綠野集團年內投入綠野仙蹤 4計劃發展總值近9.4億

（吉隆坡20日訊）綠野集團（CHHB，5738，主要板房產）計劃，未來12個月內將在綠野仙蹤（The Mines）投入4項發展計劃，包括度假屋、綜合發展、及辦公樓與零售項目，發展總值達9億3600萬令吉。

這4項發展計劃包括綠野仙蹤濱海商業套房（Mines Waterfront Business Suites）、退休度假屋Trousdale、綜合發展Aqualis及辦公樓與零售店面Venice North。

提及綠野集團未來發展計劃，該公司非執行副主席丹斯里李金友指出，或考慮收購另一上市公司，但是其他領域的公司。

“作為一個發展商，我覺得應當探討建築領域發展，我們目前正在深入研究，如何在現今市場，妥善描繪本身的利基發展。”

他今日出席公司常年股東大會后說，建築公司更能符合綠集團的建築需求，並非為相中額外工程；列席者包括野綠集團品與通訊總經理李靜雯。

“目前，我們尚有6000英畝土地，大部分集中在砂拉越，計劃透過聯營發展。”

绿野集团毛利猛增2.63倍

（吉隆坡18日讯）绿野集团有限公司（CHHB，5738，产业组）公布，在截至2014年6月30日止第2季度，所取得的税前利润按年从238万令吉大幅扬升2.63倍至865万令吉。

该集团在一份声明中说，至于营业额则由前期的5136万令吉增加至6175万令吉，主要是来自产业发展部门贡献增加所致。

绿野集团首席执行员李静雯称，展望未来，公司有信心其核心业务将会受惠于强劲的国内需求，并且继续对大马的经济动力注入强心针。

她指出：“我们预计高企的通膨率、生活成本上升、全球经济不确定性将会持续，再加上贷款利率上涨推高偿债成本，这些都是我们所关注的，因为它们可能会抑制某些行业的需求。”

李氏表示，集团有信心在专职工作人员负责下，其新的产业发展项目，以及医疗和保健部门推出新产品后，集团在今年其余的季度能够经得起挑战，以及产生积极的影响。【光华日报财经】

綠野重振業務再戰輝煌

（吉隆坡11日訊）大馬企業大亨丹斯里李金友致力推動綠野集團（5738,主板產業組）成長的熱情仍然熾熱未減。他將推出策略計劃重振公司，重拾過去的輝煌時光。

明年開始，綠野集團將推出系列企業計劃，包括注入資產、重估旗下產業資產及6千英畝地庫的價值。李金友在接受《The Edge》的3小時長的訪問時，作出上述披露。

這位現年59歲的億萬富豪指出，他已為綠野集團想出很多發展大計。

預期在6個月後，綠野集團將完全償還自1997年所拖欠的債務，並在36個內，他要使公司股東變得富有，當然包括他自已本身在內。

目前李金友是綠野集團的顧問兼副主席，他持有該公司約60%股權。

有能力派發10%股息

他說：“我勸告綠野集團的董事部在下個季度向股東派發10%的股息。一家有利可圖及尚有債務的公司仍然可以派發股息。現在綠野集團有能力派發10%的股息。”

李金友披露，自1997/1998年爆發亞洲金融危機後即保持低調的綠野集團，未來將進入令人振奮時刻。若是整體經濟情況保持不變，大馬沒有遭受另一輪危機，在未來36個月里，綠野集團將從目前的中型產業公司，轉變為一家涉足大型發展計劃的產業鉅子。

李金友在2007年被逼從綠野集團退下，主要是公司財務情況疲弱。

現在他可將本身私人產業及資產注入綠野集團，使它轉變為大資本產業公司。

李金友將把其全部私人計劃的51%股權，脫售給綠野集團，以換取公司的股票，而其餘的49%股權則脫售給策略合作伙伴，例如首要的中國產業發展商。

目前李金友坐擁的資產總值約30億令吉，包括占地2千100英畝的武吉柏倫冬高爾夫球場度假村計劃、彭亨文德甲的橡膠園、吉蘭丹州的油棕種植園、以及綠野度假城的250英畝的土地/湖泊。

擬向市場融資發展新計劃

他指出，一旦綠野集團減少債務後，他將勸告公司通過企業計劃向市場籌資，而新資金將充當融資新發展計劃，包括總值110億令吉的保健城市，後者目前由其第二女兒管理。

李金友自認是位正直及有信譽的商人；他表示，就算是在最艱辛的時刻，他及綠野集團並沒有倒債，或是要求銀行削減債務。所以，若公司要向市場籌資，將不會有問題。（星洲日報／財經‧報導：The Edge專版）

今年6月20日，綠野集團舉行股東大會，大股東兼顧問丹斯里李金友表示支持小股東的派息建議，會把這課題帶到董事部和管理階層上討論。

當時，該公司仍背負2億3千400萬令吉債務，惟擁有價值7億8千萬令吉資產在手，使負債仍處健康水平。

由於該公司需要保留現金，作為未來12個月的新產業計劃發展用途，預計派息不會在短期內重現。

該公司將在未來一年內發展4項總值9億3千600萬令吉的產業計劃，同時考慮在建築領域找尋併購機會。

綠野集團旗下仍持有6千英畝地庫在手，其中多數落在砂拉越。

绿野集团大老板几个月前在块三的价位增持好几%的自家股票,第二大股东八月也买了不少。不久也会建议派发10cents或7%的股息回酬。估计明年发附加股收购资产前，会像Ecoworld先炒高股价以筹集更多资金。

Its CEO said after six months from Oct 2014, CHHB should finish paying off its debts.

Lee plans to sell a 51% stake in all his projects to CHHB in exchange for the company’s shares and dispose of the remaining 49% stake to strategic partners such as major China based property developer.

Lee’s projects include a rm3 billion Bukit Beruntung golf resort development covering 2100 acres, rubber estates in Pahang, an oil palm plantation in Kelantan and 250 acre of lake/land in Mines Resort City.

By injecting huge projects into CHHB, the company will expand faster.

（吉隆坡20日讯）绿野集团（CHHB，5738，主板产业股）休闲与教育业务第三季亏损扩大，导致集团创下2009年次季以来的首个季度亏损。

绿野集团第三季蒙受390万1000令吉净亏，去年同期为127万3000令吉净利。

休闲、保健与旅游业务激烈竞争及教育业务表现失色，营收降低，拖累第三季业绩。

不过，产业发展业务推出多项计划，带动集团盈利。

集团第三季营业额，从去年的4928万5000令吉，下滑4%，至4729万2000令吉。

相比去年的1亿8644万3000令吉，集团首9个月营业额微增0.93%，报1亿8818万6000令吉。

（吉隆坡23日讯）绿野集团（CHHB，5738，主板产业股）截至去年12月31日末季净利扬7.8%，达1534万4000令吉；营业额增长11.7%，报8528万8000令吉。

全年净利涨5.2%，写3789万8000令吉；营业额扩大4.1%，报2亿7347万4000令吉。

根据文告，全年营业额走高归功于房产发展业务的贡献。

“2014财年税前盈利达5200万令吉，因营业额增加，且融资成本和管理开销较低。”

根据文告，去年同期绿野集团还净赚1922万3000令吉，或每股6.97仙。

这主要是成屋销售走跌，而公司积极发展产业计划，以及休闲和保健业务的贡献额减少，促使当季业绩失利，营业额也从7914万3000令吉，年跌55.46%，至3525万2000令吉。【南洋网财经】

海外买家受限贷款回拒率高 绿野房产业务挑战严峻

（斯里肯邦安17日讯）绿野集团（CHHB，5738，主板产业股）指出，州政府执行新房产调控措施限制海外买家，加上国内房贷回拒率扬升，导致房产业务面对严峻挑战。

总执行长李静雯出席集团第31届股东大会后，在记者会上如是指出。

列席者包括集团财务总经理陈汶桦，和集团产业部总执行长法迪玛。

李静雯指出，公司去年的盈利表现改善，希望今年能维持赚幅，但仍须视外来因素而定。

致函雪政府上诉

“面对市场情绪趋向谨慎，房贷申请回拒率提升，加上州政府突如其来调整的房产措施，令我们深感震撼。”

她指出，雪州和森州政府去年执行新的房产调控政策，其中雪州限制非土著单位最多10%可以卖给外国人和禁止购买有地产业，同时也提高外国人购买产业的最低价格门槛，从50万令吉倍增至200万令吉。

“这项新政策将为产业业务带来极大的挑战，目前，我们已致函雪州政府上诉，希望州政府能重新检讨该项政策，目前暂时没有下文。”

拟脱售地库

询及海外买家的比例，法迪玛指出，若以100万令吉以上的高档产业，估计有40%至50%为外国买家，如今面对有买家，却受限予州政府的新政策。

另外，该公司目前有超过5000英亩地库，包括在雪州、吉打、马六甲、森州和砂拉越等。

未入账销售5500万她透露，公司目前正和买家洽谈，计划脱售部分的地库。

绿野集团未入账的销售达5500万令吉，目前9个项目的发展总值达15亿令吉，包括吉打州的Belleza Garden Homes、Lake View Residency、赛城Mansion Park别墅和绿野湖畔套房（MINES Waterfront Suites）等。【南洋网财经】

若税收局胜诉 绿野须付2260万

（吉隆坡1日讯）假设吉隆坡高庭判决税收局胜诉，绿野集团（CHHB，5738，主板产业股）必须支付2260万令吉的税务给政府。

在2010年，政府起诉绿野集团，并追索1993年、1998年和1999年的产业盈利税（RPGT），总值达2261万7311令吉，以及8%的利息。

绿野集团在文告中表示，若吉隆坡高庭在下周五（10日），宣判代表政府的税收局胜诉，绿野集团必须支付1140万3311令吉的赔偿。

同时，公司将以总值1121万4000令吉的预扣税，来抵消剩下的部分。【南洋网财经】

Reference is made to the announcements dated 8 February 2010, 14 October 2011, 21 December 2012, 21 August 2013, 6 December 2013, 23 June 2014, 19 December 2014, 23 February 2015 and 25 May 2015. CHHB wishes to reiterate and update the following: By a summons dated 20 January 2010, the Government of Malaysia (“Plaintiff”) filed a claim against Country Heights Holdings Berhad (“CHHB”) for Real Property Gains Tax for the Year of Assessment 1993, 1998 and 1999 amounting to the sum of RM22,617,311.49 together with interest at 8% thereon. The Plaintiff filed a Summary Judgment application in court and the same was fixed for hearing on 12 December 2012. On 21 December 2012, the Court allowed the Plaintiff’s application for Summary Judgment with cost. On 24 December 2012, CHHB filed a Notice of Appeal against the High Court’s decision which was allowed by the Court of Appeal with costs in the cause. Being dissatisfied with the decision of the Court of Appeal above, the Plaintiff filed an application for leave to appeal to the Federal Court.  On 19 June 2014, the Federal Court dismissed the Plaintiff’s appeal with costs and the matter has been reverted back to High Court for full trial. The matter which was fixed for trial on 19 January 2015 to 21 January 2015 has been rescheduled to 29 December 2014 to 31 December 2014 respectively. However, the  main suit at the High Court has been disposed of on 18 December 2014 by parties recording a consent judgment wherein both parties have agreed to be bound by the decision of the Special Commission of Income Tax (“Special Commissioners”). Previously, an appeal was also lodged against the raising of the said taxes for the Years of Assessment 1993, 1998 and 1999, including penalties, by way of Forms Q before the Special Commissioners. The appeal proceeded for hearing on 16 and 17 October 2012. On 21 August 2013, the Special Commissioners: (1) Dismissed CHHB’s appeal on the assessments for the Years of Assessment 1993 and 1998, including penalties, for the sum of RM19,239,055; and (2) Allowed CHHB’s appeal on the assessment for the Year of Assessment 1999,  including  penalties, for the sum of RM3,378,256.   Both parties on 9 October 2013 filed their Appeal to the High Court in relation to the decision rendered by the Special Commissioners. The Appeal was heard on 24 March 2015 and the Court has fixed to deliver its decision on 11 June 2015. The High Court has however reserved its decision to 10 July 2015. In the event that the aforesaid appeal is determined in favour of the Director-General of the Inland Revenue Board, CHHB is in the possession of a tax retention sum amounting to RM11,214,000 which can be used to settle the claim. The balance of RM11,403,311.49 would need be paid by CHHB. This announcement is dated 1 July 2015.

（吉隆坡7日讯）产业发展和休闲及保健业务表现不佳，绿野集团（CHHB，5738，主板产业股）截至6月次季，净亏782万6000令吉，或每股净亏2.86仙。

根据文告，营业额下跌46.16%至3324万9000令吉，去年同期为6175万1000令吉。

累计首半年，绿野集团净亏1317万3000令吉，而营业额则下挫51.38%，至6850万1000令吉。

这主要是因为产业销售走跌、发展工程进度缓慢，以及休闲和保健业务贡献减少，导致次季业绩表现失利。

虽然经济前景不佳，影响该集团的业绩表现，但相信在未来推出的数个项目，包括绿野休闲城（Mines Wellness City）、吉打、赛城和波德申的产业发展计划，将有助提振未来赚利。【南洋网财经】

绿野集团被追税2809万

（吉隆坡8日讯）绿野集团（CHHB，5738，主板产业股）遭大马政府起诉，追讨总值2809万1737.81令吉税务。

文告指出，政府在8月17日，向子公司Country Heights有限公司追讨2笔税务。

政府向该公司索取在1997年至1998年期间，总额2347万5686.75令吉的所得税，以及在2008年总额461万6051.06令吉的所得税，上述两项税务需额外加每年5%利息。

绿野集团表示，这项诉讼不会对每股资产、每股净利及负债率产生显著影响，并且表示其税务已列在该公司的年度财报中。【南洋网财经】

The Board of Directors of CHHB wishes to announce that by the two summonses both dated 17 August 2015 which were served on 4 September 2015, the Government of Malaysia ("Plaintiff") has filed the following claims against Country Heights Sdn Bhd ("CHSB" or "the Defendant"), a wholly-owned subsidiary of the Company:- 1. Shah Alam High Court Suit No. 21NCVC-38-08/2015 For Income Tax for the Years of Assessment 1997 and 1998 amounting to the sum of RM23,475,686.75 together with interest at the rate of 5% per annum to be calculated from the date of judgement thereon until full settlement. 2. Shah Alam High Court Suit No. 21NCVC-39-08/2015 For Income Tax for the Year of Assessment 2008 amounting to the sum of RM4,616,051.06 together with interest at the rate of 5% per annum to be calculated from the date of judgement thereon until full settlement. CHSB is in the process of filing its memorandum of appearance for both the above suits. The above suits are not expected to have any material impact on the net assets per share, earnings per share and gearing of the CHHB Group in the current financial year as the tax payables have already been provided for in the financial statements of the Group.
