（吉隆坡1日訊）實康（SALCON，8567，主要板貿服）以580萬令吉，通過子公司實康發展，增持PRESTASI KEMAS私人有限公司42萬3510股股票，相等于30%股權。

PRESTASI KEMAS原本由丁培才（譯音）和實康發展分別持有60%和40%股權，隨著后者向前者增持股權，雙方持股率變成30%和70%，或為42萬3510股和98萬8190股股票。

实康集团（SALCON，8567，主板贸服股）副执行主席丹斯里郑添利回顾过往，事业可说是一帆风顺，“任何决定要准确，犯下小错误不是大问题，人生难免会犯上一些错误，只要向前看，适时改过，路才会走得长久。最重要清楚自己的目标是什么！”

他的生意经是坚持不偷、不抢、不骗，成功也要靠身边的人帮忙，才会有今天。身边的人要精明，能够与你一起拼搏，家人支持更加不能少，让他全心全意打拼，闯出一片属于自己的天空。

只要有钱就会买地

郑添利在马六甲亚罗牙也瓜拉双溪巴汝出生，他在10个兄弟姐妹中排行第4。小时候家里贫穷，念到初中三就辍学，17岁那年，他在父亲病倒后开始出来工作。

“说是工作，可是我并没有帮人打工，当年父亲有自己的渔船，以前偶尔有帮忙，他病倒后就由我接手。”他回忆道。

1974年他出来当家，除了渔船也一边做椰子买卖的生意。“我父亲以前就告诉我，只要有钱，就要买地保值。”

此后，只要他有足够的钱，就会买地，如今在东海岸和南马已有一大片的土地和种植地，周末经常都会去看看。

保险业赚第一桶金

1982年，弟弟也开始出来工作，帮忙郑添利减少家里的经济负担，让他有机会去接触保险业。不过，他的保险事业是从登嘉楼开始，因为堂哥住在那边。

80年代的保险事业比较容易经营，顾客可以欠账，佣金也高达35%。”

他从小保险代理开始，之后因业绩标青升做总代理，有资格委任代理。保险事业渐有起色后，吉兰丹、关丹、甚至彭亨州的保险代理都在他管理范围内。

他的第一桶金是从保险事业得回来，“1984年我在登嘉楼开始，1年后升为总代理，87年至88年期间是事业最巅峰时刻。

87年已经赚了第一桶金，20多岁身家超过百万令吉，也娶老婆、买排屋，还买了一辆二手马赛地。”

然而，80、90年代是保险业蓬勃时期，也发生许多保险诈骗事件，“我们讲求的是信用，不然也不会越做越大。我本身早期都是亲自上门服务，成功绝对不能偷懒，工作从来没有休息，只有做完所有工作才能休息。”他这么说。

1987年，他把保险事业扩充到吉隆坡和马六甲，事业也非常顺利。直到1991年保险政策改变，佣金从35%删减至15%，让他兴起买下一间保险公司的念头。

合创天安保险

于是，他和伙伴联手买下天安保险（Kurnia）的前身，并占有三分之一股份。

“2005年天安保险成功上市后，另一合作伙伴想独自经营，才出售股份。”

他起初先买水务公司实康集团（Salcon Berhad）再买保险公司，卖掉保险公司后专注在水务业务，进行水和污水处理。同时间内，他也买下MUI Continental保险有限公司30%股份。

“当时投资了3000多万令吉在MUI保险，两年前脱手后赚回6000多万令吉。”他直言，除了亲情不卖，其他只要价高就可以出售。

无法起价退出中国 海外业务回流大马

实康集团在中国重庆市、山东省、昆明市、浙江省、福建南安市等都有业务，与当地企业和政府合作。

“水务虽是人民常用的东西，然而成本会提高，利润就会减少，因为之前是与政府合作，无法一直调价，才干脆退出中国市场，转卖给其他企业。”

郑添利透露，实康集团陆续把海外业务回流大马，至于越南的水务还在进行中。

“公司有一支很好的团队，每一次收购前彼此都会考量一番，认为有潜能、有前景才会投资。人才对任何企业来说都很重要，有好人才就不需要亲力亲为。讨论的方案都会以股东利益为主，毕竟他们是上市公司，有整万名股东，了解风险最重要。”

屋业发展按部就班 无惧风暴大马土地是天堂

每个成功企业家花在事业的时间永远是最多也最长，一个人承担几个人的工作，周末永远不会休息，即使是现在也一样。

郑添利上班时间负责公司业务，周末时间忙于照料自己私下的生意，去看自己的园丘。

“虽然我是老板，但公司是我的上司，我需要提供服务，想新点子。”

“我们是上市公司，最近也收购2至3家公司，朝屋业发展进行。”

收购产业维持盈利

他认为，收购产业能每年维持公司盈利，不过盈利至少要有10%回报才值得投资。今年投入的屋业发展，反应也很好。尤其位于士拉央公寓，200多间单位如今已售出一半。

“买者以外地人为多，我们在柔佛也有地，接下来会陆续推出几个项目。”

只要是生意人，都会担心金融风暴，“经济有起有落，10年总会发生一次，接下来的风暴我们还没看到什么端倪，不过屋业发展会变慢。只要我们按部就班，不怕没生意做。”

他乐观看待整个环境，相较起海外环境，马来西亚的土地是天堂。

3亿现金放眼长线投资

实康集团手上的现金有3亿令吉之多，公司需要的是投资机会。“我们把水务公司买回来时是亏钱的，经过一番改造，如今已经赚钱。现在实康员工有300多人，包括60位左右的工程师。”

目前除了房地产和收租，他也进行石油和天然气业务。

另外也为部分工厂如槟城、吉兰丹、芙蓉、山打根等工厂提供巴士，载送员工上下班。

“投资是长期计划，我们要找那些即使不工作也会有入息的投资，就像棕油业，它会自己生果实，不太会影响我的入息。至于水务，大家每天都在用水，是必需品。”

大儿子帮忙接手企业

郑添利是个幸福的企业家，生意顺利，家庭支持，最重要的是大儿子愿意帮忙和接手。对于孩子的教育，他坚持认真教导，不能开玩笑，孩子才会尊敬你，即使做错了也必须照顾他们的自尊心，不能当场骂，之后再纠正也不迟。

一路走过来，他虽然曾经羡慕过别人的成就，然而当自己成大事后，不曾自满过，因为他宗旨依然是不偷不抢不骗，“每个人都有机会赚钱，我会思考如何与对方平起平坐。如何把一门生意管理妥当，赚得更长久、稳定才是最重要，否则投资错误，将会打回原形。”

多认识朋友拓宽世界观

郑添利鼓励现在的年轻人，多认识朋友才会有机会，否则你的世界将变得狭窄。

看看自己，看看别人，为何别人会比你还成功，当然身边接触的朋友也很重要，要走怎样的路一切都是由自己来决定。

成功要付出，没有捷径，休息时多参考别人的东西，朋友是要主动去结识，相约出来聊天，就像他那样，白天工作，晚上是交际时间，多了解身边发生的事物。

他除了忙于事业，也热心公益，在登嘉楼捐建老人院，马中友好协会、母校培风小学、中学、华总都捐了不少大笔款项，同时担任许多华团、学校董事，也在中国南安捐建一所金华医院，是位名副其实的儒商。

子公司若上诉失败 实康恐损失885万

（吉隆坡19日讯）实康（SALCON，8567，主板贸服股）旗下实康临沂水务有限公司的诉讼案若上诉失败，公司将面对1621万人民币（约885万令吉）的损失。

根据文告，临沂水务集团有限公司在2013年12月9日成功通过法律索赔，向实康临沂水务索取租用未净化水管道的费用。

2014年1月12日，实康临沂水务通过法律索赔，向临沂水务集团索取员工退休金，但是诉讼被驳回。

实康临沂水务将针对以上案件进行上诉。【南洋网财经】

實康與2公司 獲馬礦業4.7億合約

（吉隆坡22日訊）實康（SALCON，8567，主要板貿服）實康工程有限公司和Loh & Loh建築私人有限公司，一起獲得由馬礦業（MMCCORP，2194，主要板貿服）頒總值4億7000萬令吉集中式污水處理分包合約。

實康向馬證交所報備，雙方將聯營成立實康Loh & Loh私人有限公司，並以50：50比重負責進行集中式污水處理，包括設計、採購、建築、測試及維修等。

根據報備文件，上述合約為期70個月，工程將在今日起動工直到2020年10月19日，該合約沒有續約選項。

實康看好該合約能正面貢獻介于2015至2020財年收益和淨資產。

實康強調，公司主要股東和董事並沒有從這項計劃中取得任何直接和間接利益。【中国报财经】

（吉隆坡31日訊）實康（SALCON,8567,主板貿服組）原是家從事水務相關業務的公司，但由於現任執行董事拿督梁國華在產業界經驗豐富，該公司近年亦開始朝產業界發展，惟尚未開花結果。

梁國華是產業界紅人丹斯里劉啟盛的前戰友，目前也是綠盛世（ECOWLD,8206,主板產業組）的非執行董事。

在完成脫售中國水務業務後，實康目前持續在國內和區域找尋新機會，早前和聯營伙伴勇奪價值逾10億令吉冷岳2濾水站工程合約，更一度讓該股深受市場矚目，惟雪州水務整合計劃近期生變，卻讓實康股價回調。

買進券商心頭好．現金流能見度高 實康具上升空間

實康（SALCON，8567，主要板貿服）就像顆未經琢磨的鑽石，以一家中小型水務公司而言，股項仍遭低估，初次評估建議“增持”。

我們相信，實康估值較同行的每股重估凈資產值（RNAV）相差20%，更接近大型業者，淨現金佔市值30%，每股重估淨資產值仍具上升空間。

目前除了廢水處理及房產發展，該公司透過持股51%Volksbahn Technologies擁有列車類型光纖光纜資產，在此前提下，該公司具有長期獲利潛能。

該公司或從賺幅高于市場平均但波動較大的狀況，轉換至高雙位數的穩定賺幅；實康現金流能見度提高，具潛在高派息機會，未來還有機會與其他電訊商合作。

新收入來源預計將貢獻未來3年每股盈利複成長率（CAGR）76%。

另外，在水務業務方面，該公司合組的財團去年獲得雪州第2冷岳（Langat 2）濾水站計劃首階段廢水處理計劃，加上政府在這方面的基建開銷回溫，公司未來前景受保障。

实康获2345万合约

（吉隆坡19日讯）实康（SALCON，8567，主板贸服股）间接持有60%股权子公司Envitech私人有限公司，获颁2435万令吉的污水处理合约。

根据文告，Envitech是从Perunding Majucipta私人有限公司手中，获颁这项合约。

Envitech将负责把一个曝气塘，转换成可应付6万人的污水处理厂。

同时，也会把另一座污水处理厂，转换成可应付5万人的抽水泵站。预计工程将在明年4月29日完成。

实康营运总监黄清瑞表示，获得这项合约，反映了客户对公司相当具备信心。

Salcon is pleased to announce that Envitech Sdn Bhd, a 60% owned subsidiary of Salcon Engineering Berhad, which in turn is a wholly-owned subsidiary of the Company, had accepted the Letter of Award dated 15 June 2015 issued by Perunding Majucipta Sdn Bhd for the following project:- Project Duration Contract Sum Date of Acceptance Design, Obtain Approval and Build for Proposed Conversion of an Existing Aerated Lagoon (Assets No: KLR005) into a 60,000 PE STP and an Existing STP (Asset No. KLR173) into a 50,000 PE Pumping Station, Forced Main, Installation of Two Associated Temporary STPs, and Carting Away the Temporary STPs on Completion for M/s Orient Housing Development Sdn Bhd, Infinite Accomplishment Sdn Bhd, Desaria Home Sdn Bhd, C&G Maxim Sdn Bhd, Meridian Maxim Sdn Bhd and BKSC Properties Sdn Bhd   (hereinafter referred as "Project") 52 weeks(Module 1) 65 weeks (Module 1 and 2) RM24,350,000.00 (excluding Goods and Services Tax) 16 June 2015 The Project is a construction contract and has no option for renewal. The Project is expected to contribute positively towards the earnings and net assets of Salcon Group for the financial years ending 31 December 2015 and 31 December 2016.
