马六甲房地产市场-经纪们,有何看法??

北风沙,小心为上。这样的大型计划,由不是地产业老本行的传销公司来发展,我们还是先站一边看就好。

啊。。怎么谈帝国就认定它是传销呢。。

帝国产业非传销公司,它绝对有搞房产的经验。
没关系,姑且不论发展商背景,也不论那庞大水上乐园计划搞得成与否。。单单那栋SOHO式的购物中心大厦,出租率会高吗?

经过迪迪本人的搜索与了解,考虑可投资程度为40%。

不利其因素有如: 等
-这件公司的确原先由传销企业起家,对以其他发展商的业务操作模式也有所不同,有待时间的揭晓。
-公司背景不及透明,投资者可信度被影响及下调。
-公司年龄不近标准,公共及政府关系不明确,以及财务业绩状况,有待观察。
-操作模式与其他集团有一定上的差别,即前身的种种‘丑闻’事件,令部分人士猜疑。 整体上大众信心缺乏及不被接受,前景不明朗。

北风沙不是住KL吗?怎么对马六甲产业有兴趣呢?
以下是发展商网址,我看不到有什么过去的发展纪录。

由于这是超大型的发展计划,所以我会比较在意发展商的背景。没有雄厚的资金与实力,随时都有工程停顿的风险。况且该发展商好像把所有单位都出售,那么发展商以后是否有意愿及经验来管理好这商业区?
失败的大型发展计划很多,工程停顿的pulau melaka 双岛城就是其中之一。

Controversy over reclaimed land in Klebang

KUALA LUMPUR: A controversy has erupted over a piece of land in Klebang, Malacca, which is part of the newly-launched Malacca Empire Theme Park.

The developer Empire Worldwide Sdn Bhd said they had paid the deposit for the land but the original owners, Tangga Hikmah Sdn Bhd, are claiming otherwise.

Tangga Hikmah manager Alex Lye said neither his company nor his lawyers had received any payment for the 2.36ha piece of reclaimed land.

The land was featured as part of the artist's impression of the theme park that was subsequently advertised in newspapers after the groundbreaking ceremony for the project on Tuesday.

Lye said that a lawyer had approached his company to buy the land last month but negotiations had stopped as certain conditions were not favourable to his company.

“The lawyer also did not mention who his intended client was,” Lye said.

He added that his lawyers had sent a letter to the lawyer stating that no agreement for the land had ever been reached.

Lye said that a letter was also sent to Empire Worldwide stating that they had trespassed on their land.  

Empire Properties Ventures Sdn Bhd president Datuk Alex Teh said that the 10% deposit or RM668,000 had already been paid to Tangga Hikmah.

“Everything was agreed to since July.  

“We can prove that we paid them and that they have taken the money,” he said.

Teh said that the agreement was done “lawyer-to-lawyer” and that the company had taken the deposit but refused to sign the sales and purchase agreement.  

“If the land was not ours already, why would we have had such a grand launch?” he asked.

The lawyer who handled the transaction on behalf of Empire Worldwide said the company was now the beneficial owner of the piece of land.

CM works to solve land dispute

MALACCA: Chief Minister Datuk Seri Mohd Ali Rustam has decided to call for a meeting of the directors of two companies which are in dispute over a piece of land in Klebang, Malacca.

“I will try to speak to them to solve the problem. But if they still can’t agree on it, then they will have to take the matter to court,” he said after opening a RM44.9mil interchange in Ayer Keroh here yesterday  

Developer Empire Worldwide Sdn Bhd launched the Malacca Empire Theme Park on Tuesday but a dispute has arisen between Empire and Tangga Hikmah Sdn Bhd, the original owners of the 2.36ha piece of reclaimed land in Klebang.

Empire Worldwide claimed that it had paid 10% deposit for the land but Tangga Hikmah is disputing it.

Mohd Ali said the companies should settle the confusion as soon as possible as many people had already invested in the project.

Empires Properties Ventures Sdn Bhd president Datuk Alex Teh welcomed Mohd Ali’s proposal for a meeting to resolve the dispute.

Commenting on the Auditor-General’s report that the state development corporation (PKNM) had approved the sale of two buildings without the Federal Government’s approval, Mohd Ali said the buildings belonged to the state government and could be sold without anyone’s approval.

The report said PKNM had sold the Air Keroh Country Resort and Tanjung Bidara Beach Resort at a price lower than the market value, resulting in a loss of RM10.22mil.

Mohd Ali, who is also the chairman of the corporation, justified his approval to sell the hotels at a loss because he wanted more bumiputra hotel owners in the state.

“The hotels were sold at a lower price as an incentive to encourage more bumiputras to enter the hotel and tourism industry in the state,” he said.

DAP secretary-general Lim Guan Eng said the state government should have had an open tender so that other bumiputras could have participated in purchasing the buildings.
