出租率或下降‧雙威產託回酬率仍看俏

(吉隆坡22日訊)雙威產業信托(SUNREIT,5176,主板產托組)股價走低,惟分析員仍然看好其回酬率,維持“跑贏大市”評級。
肯納格研究表示,雙威產托在過去一個月股價跌勢比同業嚴重,除了由於債市變動,相信是因投資者擔心其辦公樓和酒店業務。
該行根據最壞情況分析,下調雙威產托2016財政年的辦公樓和酒店的出租率,分別是雙威塔由39%下調至20%、雙威布特拉商場從55%下調至26%、詩布朗再也雙威酒店(Sunway Hotel Seberang Jaya)從75.8%下調至60%、雙威太子酒店(Sunway Putra Hotel)從51.5%下調至40%。
至於雙威產托的零售資產,該行同樣不看好,並調低2016財政年雙威太子廣場的出租率和預測其他零售資產只緩慢增長。
肯納格研究因此預測雙威產托2016年淨利將至多減少7%,至2億5千870萬令吉。
該行估計每單位股息將從10.2仙下滑至9.6仙,總回酬率則達到6.6%,依然比其他產托同業的6%高。
肯納格研究認為雙威Putra Place的貢獻將加速,令雙威產托在2016財政年表現更勝上一年。
該行看好雙威產托的新資產貢獻以及擁有明確的資產收購目標,維持“跑贏大市”評級,及目標價為1令吉73仙。(星洲日報/財經‧報道:劉玉萍) |

双威房地產信託次季净利升13%

(吉隆坡27日讯)受零售及酒店领域的强劲表现带动,双威房地產投资信託(SUNREIT,5176,主板房產信託股)2016財政年次季(截至12月31日止)净利上升13%,至7152万令吉,去年同期为6327万令吉;而营业额则由1亿1400万令吉,上扬15.7%至1亿3187万令吉。
与此同时,该公司上半年的净利由1亿2672万令吉,上升7.4%,至1亿3603万令吉;营业额则达2亿5308万令吉,去年同期为2亿2781万令吉,按年上升11.1%。
不过,虽然上述两个领域走强,但办公室业务走弱抵消部分涨势。
此外,双威房地產投资信託宣佈派发每单位2.57仙的第二次收益分配,除权及付息日期分別落在2月11日及3月1日。
零售酒店表现强劲
该公司的零售业务取得双位数成长,营业额及净產业收入(NPI)上半年分別成长13.5%及10.8%。归功双威金字塔(Sunway Pyramid)业务的稳固表现,以及双威普特拉购物中心(Sunway Putra Mall)在关闭两年后重新开张并带来贡献。
在酒店资產方面,虽然游客人数下滑,以及商业情绪疲弱,不过该公司上半年酒店业务的营业额及NPI分別按年成长23%及20.6%,主要归功於双威乐园酒店(Sunway Resort Hotel & Spa)及新收购的檳城双威酒店(Sunway Hotel George town)所带来的贡献。
而双威乐园酒店表现优异的原因是中东暑假效应。不过,由於市场上许多新酒店以及疲弱的市场需求,因此使得位於檳城的诗布朗再也双威酒店(Sunway Hotel Seberang Jaya)及檳城双威酒店的平均租用率下滑。
在办公室业务方面,双威塔(SunwayTower)及双威太子塔(Sunway Putra Tower)的租用率同样下滑。首半年而言,办公室领域营业额及NPI按年分別下跌24.2%及24.2%。【东方网财经】

答:
雙威產業信托最新業績符合預測,分析員認為,該公司旗下零售領域業務前景穩定、酒店領域則因裝修而減少收入、辦公室業務較具挑戰,而整體評級維持不變。
馬銀行研究表示,該公司計劃全面裝修旗下金字塔大廈東塔,以加強資產及保持其競爭力,預料在今年下半年開始動工,該酒店將在今年第三及第四季分別局部及全面關閉。
隨著該行將金字塔大廈東塔的盈利貢獻減低至8個月(之前預測為12個月),使該行將其2016及2017年盈利預測下調2%及6.4%。
聯昌研究指出,該公司2016年第二季核心淨利按年增長13%至7千150萬令吉,令首半年淨利1億3千600萬令吉,略低於該行預測(半年佔47%)及符合一般市場預測,即占全年預測的49%。
該行將其2016至2018年每股盈利下調6至8%,主要是辦公室空間需求料走低、金字塔大廈東塔酒店將從今年第三季至2017年第二季暫時關閉裝修,從而減少部份收入。
MIDF研究指出,該公司零售領域前景穩定,主要是雙威金字塔購物中心及新加入的雙威布特拉購物中心貢獻所致。旗下酒店包括雙威布特拉酒店及雙威喬治市酒店業務成長平穩。
該行將其2016年財政年淨利預測保持不變,至2億5千200萬令吉;惟2017年淨收入預測則減少5%,至2億6千500萬令吉。

租金微調‧酒店翻新‧雙威產託財測評級下修

(吉隆坡7日訊)消費情緒低迷,雙威產業信托(SUNREIT,5176,主板產業投資信托組)今年料僅小幅調漲租金,加上旗下酒店將停業一年翻新,分析員下調該股財測和評級。
大華繼顯研究近期會晤雙威產業信託管理層後表示,基於消費情緒放緩,該公司去年商場銷售僅取得1%的成長,相比過往可取得高幅度個位數的成長。
不過,這對該公司衝擊不大,因租戶銷售只佔營業額低於5%,該公司95%的營業額來自租金收入,此收入極為穩定。除了雙威嘉年華商場(Carnival)正在進行翻新工程而減少了賺幅,其他廣場出租率穩定。
目前,雙威產業信托旗下零售廣場租金佔該公司74%的總營業額,而金字塔廣場佔其中55%。
大華繼顯認為,由於市況低迷,管理層表示今年租金料只有個位數漲幅,以維持租戶之間的關係。過往,該公司每3年租金的調漲幅度達雙位數。
辦公樓業務方面,最壞的情況已經過去了,該公司旗下雙威塔已經取得23%的新租戶,預期在2016財政年第三季做出貢獻,辦公樓業務對該公司的營業額及淨產業收入(NPI)貢獻分別為6%及4%。
翻新工程耗資1.2億
此外,該公司將在今年第三季開始,將金字塔東翼(Tower East)酒店進行首次重大翻新工程,將從2016年第四季起全面關閉約一年,工程耗資1億2千萬令吉左右,因此略為調整財測,並將將該公司2016至2018財政年的股息預測下調4%至7%。
由於財測調整,加上該股今年來已上漲10.4%,大華繼顯調低評級至“守住”,目標價從1令吉70仙調低至1令吉65仙。(星洲日報/財經‧報道:謝汪潮)

Unless otherwise defined, the definitions set out in the First Announcement shall apply herein.
The Board of Directors of Sunway REIT Management Sdn Bhd, the manager for Sunway REIT (“the Manager”), is pleased to announce that the Manager has on 12 April 2016 received a letter from Inland Revenue Board of Malaysia confirming that a sum amounting to RM2.17 million will be refunded to the unitholders of the 11 Affected Distributions. The sum of RM2.17 million will be refunded to the unitholders based on their total unitholdings on the entitlement date for the 11 Affected Distributions and the corresponding amount of refund per unit is as tabulated in the table as attached below.
Please refer to the attachment below for the details of the distribution of income before and after revision of the 11 Affected Distributions.
SUNREIT through its authorized banker, will issue and send out the revised tax vouchers restating the higher non-taxable income distribution and lower taxable income distribution as well as a cheque for the refund amount to all unitholders (other than resident corporate unitholders) of the said 11 Affected Distributions by 30 April 2016.
In relation to the resident corporate unitholders who are required to report the distributions in their normal corporate tax return and subject to the prevailing corporate tax rate, will be issued with revised tax vouchers for the 11 Affected Distributions. They may need to consult their own tax advisers to reassess their own tax position and to consider revising their tax returns to IRB.

双威產托第三季净赚6477万 派息2.37仙

(梳邦再也27日讯)双威房地產投资信託(SUNREIT,5176,主板房產信託股)2016財政年第3季(截至3月31日止)净赚6477万令吉,按年上升13.99%,前期则为5682万令吉;营业额则由1亿1071万令吉,上扬17.74%,至1亿3035万令吉。
首三季NPI升10.6%
首9个月来看,其净利从1亿8354万令吉,上扬9.41%,至2亿零80万令吉;营业额则累计至3亿8343万令吉,与前期的3亿3852万相比,上涨13.27%。
双威房地產投资信託首3季的净產业收入(NPI)上升10.6%,当中零售及酒店领域为主要贡献来源。
同时,在去年5月份重新开张的双威布特拉广场(Sunway Putra Mall)亦是功臣之一。该公司在文告中表示,虽然市场消费情绪受到负面影响,不过零售领域表现仍然稳定,营业额及NPI按年上升15.7%及13.3%。
另外,虽然竞爭激烈,不过该公司的酒店业务亦取得良好表现。当中在中东市场强劲的需求带动下,双威乐园酒店(Sunway Resort Hotel & Spa)的业务表现优异。同时,檳城双威酒店(Sunway Hotel George town)亦使得该业务成长。因此,酒店领域的营业额及NPI分別上升26.1%及25%。

料注入更多資產‧雙威產託財測維持

(吉隆坡28日訊)雙威產業信托(SUNREIT,5176,主板產業投資信托組)首9個月業績符合市場預測;放眼未來3大產業領域表現,該公司仍以零售產業及酒店領域馬首是瞻、辦公室領域則持續面對出租率疲弱的隱憂。
主要業務好壞參半
分析員普遍認為,在主要業務表現好壞參半,但預期更多資產注入利好支撐,維持其財測與評級。
馬銀行研究指出,短期裡的盈利成長預測主要來自雙威金字塔購物中心(佔2017年營業額的59%),惟暫時關閉金字塔酒店東部及辦公室領域疲弱,抵銷部份盈利,財測保持不變。
馬銀行持續對雙威塔及雙威布特拉塔持謹慎態度,主要是巴生河流域的辦公室需求持續走軟,截至2016年財政年首9個月的出租率分別為18.9%及26.6%。
豐隆研究指出,雙威產業信托業績符合預測,預料在2017年財政年進行的租約更新的租金料較低,主要是整體營運環境謹慎,特別是主要租戶的租金調整將受限,對財測及評級保持不變。
辦公室出租率疲弱
肯納格研究指出,該公司在2017年財政年總共有22%的淨可出租面積到期重新調整出租率,特別是雙威金字塔(56.7%)及雙威嘉年華(58%);維持財測不變,而預測毛週息率將介於5.8至6.4%。
安聯星展研究看好未來業務前景,中短期裡的每單位股息具吸引力。雙威布特拉資產(購物中心、辦公室及酒店)完成裝修、喬治市雙威酒店將作出全年盈利貢獻、金字塔大廈東部的資產提昇計劃(料2017年第三季完成)等,將增加公司盈利表現。
安聯星展指出,母公司雙威有限公司料注入更多資產,以期在2017年時,將資產達到70億令吉目標。

双威产托1720万购地
扩建双威嘉年华广场
2016年6月21日
(吉隆坡20日讯)双威产托(SUNREIT,5176,主板产业信托股)以1720万令吉在威省中部买地,用作扩建双威嘉年华广场(Sunway Carnival)。
今日,双威产托宣布,托管人兴业Trustees公司与双威(SUNWAY,5211,主板产业股)间接持有独资子公司Commercial Parade私人有限公司签署一项有条件买卖协议,收购一块占地1万3306平方米的地皮。
在完成收购之后,双威产托的总资产价值将增加0.27%,达64亿4700万令吉。
配合双威产托的投资策略,收购地皮带来扩展零售组合的机会。
双威嘉年华广场扩展计划包括9层零售空间、6层停车场和地下停车场,以及保留给未来的商业大厦发展。
双威产托管理私人有限公司总执行长拿督黄中立表示,在零售市场不断发展下,公司持续与时并进。
“扩建双威嘉年华广场让我们能够通过提供零售空间,扩大出租组合,迎接更多的国际及区域品牌,这将改善槟城的零售格局。”【e南洋】

RELATED PARTY TRANSACTIONS | Description | PROPOSED ACQUISITION OF A PARCEL OF VACANT LAND ADJACENT TO SUNWAY CARNIVAL SHOPPING MALL LOCATED IN SEBERANG JAYA, PENANG ("PROPOSED ACQUISITION") | On behalf of the Board of Directors of Sunway REIT Management Sdn Bhd, the manager of SunREIT, Kenanga Investment Bank Berhad is pleased to announce that Sunway Real Estate Investment Trust ("SunREIT"), represented by its trustee, RHB Trustees Berhad, had on 20 June 2016 entered into a sale and purchase agreement with Commercial Parade Sdn Bhd to acquire a parcel of vacant land held under Pajakan Negeri 1814, Lot 5493, Mukim 1, Seberang Perai Tengah, Pulau Pinang which is adjacent to Sunway Carnival Shopping Mall (“Sunway Carnival”) for a purchase price of RM17.20 million to be fully satisfied in cash. Sunway Carnival is owned by SunREIT.

双威产托(SUNREIT,5176,主板产业信托股)以1720万令吉收购一块位于威省中部的地皮,用作扩建双威嘉年华广场(Sunway Carnival Shopping Mall)。
在完成收购之后,双威产托的总资产价值将会增加0.27%,至64亿4700万令吉。
行家建议:
双威产托要拓展双威嘉年华广场的计划并不意外,但进行拓展发展计划则是意料之外,因根据目前的证监会条例,产托是不允许参与产业发展项目和收购土地。
这还需要证监会的批准,若获批准,将改变产托领域的游戏规则;若不获批准则可由双威(SUNWAY,5211,主板产业股)进展发展,之后再注入双威产托。
这项广场拓展活动所涉及的资本开销,或会影响双威产托维持现有的股息派发能力,估计将使2017财年每股股息预测减少0.9%至2.1%。以及2018财年降低1.6%至3.4%,净负债率则将增至38.6%。

双威产托获准购地扩建
2016年7月14日
(吉隆坡13日讯)双威产托(SUNREIT,5176,主板产业信托股)宣布,获得大马证券监督委员会批准,可收购威省双威嘉年华广场(Sunway Carnival)旁土地和扩建活动。
该公司今日向马交所报备,证券会致函该公司,批准上述购地和扩建活动的豁免申请。
不过,根据文告,双威产托的豁免申请需遵守条件,即该购物广场扩建活动完成后,必须继续持有该广场至少2年。
根据目前的证监会条例,产托是不允许参与产业发展项目和收购土地。
双威产托于6月20日宣布,以1720万令吉收购双威嘉年华广场旁土地用作扩建。
该公司计划扩建以增加双威嘉年华广场的净可租用面积;将增建9层零售空间、6层停车场和地下停车场。
双威产托预计,该购物广场的扩建将提升未来收益并为股东创造更高价值。【e南洋】

On behalf of the Board of Directors of Sunway REIT Management Sdn Bhd, the manager of SunREIT, Kenanga Investment Bank Berhad is pleased to announce that the Securities Commission (“SC”) had vide its letter dated 13 July 2016, resolved to approve the application submitted on 29 June 2016 for the proposed exemption from Paragraph 8.44(b) and (c) of the REIT Guidelines (“Exemption”).
The approval granted by the SC for the Exemption is subject to the condition that SunREIT continues to hold the expanded Sunway Carnival for at least 2 years from the date of completion of the construction of the extension to the existing mall.

前期资产重估盈余拖累.双威产托末季净利挫66%
(吉隆坡11日讯)资产重估盈余暴跌影响,双威产业信托(SUNREIT,5176,主板产业投资信托组)截至2016年6月30日止第四季净利下滑65.66%至1亿2289万7000令吉,促使全年净利挫跌40.22%至3亿2369万6000令吉。
第四季营业额增加7.52%至1亿2358万5000令吉,推动全年营业额扬升11.81%至5亿零701万3000令吉。
派息2.12仙
该产托建议每股派息2.12仙。
第四季净产业收入扬升6.8%至9020万令吉,主要获零售业务支撑,带动全年净产业收入增长9.7%至3亿7385万1000令吉。
因双威酒店东部大楼关闭12个月进行翻新工程,第四季的酒店营业额及净产业收入成长放缓至4.5%及7.8%。
该酒店将在2017年第三季重新开张,翻新成本1亿2360万令吉。
尽管营运环境面临逆风,零售营业额及净产业收入依然在2016财政年各成长15.1%及13.7%,酒店营业额及净产业收入则按年成长18.7%及17.1%,不过,受低平均出租率影响,办公业务营业额及净产业收入各按年下滑22.6%及41.6%。
该公司展望下财政年持续面临挑战,希望可逐步改善一些资产表现,并认为双威大楼及双威布特拉大楼最糟时期已过,料有望获取数个新租户。虽然双威酒店东部大楼关闭将影响2017财年收入,但认为目前市况疲软,是翻新酒店的最佳时机。
