求助!找PJ shoplot loan from bank

我也不是针对任何银行,只希望可以结决我的问题,及让可能和我面对同样情况的朋友了解及1起解决loan 的问题,希望不会被版主删除我的帖!
我是Johor人,在新加坡工作了几年。去年4月份失业的时候,去舅舅家在Petaling Jaya – SgWay
SS9A,知道那里有新的project的店面要发售
那个project叫MyHome @ Park 51, PetalingJaya, 整个计划是几座十几楼的low cost flat, 底层有2楼的店面,大小不一,3年后才建完。 发展商是TaipanFocus S/B.他们说新的law要get approval to start project,大概7月份的时候才动工。
当时只剩下小的shoplotunit, 347 sq ft @ RM69,000 per unit,我订下2间相连的店面,
我当时手头上有够储蓄付10%的deposit,心想太贵的店我也买不起,这个算是我的这一生的第1个投资,
而且男友那时也住在PJ这附近,我们有打算以后做些小生意,我还是很下心来买了店!
当时去了几间银行问了loan的细节,当时没工作根本不能loan,就想说用我舅舅的小公司作假的payslip,可是银行要求confirmation letter, Incometax, EPF statement, bank statement prove salary income……. 所以没办法process loan application.
我心想7月份的时候才动工,应该没这么快要progressiveclaim,可能到时候我有工作了在apply loan.7月份打听了没动工,直到今年的1月份,我总于在新加坡找到了1分permanent work,4月底confirmation了,5月初快快去 PJ的bank apply loan,才知道原来我的是commercial unitsmaximum loan 80%,只能借20年loan。去年问银行的staff都没注意到,跟我说90%loan,且30年loan。
我去问了6间银行,CT说我的per unit <RM100k, 所以不受,MBB/AFF说不是panel不受,全部都说1-2 week approval就会出来了。我买的project好像4月份才动工,Developer好像因为原本的其中1个director是议员,然后他下台了,所以才会delay start work。
交了loanapplication给其中2间,PBB 的rate BLR-0.75%,EON BLR-1%,both free legal fee, min 5yrs contract。
只有PBB可以直接full instalment,因为怕如果project not complete,我不会永远只还interest!我原本觉得PBB服务/效率比较好,给多点interest只要loan process快就好!而且我舅舅也是买了同排的店,也跟PBB借loan approve 了!
已过了2个月,EON 石沉大海,我的application不见了!PBB的更好笑
,我一直email check my loan status,以下是跟 PBB 的emails,他每1封都是let let you know by nextweek….我直接打过去问他什么叫pending for projectapproval?他回答我说因为是新的project,所以要project approval,我告诉他我舅舅也是跟PBB拿loan,为什么没有record,他竟然说可能是3个月前的approval,所以bank没有keep record 了。。。。有这样的事???

It is 2 months' time since I submit my loan application.
The developer has started to send the progressive claim already, I cannotafford to KIV anymore.

May i know whether my loan application has been approved?
Developer is started to claim the work-in-progress fund, please let me know ifthere is any pending issue for my loan application.

这不叫投资,这乃投机。
原因是不能确保工程能完工,把店卖掉能赚回本,人潮是否会去你的店,和所收的租金超过每月还的贷款。 |

如何check developer? 为什么同样的peoject/loan amount我舅舅有借到pbb的loan,而我的不是薪水方面的问题,而project approval pending咧??
如果借不到loan,developer会还我20%的钱吗?
我想各位在做bank loan 的大大,尽快联络我!

这么少数额的商业贷款,很多银行都不愿做。
你可以考虑
1. 抵押,抵押自己或家人的房子,借百多千。这个有赖于你们自己的关系。
2. 私人贷款,如果你跟男友的工作稳定,要借百多千多贷款应该可以,唯利息比较高。 |

我的2间店加起来要loan 80% 大概RM110k,算少吗?
之前亲戚买medium cost loan RM50k也loan 到咧!
我的店只有我1人的名,可以2人的名来loan吗? |

1.以一个商业贷款而言,算少。 你应该知道,110k 很多时候连买店铺的头期都不够付。
3.你可以。 |

我就是觉得价钱便宜,且在我的能力里可负担。developer之前也有完成另1medium cost project,不知为什么我的loan这么多波折!
我没有别的产业可抵押,男友的收入也不是很多,所以没有1起share.
现在我好像进退2难了。。。。 |
