看不懂的S&P和超级贵的legal fee加bank loan affer,帮我看看好吗?

ah..... 救命啊。。很难懂,很难决定,好贵哦/... 可以帮我看看吗?合理吗?
为什么每一个field都有另外算legal fee, stamp duty, govt tax, land search?

selling price RM448,800.00

Legal fee篇
1。S& legal fee (发展商说免费,奇怪还是一大堆费用,很串的律师说已经扣了30%,
若不是发展商指定,我才不会帮衬她!!!)

i. S& Agreement
- stamp duty RM40.00 ============Total: RM40.00

ii.Instrument of transfer
-Stamp Duty RM7980
-Adjudication Fee RM10.00
- Registration Fee RM300=========Total: RM8290

iii. Consent to transfer
- Affirmation fee on Statutory Declaration RM8.00========Total RM8.00

iv. Others
- Misc Expenses RM50.00
- Bancruptcy Search RM30.00
- Land Search RM30.00
- Travelling, photostating, telephone and postage RM150========Total RM260

(最后这个最不甘心,律师从来都没有打电话给我,每次都是我自己一直打电话给她催她,
还自己上门去找她,从头到尾只收过两张photostate A4 paper关于legal fee 的list, 敢敢要我百五块。。。
下面bank loan legal fee里的更夸张,要我RM300,跟抢劫没两样

2. Bank loan legal fee

i. Facility Agreement
- Stamp Duty (Original) RM1750.00
- Stamp Duty (Copies) RM20.00
- Legal Fee RM2030.00
- 5% govt tax RM101.50==========================Total RM3901.50

ii.First charge
- Stamp Duty RM40.00
- Registration Fee RM120.00
- Land Search RM30.00
- Legal Fee RM203.00
- 5% govt tax  RM10.15==========================Total RM403.15

iii. Bank private caveat
- Registration Fee (Entry) RM340.00
- Affirmation RM10.00
- Registration Fee (withdrawal) RM80.00
- Land search RM30.00
- Legal Fee  RM350.00
- 5% govt tax  RM17.50

iv. Consent to charge
- Application fee RM50.00
- CTC Title RM50.00
- Registration Fee RM50.00
- Affirmation RM10.00
- Legal Fee RM300.00
- 5% Goverment Tax RM15.00

v. Others
- Misc Expenses RM50.00
- Bankruptcy Search RM50.00
- Loan Documents Charges RM100.00
-Stamp duty (Letter of Offer) RM10.00
- Affirmation & Stamp duty (Statutory Declaration) RM30.00
- Traveling, photostating, telephone & postage RM300.00

来这里算算吧,有些的确charge得不合理

1. 你的S & P 加上 MOT 应该是RM12.474.18

2. Loan Agreement 应该是 RM6,460.91.
假如你和Bank拿Zero-Entry Cost的loan Package 就可以不用给了,
不过loan的rate会比None Zero-Entry Cost 的rate来的高一些。

发展商只是FREE S&P..... 没有FREE MOT.....
有INVOLVE到LAWYER的是S&P,MOT,LOAN.....

Zero Entry cost的意思, 是不是说一开始我自己不必出钱,银行先帮我给, 到最后还是算利息charge回我,不是免费的?
天底下应该是没有免费的午餐

BANK LOAN篇

如何做抉择?这两天要签S&

CIMB Islamic non zero cost ========> BLR-2.2% whole tenure
(flexi, no maintance fee, setup fee waive, maximum interest 10.xx%)

OCBC zero entry cost ============> BLR -2.3% (3 yrs)
(semi flexi, no maintance fee)                BLR -2.4% thereafter

Alliance bank Islamic non zero cost ======> BLR -2.0% (1st year no interest charge)

表面上看起来是OCBC的条件最好。可是我第一次买屋子,真的很多东西不会,怕做错选择啊
