the Trust Companies Act, 1949. The principal activity of the Trustee is to provide professional retail trustee services (will writing, estate planning and private trust) and corporate trustee services (collective investment schemes).
The present authorised share capital of the Trustee is RM25,000,000.00 comprising 2,500,000 ordinary shares of RM10.00 each, of which 1,200,000 ordinary shares are currently issued and credited as partially paid-up to RM5.00 each in the Trustee.
2.6 SUNREIT
SUNREIT was established pursuant to a Deed dated 20 May 2010 (as amended by a Supplementary Deed dated 10 June 2010) entered into between the Manager and the Trustee. The principal investment policy of SUNREIT is to invest in commercial, office, industrial and other real estate assets.

3.   SALIENT TERMS OF THE AWARD
The salient terms of the Award are as follows:-
3.1   The provisional contract sum shall be RM15,194,100.00 (Ringgit Malaysia Fifteen Million One Hundred Ninety Four Thousand and One Hundred) only (“Provisional Contract Sum”) which comprises amongst others, various work contract packages to be competitively tendered. The Provisional Contract Sum is deemed to include the cost of all works necessary for the timely and satisfactory completion of the Works in its entirety.
3.2   The completion date of the Works shall be within eight (8) weeks from the Date of Commencement (“Completion Date”). The Date of Commencement shall be the (i) date of the permit to carry out any of the Works, or (ii) the date of the permit to carry out building works issued by the Building Authority or (iii) a date to be mutually confirmed in writing by the Manager and Deco Style.                    
3.3   Deco Style shall be responsible for delivering to the Manager the fully renovated Sunway Pyramid Convention Centre in a completed and fully functional and operational state on or before the Completion Date. Deco Style is fully responsible and liable for the due performance by all the Work Contractors who are awarded the works packages comprised in the Works.
3.4   It is acknowledged that time is the essence under this contract. In the event of any delay to the completion of the Works beyond the Completion Date as specified, the Manager shall be entitled to deduct or to recover an amount of Ringgit Malaysia Forty Thousand (RM40,000.00) per calendar day  from Deco Style as liquidated damages. The payment or deduction of such liquidated damages shall not relieve Deco Style from its obligation to complete the Works or from any other obligations and liabilities under the contract.
3.5   The Defect Liability Period shall be twenty four (24) months from the date of practical completion stated in the Certificate of Practical Completion of the Works.

4.   RATIONALE
The refurbishment of Sunway Pyramid Convention Centre is to be undertaken via a PDP arrangement. A PDP is based on a cost-plus arrangement whereby a PDP is appointed at a pre-refurbishment stage to leverage on the PDP’s capability, experience and resources from an early stage to potentially achieve lower cost and shorter completion period.
Deco Style is appointed as the PDP based on the following justifications:-
-     It is a reputable company with good track record;
-     It has the necessary expertise and resources to undertake the project; and
-     All sub-contractors’ packages forming the total construction cost will be competitively tendered and the margin for such PDP arrangement is within market range.

5.  EFFECTS OF THE AWARD
5.1 On Unit Capital and Substantial Unitholders’ Unitholding
The Award will not have any effect on the total units of SUNREIT in issue and substantial unitholders’ unitholding of SUNREIT as they do not involve any allotment or issuance of new units by SUNREIT.
5.2 On Net Asset Value (“NAV”) and gearing
      The Award is not expected to have material effect on the NAV and gearing of SUNREIT based on the audited financial statements of SUNREIT as at 30 June 2016.
5.3 On Earnings
      The Award is not expected to have any material effect on the earnings of SUNREIT for the financial year ending 30 June 2017.

6.   APPROVALS REQUIRED
Pursuant to the Securities Commission’s Guidelines on Real Estate Investment Trusts, the Award does not require approvals from the Securities Commission or the unitholders of SUNREIT.

7.    DIRECTORS' AND MAJOR UNITHOLDERS' INTERESTS
Tan Sri Dato' Seri Dr Jeffrey Cheah Fook Ling, AO and Sarena Cheah Yean Tih, both are directors of Sunway and the Manager.
Tan Sri Dato’ Seri Dr Jeffrey Cheah Fook Ling, Puan Sri Datin Seri (Dr) Susan Cheah Seok Cheng, Sarena Cheah Yean Tih, Evan Cheah Yean Shin, Sungei Way Corporation Sdn Bhd and Active Equity Sdn Bhd are major shareholders of Sunway and major unitholders of SUNREIT.
Accordingly, Tan Sri Dato' Seri Dr Jeffrey Cheah Fook Ling and Sarena Cheah Yean Tih have abstained from deliberation and voting in the Board of the Manager in respect of matters pertaining to the Award.
Save as disclosed above, none of the other directors of the Manager or major unitholders of SUNREIT or persons connected with them has any interest, direct or indirect, in the Award.  

8.    THE MANAGER’S AUDIT COMMITTEE’S RECOMMENDATION
The Audit Committee of the Manager after having considered all aspects of the Award, is of the opinion that:-
a)    the refurbishment and upgrading of Sunway Pyramid Convention Centre is in the best interests of SUNREIT and is not detrimental to the interests of the non-interested unitholders; and
b)    it is fair, reasonable and undertaken on normal commercial terms.

9.    STATEMENT BY THE BOARD OF DIRECTORS
Save and except for Tan Sri Dato' Seri Dr Jeffrey Cheah Fook Ling and Sarena Cheah Yean Tih (who have abstained from deliberation and voting in the Board of the Manager in respect of the Award), the Board of Directors of the Manager is of the opinion that the refurbishment and upgrading of Sunway Pyramid Convention Centre is in the best interests of SUNREIT and is not detrimental to the interests of the non-interested unitholders. The Board of Directors of the Manager is also of the view that the Award is fair, reasonable and made on normal commercial terms.

阿末东取代谢富年任双威產托主席

(吉隆坡29日讯)双威房地產投资信托(SUNREIT,5176,主板房產信托股)委任国家银行(BNM)前总裁丹斯里阿末东为主席。

公司文告指出,原任主席也是创办人的丹斯里谢富年將卸任,並由阿末东接位。基于谢富年在慈善、教育和可持续性方面的职责缠身,同时也,为了符合大马上市公司规定独立主席的条例,而决定卸下该职位。

阿末东在1994年5月担任国行总裁,並在1998年8月卸任。早前也曾担任多家公司的要职,包括在马银行(MAYBANK,1155,主板金融股)董事经理兼首席执行员以及在国民投资机构(PNB)服务。【东方网财经】

双威产托首季净利微跌

(吉隆坡27日讯)双威产托(SUNREIT,5176,主板产业信托股)截至9月30日首季,净利按年微跌0.57%,主要是因为面对利率掉期(Interest Rate Swap)合理价值亏损260万令吉的拖累。

同时,双威产托也宣布派发每单位2.27仙首次股息,除权日落在11月10日,而派息日则在11月29日。

该产托首季取得6414万3000令吉的净利,相等于每股2.15仙,略低于上财年同季的6451万3000令吉或2.19仙。

不过,随着零售产业业务表现报捷,带动营业额从1亿2122万令吉,按年增长6.32%至1亿2888万令吉,而净产业收入则增6.8%。

根据文告,零售产业业务营业额按年增长14.5%,主要是因为双威购物中心(Sunway Pyramid)平均净租金额提高、双威嘉年华广场(Sunway Carnival)完成改造新的饮食区,以及双威太子购物广场(Sunway Putra Mall)平均出租率提高。

不过,酒店和办公楼业务的营业额和净产业收入却下跌。

双威酒店(Sunway Pyramid Hotel)自4月起关闭装修,是导致酒店业务营业额和净产业收入下跌的主因。

此外,由于双威大厦(Sunway Tower)和双威太子大厦(Sunway Putra Tower)出租率低,也拖累办公楼业务。【e南洋】

最新进展:

行家建议:

对于双威产托的展望,我们维持其正面看法,基于旗下零售业务表现稳健,贡献公司2017财年首季净产业收入达78%。

另外,由于办公楼业务有望从2016财年的低谷复苏,因此,我们认为该业务的净利下行风险有限。

我们维持2017与2018财年净利预测不变;也保持1.86令吉的目标价。

虽然预计总回酬低于15%门槛,但我们仍维持“买入”评级,因为办公楼业务最差的时刻已过,并有望在2017财年复苏。

(吉隆坡31日讯)双威产托(Sunway Real Estate Investment Trust,Sunway REIT)与时并存,这家由产业巨头丹斯里谢富年掌舵的零售产托认为,趁产业市场疲软实际,如今是以便宜价格投资零售资产的好时机。

双威产托管理公司--双威产托管理私人有限公司(Sunway REIT Management)总执行长拿督黄中立表示,卖方市场在过去8至9个月内已转变为买方市场。

他认为,在当前的市场条件下,更多商场业主正在寻求脱售他们的资产,而购物中心供应过剩并不能帮助此事的发展。

他在近日与《The Edge》财经日报的一项访谈中指出:“我们正和一些潜在目标进行协商,到目前为止,结果是正面的。我们希望在今年(至少)达至一项协议。”

尽管如此,黄中立表示,双威产托在准备就绪以前,不会迫于压力而达至交易。相反的,该产托将在评估任何交易时保持谨慎及慎选。

“我们希望能找到适合我们产托的资产。我们已定下一个明确的愿景,即通过收购及资产增值计划(AEI)专注于业务增长,并致力于实现我们的目标,即在2020财政年(截至2020年6月30日止)产业价值超过100亿令吉。”

截至2016年6月30日,双威产托的产业总值企于64亿3000万令吉,包含4个零售资产、5间酒店、3个办公楼和一家医疗中心。

“关键点在于长期创造价值及收购的增长潜能。除了第三方收购外,双威产托的未来收购增长将由产托保荐人--双威(Sunway Berhad)已完成的投资产业,以及正在进行的发展项目所支撑。”

尽管营运环境充满挑战,但双威产托的业绩表现仍保持韧力,其现有资产包括梳邦再也的双威购物广场(Sunway Pyramid)和座落于威省(Seberang Perai)的双威嘉年华广场(Sunway Carnival Mall),该产托2016财年的净产业收入按年增长9.7%至3亿7385万令吉,2015财年录得3亿4083万令吉。

该产托2016财年也宣布派发每单位9.18仙的股息(DPU),相比2015财年的8.73仙。

然而,双威产托管理在8月11日向大马交易所发文告报备,并预警称2017财年的每单位股息将按年走低,归因于双威酒店东部(Sunway Pyramid Hotel East)因翻新而关闭从而令收入贡献走低,以及2017财年缺乏一项特殊项目。双威产托2016财年有一笔来自双威太子(Sunway Putra)合共619万令吉的一次性赔偿金。

黄中立表示,双威产托管理正积极寻求扩大产托的零售及酒店资产组合,以包括“其他资产”,特别是那些属于三重净租赁协议(triple net lease)类别,以提高其收益及长期的每单位股息。

他强调,双威产托拥有适当多元化投资组合的重要性,以更好地平衡风险承担。双威产托2016财年的72%净产业收入来自零售业务,而办公楼、酒店及其他业务则占28%。

“我们在2014年采用一个新策略,为产托开拓新商机,以为其他资产提供潜在的收购机会。”

Sunway-REIT-list-of-assets_fd311016_theedgemarkets三重净租赁协议指的是一个产业的租赁协议,除了此协议预期的任何常规费用外,租户同意缴付所有房产税、建筑保险和保修费。在这种租赁协议下,租户或承租人有责任负担所有在任何公共区域的相关维修及保修费用。

黄中立指出,双威产托放眼收购一些如医疗中心、教育机构、工业和物流仓库的产业,这些产业可在中期至长期为该产托带来稳定收入。

然而,他迅速补充道,双威产托的母公司兼产托保荐人—双威并无计划将双威大学(Sunway University)注入该产托。

“目前仍未有什么是成型的。我们仍偏好于三重经租赁协议,因他们可为双威产托提供稳定的现金收入。许多人可能认为,我们向母公司及产托保荐人收购一项产业时占上风。事实上,与第三方交易相比,这个情况更为困难。

“(这是因为)当涉及到关联方交易时,我们必须履行许多义务。我们必须细分每个部分,以及定价,这也适用于我们的产托保荐人。”

报道指出,双威产托放眼“其他资产”将占该产托投资组合总值的15%。它被认为是此资产类别租金回酬高达8%的资产,相比零售业务的5%至6%回酬,即便租金增长有可能持平。

2016年7月14日,大马证券监督委员会(SC)发布一份关于修订产托指南的公共咨询文件,为产托涉足产业发展铺路。

针对这一点,黄中立表示,修订产托指南也反映出大马产托(M-REIT)市场的成熟度,并通过缩窄大马产托和其他海外产托市场的监管差距,将大马产托置于竞争地位。

“拟放宽条件让大马产托进行产业发展,在没有支付发展盈利予供应商的情况下,可能导致资产投资回酬率提高。”

针对双威产托在投资策略采用修订产托指南的献议,黄中立表示,该产托截至2016年6月30日止的负债率颇低,约33.3%,使其在着手进行新献议时处于一个有利的位置。

据他而言,根据目前的负债水平,债务净空(debt headroom)在达至最低水平40%前,约为7亿至9亿令吉。

“以40%的低水平来看,负债率低于50%的法定限额,低于45%债务契约所允准的负债水平。”

“债务净空将用于产托正在进行和未来的资产增值计划,以及收购计划,其中包括土地征用及开发活动(若有的话)。”

至于办公楼资产的租用率不断下降,尤其是双威太子大厦(Sunway Putra Tower)和双威大厦(Sunway Tower),黄中立指出,该产托正积极物色新租户,并已成功攫获数名替代租户。

据他而言,截至2016年6月30日止,双威太子大厦和双威大厦的租用率各别为25.7%和21.2%。

黄中立表示,双威产托已采取一连串措施来提升这些办公楼的表现,包括为租户提供更高的奖掖,像是较低的租金、免租期、装修等其他。

他补充道:“我们也计划在租户的要求下,将办公楼提升为多层超级走廊,并管理我们的营运成本。”

尽管如此,黄中立表示,今年及往后的办公楼业务前景依然黯淡无光。

“巴生谷地区多年来的办公楼供应大幅增加。2016年次季的办公楼空间企于1亿1100万平方尺,2018年预计将有1413万平方尺的办公楼空间将入驻巴生谷地区。”

“大部分新落成的办公楼处于吉隆坡的边界。在极具挑战的市场环境下,这将使租用率和租金进一步承压。”

“对于我们的办公楼资产,我们预计,他们的业绩2017财年将逐步趋稳。”

与此同时,黄中立披露,未来一年仍将是犹如当前景观般充满挑战。

“在如今充满挑战的时代,我们将继续重新评估并重新调整我们的策略,以提高敏捷度来对抗逆境。我们必须行使强而有力的审慎策略,警惕并确保所有策略能妥善进行。”

出价9150万 获稳定收入
双威产托购莎工业建筑

(吉隆坡11日讯)双威产托(SUNREIT,5176,主板产业信托股)以9150万令吉,向Champion Edge私人有限公司(CESB)收购莎阿南23区的工业建筑物。

该公司今天向马交所报备,于11日与CESB签署买卖协议,购买总面积6万2587平方米的办公室、工厂、仓库、机电建筑物以及其他附属建筑物。

双威产托管理私人有限公司总执行长拿督黄中立在文告中指出,这是首次购买工业产业。

“在充满挑战的营运环境中,投资工业产业可提供稳定的收入来源。此外,该产业拥有长期租约,租户信誉良好,可为双威产托提供稳定租金收入,并对产托的盈利和可派发收入有正面贡献。”

双威产托称,上述收购与产托的投资策略一致,就是通过多元化来强化收入的稳定。

在2015年,双威产托将投资范围扩大至工业产业、物流仓库和数据中心等,惟这些产业比重不可超过总资产价值的15%。双威产托的重心依然是零售。

初期回酬率约6.12%

双威产托说,新收购的资产,目前租户的租约仍有18年,将在2034年杪届满,可自动更新5年。

根据最初一年的560万令吉租金计算,意味着初期收购回酬率约有6.12%。随后,当租金在2019年调整时,净产业的回酬可增至6.73%。

纳入上述收购后,双威产托旗下的产业组合,将增至65亿2000万令吉,包含15项产业。

截至去年6月杪,双威产托的产业组合约值64亿3000万令吉。

另外,黄中立还说,该产托正朝向2017财年达到70亿令吉的目标前进,目前进度良好。

厂房总面积6万2587平方米,内有办公室、工厂、仓库、机电建筑物等。

目前该资产仍有18年租约,在2034年杪届满,可自动更新5年。

行家建议:

我们稍微正面看待这消息,预计这项收购能够提升双威产托盈利。

在这项收购中,该产托得到的回酬率约有6.12%,高于收购资金的贷款利率4.1%。

通过这项收购,预计能为该产托2018财年的净利和每单位股息提升1.8%,负债率仍维持于0.34倍。

完成收购后,我们维持双威产托2017至2018财年净利预测,并维持目标价格1.83令吉。

尽管预计总回酬为10.5%,低于投行“买入”评级15%的门槛,但由于旗下的双威金字塔购物广场出租率高达98%,为该产托带来弹性表现,由此,我们仍看好它的价值,维持“买入”。

另外,由于办公楼业务今年有望从低谷复苏,相信净利下行风险有限。

行家建议

双威购物中心(Sunway Pyramid)高达95%的出租率估计能够维持,因该购物中心的地理位置和人流量优越,且零售业务需求强劲。

我们认为,并购活动有助双威产托进一步增长,因为其母公司双威(SUNWAY,5211,主板产业股)不断将资产注入该公司。

零售业务表现保持弹性,且办公室业务略有改善,因此,我们看好双威产托的价值。

不过,办公室业务短期内仍存在风险,整体来说,我们维持“买入”评级及目标价1.80令吉。

(吉隆坡14日讯)双威产托(SUNREIT,5176,主板产业信托股)截至去年12月31日次季,净利年跌微0.5%至7114万3000令吉,或每单位净利2.45仙。

派息2.28仙

该产托也宣布派发每单位2.28仙第二次股息,除权日落在2月27日,派息日则在3月15日。

该季营业额也从去年同期的1亿3186万7000令吉,按年减少3.8%至1亿2688万令吉。

累计上半年,净利按年微增0.6%,录得1亿3528万6000令吉,或每单位净利4.6仙;营业额年增1.1%,至2亿5575万9000令吉。

截至去年杪,双威产托的总资产价值按季增1.4%至65.2亿令吉。

为该产托贡献最多的零售产业,在首6个月报捷,营业额和净产业收入按年增加7.6%和10.9%,归功于双威购物中心(Sunway Pyramid)和双威嘉年华广场(Sunway Carnival)业绩提升。

累计上半年,净利按年微增0.6%,录得1亿3529万令吉,或每单位净利4.6仙;营业额年增1.1%,至2亿5576万令吉。

为该产托贡献最多的零售产业,在首6个月报捷,营业额和净产业收入按年增加7.6%和10.9%,归功于双威购物中心和双威嘉年华广场。  

行家建议

办公室业务仍面临来自市场供应过剩的窘境,但这对双威产托来说,整体盈利的下行风险较低,因为该业务仅贡献净产业收入(NPI)的6.1%。

展望下半年,有鉴于零售产业的出租率高,加上租金额上修,尤其是双威购物中心的表现,让我们相信双威产托净利表现,能够持续良好。

另外,值得鼓舞的是,新租户在第三季入驻后,双威大厦和双威太子大厦的出租率,将分别提高至96%和42%。

由于短期内没有任何让我们调整评级的因素,因此维持“守住”投资评级和1.74令吉目标价。
